This secluded cottage is small but has a lot: living/dining room, eat-in kitchen, master bedroom with queen, bunk room, separate small building with pair of twin beds, one bath with tub/shower, outside shower; boardwalk patio on east side with flowers and herbs for breakfast in the sun, small sitting porch on west side for viewing amazing sunsets, flat seating area in sand between house and water; TV, /DVD, cable, WiFi; foxes, rabbits, finches, gulls, osprey. Walk out the back to swim, SUP, kayak, canoe from 200 feet of private beach waterfront - excellent swimming for both children and adults. A mile walk to the town of West Falmouth with its charming shops, cafes, a nice restaurant, market, library, town dock, and the Shining Sea Bikeway. I rent FRIDAY to FRIDAY only from mid-June to mid-September. Before and after those dates have 3 might minimum. Weekly rates are for Friday 4 pm through Thursday night (7 nights) and check out time is noon Friday morning.

My wife and I stayed at the property for our 33rd anniversary and we had a nice relaxing stay. The oceanfront was exactly what we wanted and the view from the upstairs deck was lovely. The water is clear and shallow and it was nice to wade around The kitchen was set up with everything we needed and bed was comfy with great sheets!
What a cozy,, charming and wonderful little cottage. We had a picture perfect week of relaxing, walking on the beach, and exploring the cape. Will definitely come back.
We’ve been here before and love this beach bungalow. It’s tiny but you have almost everything you need. I only wish that some things were kept more up to date. Gorgeous location, beautiful sunsets!
This listing was a dream. It was central to everything we wanted to do and easy to get to the main roads. Coffee, teas, spices, towels, comfortable beds, firepit and the list goes on and on. Peggy was an attentive host and made us feel very welcome.
Very charming house on a lovely beach. Very private. Host provided everything one would need. Unfortunately we did not have good weather so were not able to enjoy the beach as we wanted but would definitely consider returning.
We loved everything about the Beach house! It is a magical place with an ideal setting right on the beach. Such a nice place to swim, relax and take walks on the shore. We had wonderful dinners where we ate looking out at the sea and sunset each night. The house was very clean and well stocked with everything you would need for a week. We cant say enough nice things about our vacation at the beach house. My whole family enjoyed the vacation.
I stayed for a month, half of May through half of June, 2025 and it was incredible. The cottage is cute as can be and everything you could want for the perfect beach vacation. We went through 3 nor'easters during our stay and the fireplace was just perfect. The beach is 10/10. The cottage was very well appointed and was neat as a pin. The tiny guest house was a big hit with everyone who stayed there as well. It's a very private location and few people crossed the beach while we were there. The sunsets were breathtaking. To sum it up - it was the perfect beach cottage you imagine in your mind's eye!! 10/10 recommend.
The sunsets at this location are fantastic and being right on the dune is idyllic. The cottage was immaculately clean and they must have used some kind of magic because it was sand-free on the inside despite being right on a sand dune! The only thing I can think of that this cottage is missing is a dishwasher, though that simply meant we got to enjoy more of the local restaurants while we avoided doing lots of dishes on vacation! :) Many thanks to Peggy for sharing her wonderful beach house with us!

Great spot on the Beach
We loved the location of this beach house! I would’ve given this place 5 stars had it been clean when we arrived. When you are being charged a $160.00 cleaning fee, it should be clean! It was dusty, with random hairs everywhere, overall just needed a deep clean. Seemed like the cleaning crew just did a quick job. The most disgusting thing was the half used coffee cup inside the cupboard, with a hair on the rim. I contacted the owner, she made no effort to rectify the situation. This is the first bad review I’ve ever left, it was that dirty.

The dirty coffee cup is yucky, to be sure. However I can't ask the cleaners to check the cleanliness of items inside cabinets. There just isn't time between renters for them to do that.
I will talk with my cleaner about your other concerns and hope to resolve the problem by next season.
The location of the cottage is ideal as it’s nestled in the dune off of Buzzards Bay. Morning coffee on your private beach, glorious sunsets on your rooftop deck! Hard to beat this gem!
The setting is sublime, and the cottage is very well maintained. Solar panels, proximity to bike path and outdoor shower are all a big plus. Can't wait to return.
The cottage in the dunes and on the beach in West Falmouth is wonderfully private yet close enough to Falmouth and shops should you run out of provisions or want to go exploring. I enjoy cooking so we ate in and timed cocktails and dinner for the glorious sunsets over Buzzards Bay.
We are repeat guests and enjoy our stay each time. We love exploring Little Island, taking photographs on our walks and of the sunset, and just relaxing on the two porches or on the chaise lounges soaking up the sun, reading, or playing backgammon. The kitchen is well-stocked though I do bring some of my kitchen "toys" like my ice cream maker because I rarely have time at home to experiment with new flavors. Not to mention what that would do to my waistline! The cottage is cozy - works well for a solo guest, two friends, or a couple (all of which I have done over the years).
West Falmouth is a perfect getaway from it all location. We're already looking forward to our return trip next year!
This cottage is magical. We were transformed by the sand, sea, sunsets and solitude! A beautiful working fireplace and plenty of fire wood! Thank you for sharing this magical venue!
We loved our stay! The house is in such a beautiful spot in the dunes that you can really enjoy the ocean relaxing inside or out. Communication was great the entire time getting questions answered, and the house was all set up--including everything we needed in the kitchen, beach chairs, cool books/field guides and binoculars which are fun with all the amazing selection of birds. Easy to park two cars and very private, quiet area--and very quick ride to shopping/supermarket/take-out. Sunset was amazing over the ocean btw!
