Ocean view condo located on the no-drive zone of the beach. Clean, comfortable, and spacious two-bedroom, two-bath ocean view condominium. Located directly on the car free portion of the best beach in Florida - New Smyrna Beach! NSB is where central Florida locals go to find the best, least touristy and uncrowded beach.

This is a fourth floor unit with a large balcony overlooking the beautiful Atlantic Ocean, heated pool, and beautifully landscaped courtyard. Castle Reef has the nicest grounds of any comparable condo complex in NSB.

The complex also offers lighted tennis/pickleball courts, heated Olympic-sized pool, kiddie pool, shuffleboard, gazebo, clubhouse, and grills. There is also the option to rent the clubhouse for private parties.

Enjoy your morning breakfast routine on the large balcony directly overlooking the ocean. Or wind down with a glass of wine at the end of the day to enjoy the fantastic view of the sunset.

We have furnished everything you will need to enjoy your stay, including beach chairs, umbrella, boogie boards, fishing poles, tennis racquets/balls, and beach toys for the kids.

Walk across the street to the market or restaurant. There are many other great restaurants a short distance away.

We are located about an hour from Disney, Universal, and the Orlando International Airport and just minutes from Daytona Speedway.

We have a king-sized bed, two twin beds, large flat-screen TV, and a gorgeous place to stay!

We had a great stay at Castle Reef! The condo was well appointed with everything we needed for our stay. We had a great view of the ocean. The walk to the beach & the pool was short & easy. Having access to beach chairs & umbrellas in the condo was a great touch - everything we needed was available. Communications & check in were a breeze. Would definitely stay again!

Another great stay

This was our second time staying at this property and it was just as good as the first. The location and available amenities are perfect for our family. The beach steps were unfortunately damaged by the hurricanes prior to our stay, but public beach access is only a 2 minute drive away. We will definitely look into this property for our next trip to New Smyrna Beach.

We enjoyed the condo and the location! The entire process from check in to check out was smooth and easy. The condo itself was perfect - clean and comfortable with plenty of space. We will definitely try to book with Bill again next time we come to NSB!

Quiet and Peaceful

We had a great stay, enjoyed waking up looking at the ocean everyday, coffee on the balcony was a plus. Very clean and homey. Well maintained. Would definitely stay again in the future. No issues whatsoever and the owners were quick to respnd if we had any questions. Great place to bring ypur family and unwind.

Warmth of home and hospitality of family

Staying at 423 Castle Reef was a vacation experience we will not soon forget and look forward to experiencing again. The Overbeek beach home was just that. A warm home experience while on vacation. A wonderful week!

Loved this condo! First of all, Bill and Irene communicated with us to let us know all the details we needed. Everything was available to use just like they said. The unit was very clean and nice. The view from the balcony and bedroom is perfect. We would definitely stay there again!

Perfect getaway!

I can't say enough great things about this property. Bill was very responsive, accommodating and polite. The condo was spacious, comfortable and very clean. The ocean views off of the balcony were amazing and the perfect way to start and end each day! The Castle Reef grounds were beautifully landscaped, well maintained and very clean. The beach was not crowded. We will definitely stay here again! I would recommend bringing bug spray, however, as we got pretty eaten up by gnats!

I have stayed numerous times at Castle Reef in NSB. This was the first time in 423. Condo was great, very clean and it had everything I needed. The views are awesome! As I made this a work/vacation trip, the dedicated wifi was a HUGE selling point for me as I wasn't forced to share the complex's wifi. Bill and Irene....Thanks for sharing your place. I would definitely stay here again!!

Right on the Beach!

This condo is right on the beach! You can access the beach and swim in the pool within a few hundred steps of this condo. The condo was well stocked and the master Bed was comfortable. The twin beds in the other room need replaced. The shower in the Master Bedroom bath leaks and needs some repairs. Overall the condo fit our needs for a getaway near the beach! I would also suggest leaving some room in the closets for guest to put suitcases or hang clothes in the twin room.

Wonderful Condo!

Castle Reef is a beautiful complex in the perfect location. The heated pool and shuffle boards were fun, and the landscaping is gorgeous! The condo was immaculate! Beautifully decorated and had everything we needed from beach chairs and towels, to a blender for drinks and even a slow cooker to have dinner ready after a day at the beach! The sofas were comfy, and we enjoyed having the DVD player for Christmas movies. The balcony is the perfect place for morning coffee overlooking the lovely courtyard and the ocean. The only negative was that I had to leave and come back to freezing cold Ohio! Thanks for making our Christmas getaway amazing!!!

Peaceful Ocean Stay

We booked our mini vacation over Thanksgiving Holiday and are so happy we booked this condo! We had everything we needed!! It was so convenient to have the little market store across the street including some restaurants! The condo itself is very well kept, clean and has a great view of pool and ocean! It was a bit cooler weather so we didn't get a chance to take the kids out to play in the sand ... as many wonderful beach toys are provided in the condo, however we did use the heated pool which was great since it was cold. We also enjoyed playing shuffle board! A short walk 10 minute walk to basketball and handball courts! It was a very easy check in and check out!!! Thank for renting out your lovely condo!!!!

We currently reside in Longwood, FL and have been going to New Smyrna Beach for years. We love the area and the convenience to all the restaurants, shopping, and attractions.

Why they chose this property

It is family friendly and convenient to all of the Orlando attractions (i.e., Disney, Universal, Sea World, Daytona, St. Augustine). The grounds at Castle Reef are very nice, well maintained with lush foliage and beautiful landscaping, among the nicest properties in the area. Our unit is ideally located on the 4th floor, with a direct ocean view looking out over the grounds.

What makes this property unique

Castle Reef is on the No-Drive part of New Smyrna Beach, making it safer for families and with no vehicles obstructing the view. New Smyrna is ideally located, a little south of Daytona (the world's most famous) Beach but much less crowded, and it's the closest beach to the Orlando attractions. This is the beach where Orlando locals go.
