Beautiful property with everything you need for a beach trip. This beach house was the best stocked house we've ever stayed in from chairs to sand toys to pool floats, it is stocked with everything you need and in excellent condition. The hosts were wonderful and responsive to questions before check in. We had a great stay with no issues. We all agreed we would love to come back and stay again soon. Thanks!

Communication was incredible, the home is immaculate, rentals are seldom to what we call clean, this home was spotless top to bottom. This gorgeous rental was hub for a family vacation, We occupied every square inch, the amenities are absolutely amazing. All of my family agreed the most stunning fun filled home any of us has ever stayed.There is literally nothing more you could wish this home provided Because of this home, we had the best memory fun filled vacation. If your looking in St Augustine, stop your search here, thank me later.Everything is with in walking distance, from numerous restaurants, pizza, donut shop, circle k, ice cream shops. Publix about 1.5 miles down the road and a super Walmart about 3 miles away.

Our family of 12 had a wonderful time at this property! The pool area was amazing! The property was very close to the beach. The house was stocked with everything you might need. The owners were gracious and prompt on answering any questions. If you are looking for a great beach property with plenty of room, this is your place!

AMAZING rental!!! The hosts have thought of every detail making it an incredibly easy stay for out of towners. The pool is perfect and due to all of the amenities time can be spent having fun and enjoying the house/location. Would absolutely recommend and hope to be back!!

AMAZING HOUSE! We could not have asked for a better place to celebrate 4 milestone birthdays! Between the pool, spa, elevator, game room, location, cleanliness of the house and host communication, we were simply blown away! Everything was just perfect! For 10 "mature" women who have stayed at many places over the 40 years we have been friends, this would rank #1 on our list! We had a private chef one evening and the kitchen was very well appointed! Actually EVERYTHING was well appointed! Washers, dryers, beach towels, beach supplies, you name it, the hosts have thought of everything we could have possible wanted or needed! The location was perfect, too! So many great places to eat nearby...Crabby's, Salt Life, Beachside Diner, Antonio's...so close to the historic district, too! Even though it rained every day we were in town, this house helped make our trip perfect! Thank you, Kayla and Mike! (After our previous booking canceled on us less than 1 day before our travel due to a roof leak, we feel so blessed to have been able to find your AMAZING home because it truly made our trip perfect!)

This place is AMAZING, and I feel so lucky that I found it! The location is great, but other than the food you eat, this place has pretty much everything you could possibly need!When we arrived, I was in awe of how beautifully and thoughtfully the house was designed. Everything was beautiful, spacious, and spotless. Every bedroom was beautiful, spacious, and comfortable, and the rooftop view was incredible!There was something for everyone in our family. The kids loved the arcade games and board games in the basement while the adults enjoyed playing pool. The pool was beautiful and so nice to have, with plenty of towels conveniently located nearby.The house was incredibly well stocked. There were three sets of washers and dryers, and the kitchen had everything we needed and more. We also loved having so much beach gear and wagons to easily transport everything. Every bathroom had plenty of toiletries, plus extras, so we never had to worry about running out of anything.Michael and Kayla were wonderful hosts—very responsive and always quick to help. They were also incredibly accommodating with my special request and truly went above and beyond.This is by far the best beach house we have ever stayed in. It honestly felt like a dream, and I know I’ll always miss this place! I wish I could give it 10 stars instead of 5!

The house was very clean, every bed had a towel animal of some sort & was totally adorable. The pool is stunning! The kids enjoyed it a lot. We had plenty of space to hang out, eat and just be around one another without being on top of each other. I loved that there was extras in each of our bathrooms, just in case we forgot anything - this was a special touch. Thank you for a great stay!

Our stay at Tiki on 12 was phenomenal! The house was extremely clean and perfect for the 12 adults in our party. Everyone felt comfortable. There were plenty of activities to keep us busy and entertained. The outdoor pool area with the hot tube and sunken bar was spectacular. Since we were in town for a long wedding weekend I wish there was more time to enjoy it all. Awesome game room as well. The hosts were great from the beginning. The lines of communication were always open and all our questions were answered quickly. The short videos they included in their information email were a nice touch and came in handy.We will definitely look to stay at Tiki on 12 in the future.

We had an amazing stay at this home! The house is absolutely beautiful—honestly even nicer than the pictures. It was spacious enough to fit our group of 12 comfortably, with plenty of room for everyone to relax and enjoy. The pool and jacuzzi were gorgeous and made the trip even more enjoyable. The house was decorated beautifully, and the roof deck was the perfect spot to watch a lightning storm roll in. The location couldn’t be better—just steps from the beach! Kayla and Michael were great very easy to work with and they respond quickly. Overall, a perfect stay and we can’t wait to come back!

The house and pool were better than they even looked in the pictures. The house was exceptionally clean. They kept the pool so clean and beautiful. The house was well stocked with everything you could need. The pool toys were plentiful. The whole experience was excellent. Would love to stay again.
