Any gathering for more than 20+ people requires approval from the owner and a special permit from the township. It is guest's responsibility to obtain such permit, and present it to the owner prior to booking.

The house is adorable and so convenient to the beach. The backyard was great and enjoyable to entertain. Aruna and her husband were there to greet us and gave us a tour of the property. I would definitely return!!

Our recent stay at this house was lovely. The location was perfect - just down the street from Jenkinson's Boardwalk. The property's private beach access was perfect, especially considering the crowds at the public beach over the holiday weekend. We enjoyed the comfortable Dune Gardens where we were able to view the 4th of July fireworks from both Point Peasant and Brick Township. All in all, a relaxing and peaceful beach getaway.

We had 4 generations of family there while my husband recouperated. The house was nice and the yard spectacular. I hadn't stayed at PPB in over 20 years so had forgotten some house rules around bedding but our hosts jumped in to help. They went out of their way to help at every turn, include bringing coolers where JCPL lost power to the area for several hours. Always checking in etc. Best hosts every.

Thank you for allowing us to stay at your beach house the accommodations were exactly as listed having access to the beach was a huge plus having a 15 month old with us being able to get all that is necessary to the beach , easy walk to the boardwalk Overall we enjoyed our stay!

Private beach allows for pets and fishing. Shaded seating areas work well for break from sun and for cocktails/meals. Coffee at the Dune seating area is great! New furniture in living room/comfortable beds. Owners are very accommodating and responsive.

Perfect oceanfront location with private access to beach

My family and I had a wonderful time. 11 of us: 6 adults, 1 teen, 4 kids. 4 bedrms. Parking for 3 cars. Best part: the sliding back door leads right onto the beach and ocean, just feet away. Quiet neighborhood. Plenty of excellent, affordable restaurants in town or nearby. Plus, within walking distance is the Pt. Pleasant boardwalk, aquarium, and free fireworks on Thursday nite. The owners -- Aruna and Jay -- are lovely people. Very responsive. Hope to return next summer. Five stars!

Oceanfront home with dune deck and private beach

We have rented houses in Manasquan, Long Branch and LBI. This home is very special. It has an expansive, furnished outdoor area with several seating areas. Perfect for watching the sun rise, dining outdoors, and enjoying the sound of the waves. The private beach area means it’s never crowded, and you will get to know the other beachgoers and their dogs. Aruna and Jay were easy to reach and available for anything we needed during our stay. You will have a wonderful time.

House was spartan, a true “beach house”. Water pressure very low, A/C window units very loud. We were unaware we would have to share seating area. A few amenities would have been nice, I.e. toilet paper, paper towels.. loved the easy/short access to beach

This location is everything!

We love this little house. It’s in the perfect spot, half mile from the boardwalk with a private beach area (which means no badges and dogs are ok!) and a gorgeous shaded courtyard. We have come two years in a row now and my only wish is that the house were bigger for our growing family. It’s true what people have said about the water pressure and the fairly noisy AC units, but I think the location makes up for it. The master bedroom has a nice alcove where our toddler slept one year and our infant the next when older sis moved up to her own room. Also, Aruna is very hospitable and welcomed us on arrival. We loved biking around town and up to boardwalk! A definite gem in Pt Pleasant. Just wish it were bigger!! :)

Superb Beach

Lovely owners, adorable cottage. Amazing beach with convenient steps directly from the house. Impeccably clean house.Great grill, sofas and mattresses in excellent condition. Wonderful outdoor picnic and seating areas.Fireworks right in front of you! Best fish restaurant Point Lobster Company (BYOB)Things to know: very low water pressure, no ice maker, no trolley, no fire pit, loud but very good window air conditioning. Full bathroom upstairs has a very short ceiling shower--an adult male would not be able to use that shower.Families would benefit from and appreciate beach umbrella, board games, beach equipment. A lighter, pen and paper would be great to have. Since pets are allowed, garbage cans with lids should be available. Overall wonderful stay for our first time at the Jersey Shore

Great beach house with owner that goes out of their way to make your stay as nice as possible

