Second stay here!

This was our second stay at this amazing villa, we loved it so much in 2020 that we booked up to stay again. The area surrounding Highlands Reserve has so much more to offer these days, with many more amenities nearby. The complex continues to be a quiet, peaceful area. The villa itself has everything you need, and we appreciated the welcome packs too! Very clean, tidy and serviceable. The outdoor area was well maintained and the pool was beautiful day and night. Highly recommend staying here, and we will likely return a third time in the next few years!

Beautiful & Quiet!

We booked this property with our 2 teens to get away for a week and reconnect. The house is beautiful, well decorated, very spacious. Provided all of the basics to cook meals with. Plenty of towels and some extra blankets, which was great because it got chilly a few nights we were there. We were only 30 mins from Universal & Disney and it was a very easy ride there. Lots of amenities in the area like restaurants and stores. The neighborhood is very quiet and Fred (property manager) is very nice and easy to work with if there is a problem. It was a perfect week for all of us, the kids enjoyed the pool and pool table. We adults enjoyed the hot tub and being able to relax after long days out. We definitely look forward to staying again soon!

This was our second stay at this villa within six months so I think that says it all. Everything about this villa is great, the furnishings, the decor, the cleanliness, the location. The villa is modern and has everything you need for a vacation. The villa backs onto a golf course so it's peaceful and private, apart from the occasional golfer. It's very relaxing. It has a large deck area for sunning yourself as well as a shaded lanai if you prefer a little shade, both areas have comfy seating areas. There's a restaurant, Applebee's, as well as other eateries, fish and chips, pizza etc and also Publix supermarket within walking distance if you like to walk. It's also a very short drive to the 192 and the I4 for access to the theme parks. I can't fault this villa in anyway and would definitely return again.

Florida vacation

My husband and I stayed at this home for a week. We enjoyed the quiet neighborhood and the view of the golf course in the backyard. The house was well decorated and had ample room for several more people. The following items were on the rental listing but were not found at the property: spices, workout equipment and fitness center. The hot tub didn’t have a cover so it didn’t stay heated. The floors weren’t cleaned well, coffee pot had burnt coffee in it, some silverware was dirty and the washing machine was moldy. Overall our stay was pleasant besides the above mentioned issues. We will definitely book again with Evolve and rent in the Davenport area.

Family vacation

Upon checking-in we walk into a huge leaking the living room. Floor was soaked and had to move furniture around to clean up mess. Called property management and all they did was bring towels and take pictures. All of the remotes had no batteries and one was missing had to wait days for a new one. The bedrooms upstairs for the kids could use furniture or decorations to make ot feels more like a home. All the towels and sheets are hard like hotel towels and sheets. The pool was so cold we couldn't even swim. Which was bummer as that's the main attraction at the house. The house size was good though and the neighborhood was nice and quite.

Hi Jenny, we take guest feedback seriously and passed your comments on to the homeowner who would like to share the following: -We had heavy rainfall that leaked through the window. The leaks were sealed, and new windows were ordered for the whole house. -We get new sheets and towels every couple of months. -We mention the following on our listing regarding the pool, "The pool heater will only heat the pool about 15 degrees warmer than the ambient air temperature starting at 55 degrees. Some things needs to be fixed

The kitchen drawers are not installed on the rails making it difficult to close every time you open one. The door handle to the back patio is broken. The toilet in the master bath makes a loud high pitched noise for several minutes when you flush it. Other than that some updates are needed. The master bed pillows are awful. The carpeting on the stair and upstairs is in bad shape. The patio furniture is outdated. The hardwood floors through the main floor are gorgeous as well as the master bath. The pool is a bit small.

Amazing Florida holiday

This is truly an amazing villa. When we first stepped into this villa it was 'wow', the villa was open plan giving you the feeling of space. Everything was very modern the furniture, the window dressings, the flooring, the kitchen, it was all so nicely done and spotlessly clean. As there was only two of us we only used the downstairs master bedroom but the bed was very comfortable and the walk in shower in the en-suite was huge. You can't beat the location, it backs onto a golf course so no rear neighbors to worry about and privacy hedges to the sides. Whilst we were there it was very peaceful. Also it is within walking distance of shops and a restaurant, if you feel like a rest from driving. We made use of the hot tub which was always warm and ready to use. We stayed in this villa through hurricane Ian, but even that didn't dampen our love of this villa. We would definitely love to stay here again.

The stay at this Florida home was good. The house was beautiful and had everything you needed. The pool and hot tub was amazing. The house was not that far from all the parks, restaurants and grocery stores. The house backed onto the golf course which was very nice-we went golfing one day, $35 for 18 holes and cart and$45 to rent some nice golf clubs. The only reason I only gave it 4 stars is because the house next door is bigger and had lots of people that were partying every day and night with loud music. I had to report them to the management person. Other then that I would stay here again.

