VILLA CASE D'ARNO

The farmhouse is situated amidst 12 hectares of organic crops and an orchard. Its location in the Arno Valley, near the riverbank, offers beautiful views of the Casentino hills. The towns of Poppi and Pratovecchio are approximately 3 km away.
Guests have exclusive use of the villa, with the option to include the cottage depending on the number of guests or bedrooms required. The restoration of the architectural complex—which dates back to the 19th and 20th centuries—has created a holiday home with a total of five bedrooms and four bathrooms across 220 square meters. The property is available for exclusive rental in various configurations: a minimum of 3 bedrooms and 3 bathrooms; 4 bedrooms; or the entire complex (including the cottage) accommodating up to 12 guests with 5 bedrooms and 4 bathrooms. The property is rented exclusively to a single group at a time.
The main villa spans 160 square meters over two floors and can accommodate up to nine guests, featuring four bedrooms and three bathrooms. On the ground floor (80 sqm), there is a spacious and exceptionally bright living room—thanks to two large circular windows that frame the beautiful view like paintings—featuring two sofas, a fireplace, satellite TV, a dining table with chairs, and a kitchen equipped with a five-zone induction cooktop, electric oven, extractor hood, fridge-freezer, dishwasher, and various other appliances. Additionally, there is a bathroom with a window, shower, toilet, bidet, sink, and washing machine. The large bedroom—configured with either a double bed and a single bed or three single beds—features a window with blackout shutters and a mosquito screen, as well as a large window with blackout shutters that provides direct access to the outdoor patio. A wooden staircase leads from the living area to the upper-floor hallway (80 sqm). Here, you will find a double bedroom with its own independent entrance via an external staircase, windows with blackout shutters, and an en-suite bathroom with shower, toilet, bidet, and sink. Another double bedroom features a balcony and a window with blackout shutters. The third double bedroom offers an enchanting view of the hill where the medieval Romena Castle stands, and includes a window with blackout shutters. Finally, there is another bathroom equipped with a shower, bidet, toilet, and double sink.
The cottage accommodates up to three guests, featuring one bedroom and one bathroom. It spans a total area of 60 square meters and is laid out over two floors. The 30-square-meter ground floor houses a spacious living area with armchairs, a wood-burning stove, satellite TV, a writing desk, a dining table with four chairs, and a kitchen equipped with a four-burner gas stove, microwave, extractor hood, fridge-freezer, and various appliances. A wooden staircase leads to the upper-floor landing. Here, you will find a bathroom (with a window, shower, toilet, bidet, and sink) and a large bedroom with a window (featuring blackout options) overlooking the lovely swimming pool and the hill where the Medieval Castle of Poppi stands. The bedroom is furnished with a fireplace, a double bed, and a single bed.
The entire villa features air conditioning, and an electric vehicle charging station is also available.
Please note: The villa can also be booked with just 3 bedrooms and 3 bathrooms (in which case one bedroom remains closed) for groups of up to 7 guests; similarly, the cottage is available only for groups larger than nine people and must be booked in conjunction with the villa.
Guests have exclusive use of a large garden equipped with children's play equipment, a foosball table, a barbecue, and a lovely wood-fired oven complete with a sink and preparation counters. Guests can pick fresh herbs for delicious barbecues and enjoy the shade of large trees on hot days, though the proximity to the Arno River—which gives the property its name—ensures a pleasant, breezy atmosphere. Your pets are welcome to join you and swim in the waters of the Arno River, which flows along the edge of the property. Each pet 6€ for each night. Surrounding the pool is a sunbathing area with sun loungers, deckchairs, benches, and umbrellas. The large 6x12 meter pool is perfect for relaxing swims and features corner steps, interior and exterior lighting, and a safety fence for young children. The patio is furnished with a gazebo, benches, and a large table for outdoor breakfasts and dinners.
The owners, who live in a separate building on the estate, personally welcome guests and offer homemade jams along with high-quality saffron threads. A bread delivery service is available upon request (Monday through Saturday; orders and payment handled on-site).
The Adriatic Sea is approximately a 90-minute drive away, and the Tyrrhenian Sea is about 120 minutes away. Swimming is possible in the lake (located about 1.5 km from the town center of Pratovecchio) or in the Arno River. The town centers of Pratovecchio and Poppi are approximately 3 km away. Excursion options include the Poppi Zoo Park, the Sanctuary of La Verna, the Hermitage of Camaldoli, and the Casentinesi Forests National Park. Florence is an hour’s drive away, Arezzo is 40 minutes away, and Siena is 90 minutes away. From Arezzo, you can reach Rome by high-speed train in just one hour and five minutes, making day trips to the capital a possibility.

