RENTAL RULES
Guest acknowledges the Property is on the Homosassa River, there is no fence blocking access to the river from the Property and there is no lifeguard on duty at or near the Property. Guest assumes all risks of damage, personal injury or death, arising from the proximity of the Property to the river and the use of the river for swimming, diving, boating and other recreation. This provision extends to Guest, the rental party and all other persons on the Property at the request or with the consent of Guest or any member of the rental party during the term of the lease. Guest will indemnify and hold Homeowner harmless from any and all claims, loss, cost, damage or expense arising from or relating to such risks.
Smoking is NOT allowed in the house or on the porch, Smoking is allowed outside downstairs only. Cigarette butts need to be put in the garbage or you will incur a $50.00 fine.
People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Only use appliances for their intended uses - notify homeowner IMMEDIATELY if anything stops functioning properly.
PETS ARE allowed with a $200 pet fee.
Parking: PARKING – Parking is limited to __3_____ vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
Trailer Parking: You may park your trailer in the grass in the front yard.
Boat Ramp: Private Ramp - used by the Fish House. No Other houses are allowed to use this ramp.
Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the house. Extra Fees: Late Check out - $50.00, Yard clean up of fireworks or garbage in yard or fire pit - $50.00, Extra Cleaning fees - $25.00 per hour(normal cleaning is 4 hours) - Missing towels or sheets = replacement price. Extra people = $25.00/person/night. Cigarette Butts on the ground or in the yard = $50.00. Please respect our property.
Storms: If there is a storm or hurricane, no refunds will be given unless: The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: Any unused portion of rent from a guest currently registered; Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
Kayak and Paddle Board usage waiver-
I fully understand and acknowledge that: (a) outdoor recreational activities have inherent risks, dangers, and hazards and such exist in my use of paddle sport equipment and my participation in paddle sport activities. (B) my participation in such activities and/or use of such equipment may result in injury or illness including, but not limited to bodily injury, disease, strains, fractures, partial and/ or total paralysis, death or other ailments that could cause serious disability; ( ; the negligence of participants, the negligence of theirs, accidents, beaches or contract, the forces of nature or other causes. Risks and dangers may arise from foreseeable or unforeseeable causes including, but not limited to, guide decision making, including that a guide may misjudge terrain, weather, trail or ocean conditions, and water level, risk of falling out of or drowning while paddle sporting and such other risks, hazards and dangers that are integral to recreational activities that take place in a wilderness, ocean, outdoor, or recreational environment.
By my participation in these activities and/ or use of equipment, I hereby assume all risks and dangers and all responsibility for any losses . I also verify that I am in good health, Not under the influence of any drugs or alcohol of any kind, nor do I have them in my possession , and am capable of pursuing paddle sports, and that my participation in this activity is voluntary. I/we also agree to a properly secured USCG approved personal floatation device, of type 3 or better, at all times.
I, on behalf of myself, my personal representatives and my heirs, hereby voluntarily agree to release, discharge, hold harmless, defend and indemnify Scott Family Fish House LLC and Homosassa Vacation Rentals and its owners, officers, and employees from any and all claims, actions or losses for bodily injury, property damage, wrongful death, loss of services or otherwise which may arise out of my use of paddle sport equipment or premises or my participation in paddle sport activities. I specifically understand that I am releasing, discharging, and waiving any claims or actions that I may have at present time or in the future for the negligent acts or other conduct by the owners, agents, officers of Scott Family Fish House LLC.

