With 1700 sq ft of living space our villa has a large 25' SOUTH facing pool* with beautiful fountain feature that overlooks conservation land - so keep your eyes open for the wildlife that occasionally strolls or flies by!

This lovely accommodation is elegantly furnished with extensive living space including a large family and dining area. The open plan kitchen includes a breakfast bar and is fully equipped with all the appliances you would expect and need. The ice-making freezer and blender are particularly useful for when making those pool-side cocktails!

The accommodation is frequently updated and includes large screen cable TV, VCR, DVD player, Hi-Fi, DVD's, CD's, pool table, darts, table-tennis, videos and books.

The villa also benefits from a fast 200 mb broadband/internet service that is available to guests.

There are four double bedrooms, three with en-suite facilities. There are flat screen cable TV's in the master and second bedroom and bedroom three also has a Nintendo Game Cube.

Other facilities include a laundry room with washer and dryer. All linens, towels and pool towels are provided for guests. We also have a cot, highchair, stroller for your little one!

The garage doubles as a games room with pool table, table tennis table and electronic darts board.

Theme Parks / Attractions: ONLY 10 minutes to the Disney Parks, 25 minutes to Islands of Adventure, Sea World and Universal Studios. 45-55 minutes to Kennedy Space Centre and Busch Gardens.

Golf Course: The 27-hole Championship Course at Orange Lakes is only 5 minutes away.

Spacious well equipped clean villa

Lovely spacious property with a very sunny pool area (sunshine’s literally all day on pool area) well equipped clean (the fridge was so clean it looked as if it was brand new!!) management team excellent (we thought we’d left some stuff there and I connected Diane when I got home she went above and beyond to help) both owners and management team very responsive overall a lovely stay.

A Superb villa which is home from home!

Wonderful villa, great location, well equipped you need for a great holiday, games room amazing and a fabulous pool with great poolside furniture. You need a car but great base for parks and shopping malls. Also lots of.variety of restaurants close by. Highly recommend!

AMAZING VILLA

Absolutely beautiful villa , pool stunning , the management team were wonderful too. Really pleasant stay . Very very happy . Couldn’t have asked for anywhere better . So close to Disney and SeaWorld too. Lovely restaurants and supermarkets , Walmart is a bit mayhem but target was awesome . Thank you for having us

Property was perfect for our needs. Well equipped kitchen and plenty of towels etc. The location is excellent and not too far to visit various parks and attractions. Restaurants are also close by. Management company responddd very quickly when we requested fans dor yhe games room as it was too hot in there. They brought 2 large fans the next day.

Sunset Lakes - Not to be Missed

My family and I spent a wonderful time at our Villa at Sunset Lakes. Everything was perfect. The villa was spotlessly clean and extremely well appointed and all modern accessories included. Karen and John were a phone call when we sought any advice on shopping malls etc and were eager to ensure that our stay was to be the best experience ever. We loved the fact that the Villa was centrally situated in Kissimmee and within easy reach of the theme parks, restaurants' and shopping. I would highly recommend Sunset Lakes and I sincerely hope to revisit in the future. Many thanks for your courtesy that you showed us and if/when we return we would have no hesitation in securing accommodation with you again.

Great location and villa for our family.

Lovely stay at this villa! The location was great for getting to Disney and a choice of supermarkets nearby! Also really liked that the property was on a private gated community so meant it was peaceful and quiet during our stay. So much space so would be great for larger families. Pool was fantastic and loved that there was screening. I do think it needs some love putting into it though, some fresh painting would do the trick, as some parts are looking a bit tired. The villa was clean so no issues there, would have been nice to have more of a welcome package with mini washing up liquid and things like that, as other villas do provide more things to get you started. Also so baking trays for the oven would be handy :D Loved our stay and would stay here again! I'd highly recommend this villa! The owners also answers any questions and very helpful! Thank you!

Wonderful family vacation

Family of four, including a 12 and 16 year old enjoyed a lovely fortnight at this villa. Communication with property manager was great from the outset. Villa is in a quiet location yet still near to all the area attractions and with lots of options for eating out within a short drive. Well equipped kitchen and lots of little extras have been thought about and included in the villa. The games room in the garage kept our 12 year old son entertained during down time. We hope to return in the future!

Very good. Exactly as described and shown in pictures. Lovely community. 10-15 minutes to Disney. Close to supermarkets and restaurants. Really well stocked house (kitchen wear, towels etc) Would definitely recommend and hope to return.

Great location, lovely neighbourhood

Our home for 3 weeks, property had everything you could need. The location was perfect for us to visit Disney, Universal, Seaworld and local restaurants. We made great use of the pool. The neighbourhood was quiet and well kept. As stated with previous occupants, the property could do with some modernisation however the price we paid was very competitive and didn’t affect our stay. Communication with the owners and the property manager was first class. We had a fantastic 3 weeks using it as our base.