A wonderfull big house with 4 to 5 bedrooms and a great garden with a nice pool, ping pong table, children’s slide etc. Also an outside pizza oven and a BBQ place.
We were treated with delicious Italian pasta and lasagne and the owners were very helpful with everything. We had a lovely stay with our family and 2 grandchildren.
A wonderful stay in Poppi. Lovely big house, big garden fenced off so very safe. Good size pool. Nearby villages have all you need.
Best of all are the lovely hosts Monica, Veronica and Sandro. Friendly, helpful and so welcoming. Brought us beautiful home made pasta dishes, organised daily delivery from the bakery.
We brought our dog who was made very welcome and it is a prefect place to bring a dog. Lots of walking in the hills and locally.
Highly recommended.
Host did not tell us final payment had to be in cash until the end of the stay. Had to go get 1100 euros! We were unaware we had to pay for all utilities including using lights, cooktop, hot water. WiFi was extra too. Winter heat was not turned on yet and it was cold and we had no way to turn it on.
House as clean, the estate was very lovely, lots of privacy, would be nicer in good weather.
Poppi is a very nice town just out of the way for day trips.
Sehr schönes und sauberes Haus, großer gepflegter Garten, großer Pool, sehr nette Gastgeber die uns mit selbst gemachten Kuchen, Nudeln und Lasagne verwöhnt haben. Sehr schöne Gegend mit wenig Tourismus. Hundefreundlich, kinderfreundlich - da ist für jeden was dabei. Sehr empfehlenswert!!
We waren met 6 volwassen en 5 kinderen. Er waren veel schaduwplekken, een pizzaoven. Monica (hostes) was heel gastvrij en altijd bereikbaar voor vragen.
We hebben een fantastische vakantie gehad in deze vakantiewoning waar we 2 weken verbleven met 10 personen. Monica, Veronica en Sandro zijn supervriendelijk en heel gastvrij! We kregen een geweldige ontvangst met tractatie van verse ravioli, cake en een fles wijn. De woning is typisch Toscaans ingericht met een keuken waar alles aanwezig is. Alle ruimtes waren goed gepoetst! We genoten in de grote, mooie tuin met zwembad, speeltuin en terras. De eigenaars wonen naast de vakantiewoning maar je hebt er totaal geen last van. Integendeel, Sandro zorgt bijna dagelijks voor het onderhoud van het zwembad en Veronica brengt regelmatig lekkernijen, zoals lasagne, ravioli,…
Ook leuk is de rivier Arno die achter de tuin loopt, een zalige verfrissing bij het heel warme weer dat we er hadden. Ongeveer 3 km verder heb je een supermarkt en pleintje waarrond een paar winkels, apotheek, bar met lekkere ijsjes en cocktails,…
Het enige minpunt was dat de woning geen airco heeft. Maar al bij al, vonden we het een zeer geslaagde vakantie!
Wer Ruhe und Entspannung sucht, ist hier absolut richtig.
Wir haben die Villa am 31.12. gebucht. Bei der Buchungsplattform gab es ein Problem bei der Buchung (wir konnten nur 8 und nicht 7 Tage buchen). Monika (Host) hat uns gleich am Abend (es war Silvester!) angerufen und wir konnten alles klären. Auch generell war die Kommunikation (Whatsapp) immer sehr schnell und freundlich.
Die Villa ist etwas außerhalb, aber mit dem Auto ist Supermarkt etc. sehr schnell erreichbar.
Arezzo und Florenz ist ebenfalls gut mit dem Auto bzw. Bahn erreichbar.
Die Villa ist sehr groß und es ist alles, was man für den täglichen Bedarf benötigt, vorhanden. Besonders hervorzuheben ist der wunderschöne Garten mit Spielplatz (Trampolin, Rutsche, Wippe, Schaukel, Tischtennisplatte etc.) und der große Pool. Wir hatten erst etwas bedenken, wegen des Pools und der kleinen Kinder. Diese Sorge war jedoch unbegründet, da der Pool eingezäunt ist.
Zudem möchten wir die besondere Gastfreundschaft von Monika erwähnen. Wir wurden in dieser Woche mit tollen italienischen Köstlichkeiten (Lasagne, Ravioli, Kuchen etc.) und selbst angebauten Tomaten versorgt. Sämtliche Anfragen wurden binnen kürzester Zeit beantwortet.

