The farmhouse is situated amidst 12 hectares of organic crops and an orchard. Its location in the Arno Valley, near the riverbank, offers beautiful views of the Casentino hills. The towns of Poppi and Pratovecchio are approximately 3 km away.
Guests have exclusive use of the villa, with the option to include the cottage depending on the number of guests or bedrooms required. The restoration of the architectural complex—which dates back to the 19th and 20th centuries—has created a holiday home with a total of five bedrooms and four bathrooms across 220 square meters. The property is available for exclusive rental in various configurations: a minimum of 3 bedrooms and 3 bathrooms; 4 bedrooms; or the entire complex (including the cottage) accommodating up to 12 guests with 5 bedrooms and 4 bathrooms. The property is rented exclusively to a single group at a time.
The main villa spans 160 square meters over two floors and can accommodate up to nine guests, featuring four bedrooms and three bathrooms. On the ground floor (80 sqm), there is a spacious and exceptionally bright living room—thanks to two large circular windows that frame the beautiful view like paintings—featuring two sofas, a fireplace, satellite TV, a dining table with chairs, and a kitchen equipped with a five-zone induction cooktop, electric oven, extractor hood, fridge-freezer, dishwasher, and various other appliances. Additionally, there is a bathroom with a window, shower, toilet, bidet, sink, and washing machine. The large bedroom—configured with either a double bed and a single bed or three single beds—features a window with blackout shutters and a mosquito screen, as well as a large window with blackout shutters that provides direct access to the outdoor patio. A wooden staircase leads from the living area to the upper-floor hallway (80 sqm). Here, you will find a double bedroom with its own independent entrance via an external staircase, windows with blackout shutters, and an en-suite bathroom with shower, toilet, bidet, and sink. Another double bedroom features a balcony and a window with blackout shutters. The third double bedroom offers an enchanting view of the hill where the medieval Romena Castle stands, and includes a window with blackout shutters. Finally, there is another bathroom equipped with a shower, bidet, toilet, and double sink.
The cottage accommodates up to three guests, featuring one bedroom and one bathroom. It spans a total area of 60 square meters and is laid out over two floors. The 30-square-meter ground floor houses a spacious living area with armchairs, a wood-burning stove, satellite TV, a writing desk, a dining table with four chairs, and a kitchen equipped with a four-burner gas stove, microwave, extractor hood, fridge-freezer, and various appliances. A wooden staircase leads to the upper-floor landing. Here, you will find a bathroom (with a window, shower, toilet, bidet, and sink) and a large bedroom with a window (featuring blackout options) overlooking the lovely swimming pool and the hill where the Medieval Castle of Poppi stands. The bedroom is furnished with a fireplace, a double bed, and a single bed.
The entire villa features air conditioning, and an electric vehicle charging station is also available.
Please note: The villa can also be booked with just 3 bedrooms and 3 bathrooms (in which case one bedroom remains closed) for groups of up to 7 guests; similarly, the cottage is available only for groups larger than nine people and must be booked in conjunction with the villa.
Guests have exclusive use of a large garden equipped with children's play equipment, a foosball table, a barbecue, and a lovely wood-fired oven complete with a sink and preparation counters. Guests can pick fresh herbs for delicious barbecues and enjoy the shade of large trees on hot days, though the proximity to the Arno River—which gives the property its name—ensures a pleasant, breezy atmosphere. Your pets are welcome to join you and swim in the waters of the Arno River, which flows along the edge of the property. Each pet 6€ for each night. Surrounding the pool is a sunbathing area with sun loungers, deckchairs, benches, and umbrellas. The large 6x12 meter pool is perfect for relaxing swims and features corner steps, interior and exterior lighting, and a safety fence for young children. The patio is furnished with a gazebo, benches, and a large table for outdoor breakfasts and dinners.
The owners, who live in a separate building on the estate, personally welcome guests and offer homemade jams along with high-quality saffron threads. A bread delivery service is available upon request (Monday through Saturday; orders and payment handled on-site).
The Adriatic Sea is approximately a 90-minute drive away, and the Tyrrhenian Sea is about 120 minutes away. Swimming is possible in the lake (located about 1.5 km from the town center of Pratovecchio) or in the Arno River. The town centers of Pratovecchio and Poppi are approximately 3 km away. Excursion options include the Poppi Zoo Park, the Sanctuary of La Verna, the Hermitage of Camaldoli, and the Casentinesi Forests National Park. Florence is an hour’s drive away, Arezzo is 40 minutes away, and Siena is 90 minutes away. From Arezzo, you can reach Rome by high-speed train in just one hour and five minutes, making day trips to the capital a possibility.