Wonderful home away from home

We stayed in this beautiful house a family of 5 from Iceland. We loved everything about the house. The southfacing pool and surroundings was amazing and used all days. The playroom was great and location of the house spot on, rather short drive to the parks, molls and outlets. Hopefully we'll return one day and we can recommend this property. Lovely villa

Villa has everything you need, well stocked, very clean, close to the parks and bigger than expected from the photos however could probably do with a little updating decor wise but this didn’t affect our stay or enjoyment of the villa/holiday, would recommend as a place to stay, thanks

Our Stay

We have just enjoyed a lovely 2 week stay here. The location is absolutely fabulous with Disney parks, shops and restaurants pretty much on the door step and Universal only a short distance away. The villa itself is spacious and with a good sized pool which we enjoyed using most days. The beds were super comfy and rooms good sizes. We also enjoyed the pool table in the garage and had regular morning family matches. The kitchen is very well equipped, you could do a full roast dinner if you wanted to. The management company were very good, I found them to be very helpful when I had a couple of queries. If I am being very picky the kitchen and bathrooms are beginning to look a little dated and tired, this may be reflected in the pricing compared to others around. Overall we had a fun, enjoyable and comfortable stay and I would not hesitate in recommending this villa to others.

Perfect for what we needed it for

The location was great, about 15/20 minutes from Disney. Plenty of room and facilities were great, pool was lovely and we used it regularly. My only critiques are based on cleanliness and that the furniture and decor was very outdated. The bottom of the pool needed a good clean but the rest of the villa was pretty clean. The outdoor furniture needed replacing because they were a bit dirty and the cushions would fall through. The headboard in the master bedroom wasn’t attached properly and was quite annoying, the draws kept falling off the runners and the sofa looked like it’s seen better days. We still had an amazing stay with no complaints and none of this affected our stay but we’d probably look for something a bit more ‘clean and modern’ in future.

Great property in a great location

Perfect base for our Orlando vacation. 6 mins to get onto Disney properly and 5 mins from great selection of restaurants and shops House was a great layout and very clean. Pool was cleaned weekly and was perfect Needed a couple of things from the management company who were incredibly responsive and helpful. Thanks to Gary and Diane. Overall super happy and would rent again

Excellent property

Booked this property based on its super handy location to Disney, 192 and other local attractions. Villa was clean and nicely decorated. Everything we needed was provided along with handy touches like teabags! Quite a compact villa but still plenty of space for our family of 4 . Arrival and check in instructions were spot on and having the passcode entry was very handy.

2 week Family holiday

Location was perfect 10 minutes to Disney and 30 minutes to Universal. Both shops and restaurants very close. We did have some concerns with the cleanliness as we found on day 2 damp musty towels in the washing machine, garage door didn't lock, there was food in both kitchen cupboards and in the bedroom side tables. the cleaning and weeding within the pool area needed addressing, the ironing board looked like it lost a fight with a bear. I would seriously question the work your cleaning company are actually doing re cleaning the property. If these were done the property would be perfect A suggestion also would be to install a safe for your visitors even if its not required its reassurance for people.

Property was perfect for our needs and very spacious. Great having the pool for relaxation and rest days. Good villa, great location, great value, 4.5 + stars (not 4)

This is a good villa in a great location, the villa is spacious and has a good layout that suited our family of 4 with 2 teens as we each had a bedroom and bathroom so no arguments. I was a bit concerned on some of the previous reviews regarding cleanliness but needn't have been as the villa must have had a thorough clean since then as it was very clean, including drawers etc. The kitchen has everything that you are likely to need on holiday, the washer/dryer really useful and there were an abundance of towels available should you need them. The pool and area was nice and relaxing, backing onto trees so very little noise. Location is great, close to supermarkets and a good range of restaurants a few minutes away by car. We only spoke to management team on arrival day as Gary popped by to install a new dryer, he was really helpful and friendly so I would have no hesitation to contact him if we needed anything. There are a couple of things that need an update (which is why I haven't given 5 star but really I would like to give 4.5+ stars) however there is nothing that should put anyone off booking. -The vertical blinds, a lot of them don't work properly, this meant that we couldn't be bothered to open/close them after the first few times so left them closed so were a bit in the dark. - The patio doors by the pool, the bracer bar was broken when we arrived although my husband managed to sort out however they are old and stiff and my 16 year old daughter struggled to open them, they could do with a bit of maintenance or replacing. - The garage/games room could do with a bit of a clean and and it was very hot (I understand that this is not specific to this villa) unfortunately as the storms were quite long lasting during our trip we wanted to use but we could only go in for very short bursts - I think a fan would make this more useable. These points however are minimal and I think that given the space, facilities and location the villa is very good value for money and a great place for an Orlando holiday.

We bought this property because we wanted to enjoy the wonderful weather and be close to the huge number of attractions that only the Orlando area can deliver. Yet we also wanted to be able to relax away from the hustle and bustle that such a vibrant environment can bring.

Sunset Lakes provided exactly what we wanted, it's a quiet well protected gated community with a large percentage of permanent residents.

Furthermore this property, backing on to the conservation land, is particularly quiet.