Proprietari gentilissimi e super disponibili, posizione della casa perfetta per stare isolati ma al tempo stesso vicino ai beni di prima necessità. Abbiamo soggiornato con 2 bambine di 3 anni che si sono divertite tantissimo con la piscina e le strutture a loro disposizione( scivolo, salterello e giochi vari). Non potevamo chiedere di meglio da questa estate

Esperienza fantastica in una Toscana fuori dai soliti itinerari
Abbiamo trascorso qualche giorno per festeggiare il capodanno del 2020 nella proprietà di Monica, Veronica e Sandro. Eravamo un gruppo di nove amici e nessuno di noi conosceva questa parte della Toscana. Quello che abbiamo trovato ha superato abbondantemente le nostre aspettative. Il circondario si presta perfettamente a lunghe passeggiate all’aria aperta e in casa abbiamo trovato tutto il materiale per organizzarle al meglio.
L’accoglienza al nostro arrivo è stata calorosissima. Oltre alla massima cortesia e disponibilità Veronica ci ha fatto trovare in cucina pasta fresca e ragù fatti in casa, marmellate e due bottiglie di vino rosso. Tutto buonissimo.
La casa è molto grande. Le quattro stanze da letto hanno spazi veramente ampi. I tre bagni sono più ‘normali’ ma molto funzionali. Il soggiorno è più che sufficiente per ospitare 9 ospiti. I punti forti sono senz’altro il camino, il grande tavolo, le due ampie vetrate e la cucina. Quest’ultima non manca di nulla e anche chef più esigenti di noi potranno trovare tutta l’attrezzatura di cui necessitano.
L’esterno è notevole. Purtroppo noi siamo stati qui in pieno inverno e non abbiamo potuto sfruttare ne la piscina ne tutta l’attrezzatura esterna. Lo scorrere dell’Arno a poche decine di metri dall’abitazione è un sottofondo impagabile.
Il paese di Poppi e i limitrofi sono molto belli. Nonostante mete più conosciute come Siena, Firenze o Montalcino siano distanti, questa parte della Toscana, il Casentino, ha un fascino che saprà rapire il visitatore.
Il vero valore aggiunto di questa dimora è rappresentato da Monica, Veronica e Sandro. La loro disponibilità è superata soltanto dalla loro discrezione. Si sono prodigati a risolvere pressoché istantaneamente ogni nostra esigenza e richiesta, lasciandoci comunque una privacy totale. Esperienza veramente eccezionale.

bellissima abitazione dotata di tutti i confort
ciao a tutti.
abbiamo soggiornato presso questa abitazione in quattro coppie con sette bambini nel periodo di capodanno.
la casa è arredata molto bene, ampia, confortevole e accogliente, dotata di tutti gli accessori possibili e immaginabili in cucina, lavastoviglie, lavatrice, caminetto super e lo stesso dicasi del forno esterno.
I proprietari sono stati molto disponibili e gentili, la loro vicinanza si è rivelata assolutamente discreta ed utile.
Anche l'esterno è ampio, la proprietà interamente recintata per una maggiore sicurezza dei residenti, l'Arno a 200 metri dall'abitazione raggiungibile con una bella passeggiata.
Insomma nel complesso siamo rimasti tutti molto soddisfatti. La consiglierei per un soggiorno all'insegna del relax e del contatto con la natura.

Great holidays in a great place with great people
Great house located in a nice not touristic part of Toscana ;)
Sandro, living in the owner house just next (the two houses are located 10 meters away from each other), is really friendly and helpfull for everything.
Just to let you know, because it works differently in France, the deposit is for the electricity consumption. So you will have to pay it during your stay. It was'nt a problem but it was not that clear for us before the booking ;)

Thanks per review, I'm sorry if for you was a surprice extra charges per consumptions ...... but everything is written in terms and conditions published in HOMEAWAY, and your informations no correct... because deposit normally 400€ and I think you payed about 90€ in 10/11 guests per week per gas and light because Italy buy also energy in France that have nuclear energy !!!!.and this money we pay ....... anyway think that with all ours gifts of eggs pasta homemade, pizza and cake about 1 € per person per day is not important !!!!!! Ein sehr empfehlenswertes Ferienhaus mit Pool
Ein ganz tolles Ferienhaus mit riesen Pool und viel Platz drum herum. Die tollen Gastgeber Monica und Veronica haben sich bestens um uns gekümmert. Ideal für Kinder zum Spielen, da weit und breit keine Gefahr in Sicht, außer der Pool. Auf dem Grundstück stehen ein paar Kinderspielgeräte und eine Tischtennisplatte. Alle Räume sind hell und großzügig dimensioniert. Eine Klimaanlage oder zumindest ein Deckenventilator wären aber von großem Vorteil. Die Küche und insbesondere der große Kühlschrank bieten sehr viel Platz. Wir waren sechs Erwachsene und zwei Kleinkinder.
Es war ein sehr netter und erholsamer Aufenthalt!!!

