We had a group of 8 people and two dogs and it fit us all perfectly! Views from the master suites was phenomenal. Living room area/kitchen all open access and the views were unobstructed to the Guadalupe. We really enjoyed the fire pit down by the river with a big, beautiful tree overhead.The kayaks were a plus… super fun!There was even a hogwash in the laundry room.Overall, we had a perfect, peaceful weekend getaway from the hustle and bustle. Thank you for sharing your home with us! We would definitely return, especially when you get that bottom finished Loved it!!

The river was a huge hit and we all spent more time there than at Canyon Lake! The house was wonderfully provisioned and very nice. We made a point to contact management before check-in to confirm the condition of the property and were told there were no issues that would affect our stay. That turned out to be misleading and not true. When we arrived, the entire lower level of the home was under construction and completely unusable. This was never disclosed. The listing advertised the “entire home,” which creates a clear expectation—one that was not met. After raising the concern, management claimed that area was “not included,” but that is not how the property was presented.This had a direct impact on our stay. There was no functional access to the backyard or river—one of the primary reasons we booked. With no back stairs, the only way to reach the outdoor area was to exit through the front and walk all the way around, which is not reasonable for a property marketed this way.After our stay, we requested a small partial refund due to the misrepresentation and loss of use. That request was denied, with management maintaining that the space was never included or pictured. That response ignores the broader issue: the listing created a materially inaccurate and deceptive impression of the property.Additionally, the street is dominated by short-term rentals, and EVERY NIGHT there was persistent late-night noise and loud music during our stay--this is not a quiet or relaxing environment.Taken together—undisclosed construction, lack of access to key features, and noise—the experience was awful!

The lower level of the home that you referenced is an unfinished basement area that has never been advertised, photographed, or included as part of the rentable space. The listing accurately reflects the areas of the home that are available to guests, and we have hosted this property for over a year without any prior concerns or confusion regarding this space. Prior to your stay, our team confirmed that there were no issues affecting the advertised and accessible portions of the home, which remains accurate. The construction area you mentioned is not part of the guest-use space and does not impact the interior living areas that are included in the listing. Regarding access to the outdoor area, the property does have access points as described, and we understand that individual preferences may vary in terms of convenience. We also want to address that during your stay, a significant refund was requested with the indication that a negative review would be posted if it was not granted. While we always aim to resolve concerns fairly, we are unable to provide refunds in situations where the listing has been accurately represented. As for the surrounding area, this is a popular vacation destination, and while we cannot control neighboring properties or guest behavior in the area, we do provide general information so guests can make informed decisions.

From the comfortable beds and furnishings to the well equipped kitchen, everything was perfect. The outdoor space offered a cozy deck with lots of seating, a fire pit and even kayaks. You can spend the day playing in the river or it’s close enough to explore nearby attractions in Wimbereley, New Braunfels or San Marcos. Honestly, we can’t say enough good things about our stay. We will definitely be back!

Overall, I recommend this vacation rental. Reviewer Comments: We had a wonderful time in this home. It was clean, open and on a nice part of the river. The kids had a blast as there were shallow parts of the river in front of the home and deeper parts not far away. Enjoyed having the kayaks available even if we didn't really use them. The incline down to the water was a little steep so just be aware if you have older folks joining you. 4 of the twin beds are in the living room (2 daybeds with trundles) so just know that people will be sleeping in a public space if you need those beds. Bring your own kitchen/hand towels (none provided) so we used lots of paper towels but not a big deal. I would LOVE to know if the downstairs area will be finished out by next year so we could bring more family!!

Great House on the River

Overall, I recommend this vacation rental. Reviewer Comments: We stayed here for four days with 9 people and never felt crowded. The house has a great layout with plenty of space inside and out to hangout. The outside deck areas are great for relaxing and listening to the birds and river. The kitchen has more than enough glassware and anything you would need to cook. The river is right out back with a nice spot to hangout. You can walk upstream and float down past the house and walk back. Gruene is a short drive away and fun to visit. We had pizza from wicked good pizza and would recommend. Wildflour bakery is a spot we always stop at while here. We have tried alot there and everything has been great. They have the best waffles! We have stayed at plenty other houses all along the river and this is our favorite one yet. We will be coming back!!