Great property in great location overlooking golf course. Facilities include pool and hot tub, and pool table in garage- used a lot. Disney and other parks only 20 - 30 minutes away depending on traffic. Could not have been better!

Beautiful home in great location

We have holidayed in Highlands Reserve before but this is the nicest house we have stayed in! Check in was seamless and the house was very well presented, clean and tidy. The hot tub was a new addition and very welcome in a chilly January stay. All amenities are provided and there is nothing we were lacking in whilst cooking or enjoying the outside space. We already look forward to returning and will certainly check for availability next time we are in Florida!

Beautiful home with upgrades

This home was beautiful from the moment we got there. Was exactly what we expected. Nice lay out. Loved the master bathroom and kitchen. Proper manage had great communication from beginning to end. Was a lil disappointed due to the fact that the jacuzzi which was stated to be brand new but wouldn’t get hot at all. Checked online on how to operate it just to see if I was doing something wrong but it’s pretty straight forward. 25 minutes away from Disney magic kingdom.

Great Summer Vacation

Our visit was 7/28-8/4. My husband and I & our 3 children enjoyed our stay at this home. The photos online were a great representation of the home. The master bed was amazingly comfortable! We brought our own pillows, I would suggest other guest do as well or possibly add more pillows. The home was in pretty good working order. There was a kitchen drawer off track, only 1 trash bag for the entire week, the code we were given didn’t work. We called property manager Fred. He got us the correct code right away. We text him as we were leaving & let him know of a few issues of items not working in the home. He didn’t respond & from reading others reviews after our visit, the issues were not corrected. The home was nice, close to all local attractions. Pool was cool, but was great in 100 degree weather. It was a bit small, for our 3 teenage boys, but we understand it was to cool off & not necessarily for very active kids! We also had to get a snake out of the pool the first day, scary! We would definitely stay here again. We loved the updated home, floors were beautiful! Kitchen could use a few more items to make it more workable, like a drink pitcher & a bottle of dish soap! Overall great experience!

Some pros and some cons...

While the house is as seen online which is great, there are some things that need to be worked out. The code we were sent for the door didn’t work when we arrived. After trying for some time then finally calling the property manager, that’s when we were told the code was incorrect and he gave us the correct one. Pool was ice cold, not heated. Only 1 TV in the whole place. On the last day, the property manager came by as we were leaving and was not very nice to us since we were there past the 10am checkout time. Well that was because we were only given ONE trash bag for the entire house and had to figure out how to take all of the trash out and clean the house as they expect you to before you leave. He even grabbed the book that they provide to “show us” that it clearly states we should be out by 10. Though when he came, he clearly saw us cleaning and taking out trash. While the house overall is nice, that left a sour taste in our mouths as our last interaction and experience with him.

Spotless Property, Excellent Property Manager

Property is fully renovated and spotless. It's ~20min from Magic Kingdom, Animal Kingdom, Epcot and ~40 min from Universal Studios (All these travel times are with traffic, otherwise it would be 10 min.) This place is spotless and very well managed. We are a family of 4 with 2 "kids" that are 17 & 19 yrs old. A hotel room simply won't cut it for us because we all need our space and we had plenty of it in this great house. The master BR has an excellent King bed (very comfy) with a beautiful and spacious bathroom and the kids each had a Queen bedroom of their own. (One extra bedroom we didn't need to spare.) Had a little issue getting the front door unlocked upon arrival, which was no big deal because the prop-manger, Fred, answered his phone immediately. It is critical to know your prop-mngr is responsive if something comes up, so thank you Fred! I had to call again to get the pool heated and again, Fred instantly took care of it. Great vacation and would stay here again in a heartbeat! Thanks again.

Great location, nice neighborhood, and the house was nice and clean.

The only downfall to our stay was the pool was ice cold. It was supposed to be heated and it was not and they would not fix the problem. Besides the issue with the pool than management was very friendly and overall helpful.

Absolutely one of the best properties I’ve stayed in !

My family absolutely loved this property! Everything was clean, well maintained, and the communication with management was quick and awesome! We really appreciated them in making our stay comfortable. I definitely recommend this home and will be looking forward to booking this property again. Just one suggestion I wouldn’t recommend to the owner would be to have more tv’s in the property. There was only one tv in the property and it was in the family room. I understand it’s vacation time but I still think everyone should be able to wind down and enjoy tv in the bedrooms instead of sharing one screen.
