Welcome to the The Rising Tide -- a chic, executive class couple`s cottage packed with comforts and situated on a breathtaking 50+ acre property, with a groomed nature trail and secluded, sandy swimming beach. Enjoy captivating ocean views and epic sunsets from your sundeck or sofa.
Located 30 minutes from Cabot Cliffs golf course, a scenic 1-hour drive to the Cabot Trail and 5-10 min from restaurants, live music, beaches and e-bike rentals in nearby Port Hood and Mabou. It`s a great base for exploring Cape Breton
This light and bright space has an open concept design and many amenities including a Queen bed, fridge/microwave/sink/coffee station (for light meal prep), bathroom with shower, Wi-Fi, smart TV, air conditioning, heat, sundeck and a 240-volt outlet for charging an EV (see details).
The unit also has a pullout couch which can accommodate a child (must be 8+ to stay).
During their stay, Guests have access to a stunning beach on the property, just a 5-7 minute walk along our scenic nature trail. This hidden gem is a romantic backdrop for wedding proposals and a perfect spot for sea glass hunting, photography, morning yoga, or a refreshing summer swim.
Kindly note the following before booking:
1. There are two other mini villas on the property, but none obstruct each others` views.
2. This an `open concept` cottage, so there is no formal bedroom.
3. AGE RESTRICTION: For safety and other reasons, children must be 8 years or older to stay
4. OCCUPANCY LIMIT - No more than two adults and one child are permitted. No exceptions.
5. EV CHARGING - The unit has a 240 Volt, 50 amp outlet for EV charging, but guests should bring their own charging cable and adapter (NEMA 14-50 / RV plug). See photo in gallery. Charging fees apply. 1. HOUSE RULES: No pets, parties, events, smoking, fires (including on the beach), fireworks, drones, ATVs or cooking fish, shellfish or other strong-odour foods indoors. Quiet time begins at 10 pm
2. GUEST SAFETY - Use of the beach and nature trail is at guest`s own risk and requires signing of a liability waiver due to absence of lifeguard on beach and presence of wildlife in our area.

Very nice quiet location. Very clean with everything need during our stay. Host was very informative and gave a call to make sure we didn’t have any questions.

This property was new, clean and modern - very comfortable. The view of the water and forest was awesome. We were reasonably close to villages where we could get supplies and attend the many musical events of the Kitchenfest. Hosts were very attentive and conscientious. Highly recommended.
Properly was beautiful but more of a wilderness cabin than a beach front villa. And the coyote notice was sent out 15 mins before arrival. Walk to beach was a 10 min walk through wilderness path the size of a ride on lawnmower. Will not be returning or recommending. Too much money for what you received!

We are sorry your stay fell short of your expectations and that your experience was very different from the vast majority of our other guests (who have left more than a dozen and almost exclusively 5-star reviews on this and other booking platforms).
As owners of the Lookout Mini Villa, we have worked very hard to create exceptionally clean, comfortable and safe guest accommodation in a uniquely natural and picturesque setting. During a guest stay, it is common for guests to see rabbits, deer, squirrels and eagles, but as a precaution guests are informed (at the time of booking and at check- in) that there is wildlife in the area (as is the case in most parts of Cape Breton). We share this information (including a mention of coyotes and recommendation to avoid walking around the property at night) in order to educate guests and help keep them safe. To date, this policy has been successful -- our guests have remained safe and many have expressed appreciation for the background information. We are sorry if you have a different interpretation.
For the benefit of the readers, I also note that the property is advertised as an Executive Class Mini Villa with Ocean views and a Swimming Beach, which is accessible via our groomed nature trail. The beach is located approximately 1500 feet along our scenic and nicely groomed nature trail which features wildflowers, captivating views of our pond and beautiful sand dunes. Without stopping for photos, it takes the average person about 5-7 minutes to cover this distance. For guests wanting fast-track access to the beach, guests will have the option to drive along a separate and hidden roadway to within 300 feet (a 1 minute walk) of the beach beginning in 2025.
Although the Lookout Mini Villa has stunning views of the Atlantic Ocean, Sutherland’s pond, sunsets and nature, neither our listing photos nor our listing description indicates that the unit is a beach front villa. We are sorry if you somehow thought this was a beach front villa.

Great spot. Very private beach location. Well kept trail to the beach, with nice decking crosses over rough terrain. Cleaning crew were thorough. Spacious for a 1 bed 1 bath. Host sent non-intrusive emails daily to ensure no issues and added, no need to respond. If I were back in the area I’d 100% stay here again.