We had 6 adults and 2 children (1 and 3 years old) very comfortably in the house. At this age for the kids, you could easily fit another two adults/kids in the house. Each level has a full bathroom, so basically two rooms share a bathroom on each level. We ate lunch and dinner at the house more than half of the time, easily fitting around the table. The kitchen has all of the normal supplies/utensils required to make most meals and there is a propane grill on the back deck. There is also a patio table that seats 6 adults with plenty of room to put a few kids around the table as well. All bedrooms were spacious and we converted the two twin beds into a king with no problem at all. Each room has an A/C, so comfort while sleeping was not a problem. The master bedroom has a walk-in closet that was great for my 1 year old's pack-n-play. It made it possible to put him to bed without risk of waking him up going in and out of the room. The master also has a deck off the back of the house with chairs and a great view of the ocean. If you like to sleep in without sunlight, do not take this room as the slider lets in tremendous light right at sunrise, however, if you are a morning person it is fantastic. The living room is spacious enough for the whole party to relax, play games, and take in some television. There is cable throughout the house and the the wifi is very fast. We had 4 devices streaming simultaneously and there was no buffering, so this is definitely a great feature. The cable was a bit odd that there were several usual cable channels but no ESPN or NBC Sports, which was a bit of a challenge given the NHL Finals and the start of the World Cup showing games on these channels. I went to the store and purchased an AV adapter for my iPad and connected to the TV with an HDMI cable, then used the Watch ESPN and NBC Sports apps to stream to the TV. Due to the internet connection speed, this was not a problem and worked well. I believe the owner has now purchased the cables for this. The local area is full of restaurants and entertainment. It is a 10 minute walk to Jenkinsons, where there are carnival games, rides, an aquarium, and other forms of entertainment. There is a grocery store, coffee shop, bagel shop, and other restaurants all within a 5 minute drive. The owner is the property is fantastic to deal with. Aruna goes out of her way to make sure you have everything you need and a great stay. I recommend this property and would stay here again.

This cute place is such a hidden gem! We loved our stay. This house was perfect and has a million dollar view! The rooms were set up great for our family and being able to bring our fur baby was an added touch that most places don’t allow. The kitchen has everything you need to make meals and eat them outside on the patio. The bedrooms were spacious and the beds comfortable. Having a washer and dryer were an added touch and came in handy. We spent most of our time on the beach or the outside sitting areas because the views are so amazing. The private beach was sooooo nice. After staying in ocean city for years it was nice to have the beach to ourselves and not share it with thousands of people on top of you. We watched breathtaking sunrise and sunsets from the dune decks almost every morning/night. The fireworks from the dune deck were amazing. The hosts have thought of everything. Jay was so friendly and gave us a tour of the house the day we arrived. I cant say enough things about how much we loved staying here and we can’t wait to come back!

Beautiful Beach Getaway

The property is beautiful. The outdoor seating areas nestled among the dunes, evergreen trees and all of the beautiful flowers and plantings made you feel like you were at the mountains and the beach at the same time. Private beach & Outdoor space made our trip

I visited with my wife and infant. The immense outdoor space and private beach made the trip with the baby fun and easy. Our dog loved to run on the open beach. We enjoyed coffee and happy hour from the dune dock watching the waves crash and dolphins crest. Truly spectacular setting!

Peaceful, easy feeling

Our first vacation since Covid-19 pandemic hit. The house and surroundings are just as pictured on the rental site. What can't be easily expressed on the rental site are the sounds of the ocean waves and the clean smell of the shore. Lovely in all ways. We especially loved the firepit at nights. That's hard to find near the ocean in NJ. The house is updated but still has the charm of an original shore home. Location was perfect. Close enough to the boardwalk to walk there, but far enough away not to be bothered by the noise. The hosts were very pleasant and readily available if we needed them. But everything you could want was thought of really. We booked already for next year. Try the Poached Pear and Daniel's Bistro for superb dining and the Ark for the best burgers at the shore (or so they were voted). We thought so!