Perfect place for family
Paradise for families that like to swim, play and cook! Super service minded hostesses! We got lasagna, cake, wine and fresh flowers at our arrival. They are more than happy to help you with wine tastings and day tours. Very clean and everything that we asked for was there, except more scissors. ;)

Sehr schönes Ferienhaus
Das Ferienhaus ist sehr schön und entspricht den Bildern. Der Pool ist besonders bei unseren Kindern gut angekommen. Wir waren im Juli 2015 mit 4 Erwachsenen und 4 Kindern dort. In der Nähe ist der Arno - sehr schattig gelegen- . In diesem Bach kann man sich auch wunderbar abkühlen und Staudämme bauen. Die Vermieter sind sehr nett und haben uns mit selbstgemachten Ravioli, Tagliatelle etc. versorgt. Es gibt auch einen Brötchenbringdienst, hier kann man am Vortag per Whatsapp die Bestellung aufgeben. Man könnte Florenz und auch Rom (ca. 1 Stunde mit dem Zug) besuchen. Im Juli war es allerdings zu warm dafür. Hier sind Ausflüge in die Berge angebrachter, wo es etwas kühler ist. Wir können die Anlage jedenfalls nur empfehlen.

Beautiful villa in a quiet part of Tuscany
Our first holiday in Italy for almost 20 years and one of the best we have ever had. The villa is really clean, spacious and equipped with everything you would need. Great pool kept kids aged 12-48 entertained. Lots to see in the local area - Poppi itself is a beautiful hilltop village - and Arezzo, Florence and Siena easily accessible.
However the highlight of the holiday was Monica, Veronica and Sandro's wonderful hospitality. Nothing was too much trouble and they cook the best lasagne and ragu! Grazie Mille Monica, Veronica and Sandro

This exceeded our expectations many times over
We were 11 persons and needed to find a location that could house all of us, 6 adults and 5 youths. Found this and contacted Monica and everything went smooth with the booking. At our arrival Monica met us, greeted us and guided us to the house. The house is amazing and exceeded our expectations, there was a home baked cake and local wine waiting for us on the kitchen table. Monica gave us some helpful tips and answered all our questions and even helped us book an table at "LaToricella" a restaurant about 4 km from the house witch has reasonable prices for excellent Italian food and a marvelous house wine. The house is located on a 40 acre lot witch has it´s own little creek in the forrest behind the house. Everything at the house is clean and well organized. Poppi is a quiet little town filled with friendly people. we have nothing to complain about and are happy to recomend this house with it´s beautiful surroundings.

Four Generation Family Holiday
We were the first of the party to arrive, and met Monica in Poppi Village, this was useful as she pointed out the supermarket on the way to the villa. The property is spacious and fully equipped for a large family, like ours. Great Nana, my Mum and Aunty, my Husband and Mums 2 friends, and not forgetting the youngest member 2 1/2 year old grandson.
Monica gave us a warm welcome and went through all the necessary's clearly in English. The homemade pollenta cake was the best I've tasted! The swimming pool was fab and the garden and its toys were great for our toddler.
The bedrooms were large and clean. I would recommend this property for a young or older family. The downstairs level access was ideal for an older person with less mobility.
Poppi has good shops and the market on a Tuesday was great to stock up on fruit and veg. The old Poppi village has stunning views across the valley and the castle is very interesting to look around, very Romeo and Juliette!

semplicemente perfetta
Eravamo un gruppo di 8 ragazzi tra i 18 e i 20 anni e per trascorrere il Capodanno tutti insieme abbiamo trovato questa stupenda villa in toscana, un vero colpo di fortuna! La proprietaria Monica, la sorella e il marito sono delle persone davvero squisite (ci hanno perfino fatto trovare un cesto di frutta, una marmellata fatta da loro, un panettone e uno spumante al nostro arrivo!): gentili e sempre pronti ad aiutarci quando avevamo bisogno di qualcosa dato che la sorella e il marito abitano proprio accanto alla villa! Il posto è favoloso: a poche centinaia di metri dall'Arno, immerso nei campi e nel verde e anche se era inverno si godeva di un paesaggio davvero suggestivo, peccato che per il freddo non siamo riusciti ad usare la piscina, altrimenti sarebbe stato uno spettacolo! Data la stagione però è stato davvero apprezzatissimo il bel caminetto in soggiorno! La casa è in tipico stile toscano: pareti spesse (utili sia d'inverno che d'estate), mobili in legno, una fornitissima e spaziosissima cucina in muratura e un arredamento veramente di buon gusto e appropriato allo stile del posto. La pulizia era impeccabile e ci è sembrato il minimo lasciare tutto come lo avevamo trovato! Nei dintorni ci sono alcuni paesini molto carini come il piccolo borgo di Poppi: consiglio di farci un salto perchè merita! Dalla villa è anche abbastanza comodo raggiungere Firenze o Arezzo per una gita: attenzione alla strada che è un po' in montagna (tornanti). I supermercati sono raggiungibili sia a piedi che in auto e la gente del posto è molto cordiale. Ci è rimasto davvero un bellissimo ricordo del nostro Capodanno lì: peccato sia durato solo quattro giorni! è sicuramente un posto in cui vale davvero la pena tornare:)