This house is great for large families and extended families. Everything was very clean and the accommodations were fantastic. Having an on-site boat ramp and two boat docks was perfect.
This home was perfect! It was comfortable and had everything you could possible need. The coffee bar was such a hit! Everyone in our group was every comfortable. The yard was beautiful and had plenty of areas to hang out and enjoy.
Booked this place for my husband's birthday weekend and we had a great time. It was so convenient to be able to put our boat in the water right at the house! We will definitely be back!
This was a great home to gather with friends. The boat ramp, ice machine, and parking were extremely convenient. Everything was well maintained! The kitchen was well stocked. There was not anything we would have changed about the home or our stay there!
There were 7 golfers in our group. Plenty of beds for our group. The large kitchen/family room provided an excellent place for breakfast and dinner gatherings (ok, we played a little poker also).
Too cool for me to sit outside but there were plenty of places to do so.
This place was great.
Family came from near and far to get together at Christmas 2020 in this beautiful home. Dani was great. We will definitely add this one to our favorites! Thanks Dani!!

Everything you could possibly need the owners had available to you. Beautiful home. Nice and welcoming owners. Would definetly rent again. And will next year thanks for everything.
This place is a boater/fishermans perfect rental. Boat ramp and dock was great. Ice machine was convenient. The elevator made moving our stuff and groceries a breeze. The neighborhood was quiet, no issues with the neighbors. We were close to any shopping we needed done. Also close to the restaurants/bars on the water and the homosassa springs marina (awesone staff there) we rented a boat from.

Relaxing fishing retreat with its on boat ramp write on the river!
The Fish House had everything we needed for fishing, scalloping, and plenty of room for hanging out with our family and friends. I loved sitting on screen in porch high above the river to drink my morning coffee while watching the manatees play. It was so nice being able to load and unload our boat right there as this house has its own boat ramp and docks. We loved driving down the street to Shelly's to get fresh seafood to cook out on the grill. We will definitely be going back!
You can believe all the high star reviews of this wonderful home. Amenities abound. Quiet neighborhood while offering quick and easy accessibility to nearby shopping, restaurants and many other venues. We especially enjoyed launching kayaks from the beautiful boat ramp and paddling through the scenic surrounding area. Mornings and evenings were spent in the upper level screened porch which offered a great view of the passing manatees and other wildlife. This home had everything we needed for our family. Our month long stay was very comfortable and absolutely enjoyable. The hosts were prompt to respond to the very few questions we needed answered.
We planned a group vacation for a friend's birthday. We stay in Homosassa often and are very familiar with the area and accomodations. This house is not as advertised, it's BETTER!
The sleeping arrangements worked out perfect for our group. Only issue was the downstairs bathroom floods easily. We threw some towels down and kept on. It worked out.
The docking for our boats was perfect and parking was ideal. Can't rave enough about this house. We will definitely be back!
Went for Guys Fishing Trip. Great Location and accomodations. Only DrawbACK the TV System doesn't have any Live Channels. We couldn't get the NCAA FINAL FOUR on TV on CBS. When paying top prices you have an expectation of at least BASIC TV Channels. It was very frustrating. Otherwise accomodations were great.

Property was very clean and spacious. Plenty of room for 2 families 1 upstairs and 1 downstairs. Elevator (really an outside lift) was very helpful for getting luggage and groceries to second floor. Plenty of parking and boat ramp is very handy. Master bedroom is very nice. Good grill, kayaks, outside seating, all very nice. Lots of cooking stuff
Downstairs has microwave and fridge and coffee stuff very handy for early risers before breakfast begins upstairs.
Coming out of canal to river takes about 15 minutes as is all no wake but no bridges we had at least 2.5 feet of water coming in and out of canal. Canal empties into the Homosassa river right where the no wake end to go to the gulf very handy. About 30 min. boat ride to the springs which we made everyday. Just a nice ride it is NO WAKE all the way.

Hi Ron - Thanks for the great review! The Fish House is a favorite. We wanted to clarify for future guests the canal water depth as these are very nice deep canals and no bridges. The water depth from house to river is at least 3-4 feet on a low tide with plenty of depth for boats to navigate to main river.

Our family has lived in Homosassa for years. We traveled up here every summer as kids. And wanted to be on the water. So we looked around Homosassa and moved here in 2011. Leaving the city was the best move we made!
