A beautiful visit England 5 star Gold award winning cottage, with everything you need to have your perfect Cornish getaway. This is the ideal base for a couple or a family on holiday.
With easy access to beaches (Praa Sands with its long sandy beach, Surf School, bar and cafes is only minutes away) and the rugged coastline of West Cornwall, the Lizard Peninsula, historic St Ives and the Helford Estuary, 'The Hayloft' is the perfect place for your Cornish holiday escape.

Little Rosewarne lies nestled at the base of Godolphin Hill within part of the Cornish Mining World Heritage site. From the summit of the hill there are spectacular panoramic views over West Cornwall and the Lizard. The National Trust’s Godolphin Estate borders our grounds with Godolphin House and Gardens a short walk away.

Great stay
We recently had the pleasure of staying at a serene and family-friendly retreat that exceeded all expectations. Nestled in a peaceful corner, the accommodation was not only impeccably clean but also thoughtfully equipped with everything a family could need. From the abundance of games and outdoor toys for kids to the spacious outdoor play areas, it was a heaven for little ones to explore and enjoy. The tranquil surroundings provided a perfect backdrop for relaxation, while its convenient location served as an ideal base for exploring the stunning coastal attractions nearby.

What can I say about this property just perfect the location was exactly as described. The owners were incredibly helpful giving us advice on best places to go like to lizard point to see the seals or to go to st earth to catch the train to st Ives along the coastal path. They were great with my son and made the holiday better than it could be.

The Hayloft
We thoroughly enjoyed our stay. It was a great base for our walking holiday. The weather was wet and windy and The Hayloft provided a lovely cosy place to return to each day. Comfy beds, super bathroom, washer/drier, great view from the window...everything we needed! We will recommend to others.

Lovely Cornwall home from home - The Hayloft
Kevin and Kate made us feel very much at home and at ease right from our arrival. Everything is very comfortable and just right for a family of 4. The setting is great too with ample space to roam outside for kids and adults alike and a super friendly cat to boot. We will be returning - thanks Kevin and Kate

Fantastic break in great accommodation
Really enjoyed our stay here. The accommodation was bigger than the photos which is always a nice surprise. Plenty of room inside and outside for young kids (3&5) to play. Good access to all parts of southern Cornwall. Nothing bad to say at all.

Brilliant stay at The Hayloft
We had a fab stay at The Hayloft - Kate and Kevin have really thought of everything you could ever need and are so welcoming, accommodating and helpful. The Hayloft provides a great location to explore the surrounding areas but there's also so much outdoor space and lovely animals and wildlife on your doorstep to keep little ones occupied. We'd definitely recommend and would love to visit again!

A lovely family retreat, perfectly situated for exploring Cornwall
We had the most wonderful break at The Hayloft; a clean, spacious, family friendly holiday let, situated in a lovely peaceful location. After months of lockdown we were delighted to have a change of scenery and this did not disappoint. We were able to visit various places across West Cornwall and pop to Praa Sands beach for a few hours in the evening. Our hosts, Kevin & Katie provided a warm welcome (including a delicious treat!) and were extremely helpful. We highly recommend and would definitely book again.

Fabulous find -great for kids
Well what can i say. This property is set in such a lovely area, so pretty and so many things to do without having to travel too far. The property was of an excellent quality and the owners were so lovely, friendly and helpful. We took our 8mth old and the owners had thought of so much that made it so much easy for us to not have to travel with more stuff than necessary. Very suitable for children and would thouroughly reccomend and we would happily go back there again

Room with a view
A lovely, quiet location with views over open countryside. Just 13 rabbits and a pheasant for company. Thank you so much to Kate and Kevin, they have given so much thought to setting up The Hayloft; from a very comfortable bed to great cookware. Fresh home-made scones with jam and Cornish clotted cream welcomed us, and milk and wine in the fridge! Thank you. The Hayloft is light and airy and very clean. Highly recommended. If we brave the Cornish winds again, we would certainly want to stay there again.

Amazing property with all we could wish for!
Fantastic property with all the amenities needed for a family. Not many properties we have stayed at truly cater for babies and young children. The Hayloft more than lived up to its claims...with everything we needed for our 1 year old, to an amazing outdoor space with play equipment and a summer house full of toys for our 4 year old...there simply weren’t enough hours in the day! The Hayloft is in its own micro-climate, away from the hustle and bustle when needed, but close to all the tourist areas and beaches of southern Cornwall. From the warm welcome by the owners (and the waiting Cornish cream tea), to the luxury of the accommodation, there is nothing more we could have asked for.

Perfect for families and little ones
Great modern and stylish ‘hayloft-style’ apartment with stunning views over the countryside and skylights for plenty of natural light. The apartment has everything you need, including tea, coffee and milk to get you going until you have time to visit a supermarket. Great for little ones - very safe with a travel cot, booster seat, toys and ride-ons in the garden. Location is a great base for day trips to various attractions - in four days we visited the Maritime Museum at Falmouth, Penzance, the lighthouse at Lizard Point and Kynance Cove (‘Poldark’s beach’), Helston and the steam railway, Poldark’s Mine, Godolphin House (walkable), Penrose and Porthleven. Nice little touches include flowers on the table, freshly baked scones and wine on arrival, which were gratefully consumed after a long journey. Kate was very prompt and friendly in her communications and lives in the house next door so is on-hand should you need anything. Thanks for a super stay.

Lovely peaceful location, charming accommodation and helpful hosts
A lovely, peaceful location with beautiful views from The Hayloft. Interior is charming with wood floors and furniture, clean and modern but lots of character. Crisp cotton bed linen and plenty of fluffy towels made a very comfortable stay. The children loved feeding the pig and chickens and we enjoyed the fresh eggs from the ducks for breakfast! Thank you Kate and Kevin for a perfect relaxing break.

Perfect
A very warm welcome, with a cream tea and a bottle of wine to help us settle in. The apartment is beautifully decorated and very well appointed- nothing has been forgotten. The bed is blissfully comfortable and only the owls disturb the night. The view from the living room is of distant hills and a field of gambolling rabbits. Thank you Kate and Kevin for a great stay; it will not be our last.

Perfect base for exploring Cornwall
Myself, husband and two year old boy stayed here. The accommodation itself was ideal. Clean, modern and very well equipped. Plus it provides all the basic essentials such as hand soap etc.so it means you can relax from the moment you arrive. The outdoor space was beautiful and also provided lots of safe playing space for our little boy to run around and burn off energy. Kevin and Kate were friendly with suggestions of things to do and how to maximise our time during our visit. I can't recommend this accommodation enough.

The perfect family retreat
We have just come home from one of our most memorable holidays. The hayloft is the perfect home from home, equipped with everything needed for a relaxing family holiday. The hayloft was very spacious, modern and beautifully clean. The owners Kevin and kate went out of their way to ensure we made the most of our week's stay, and even took our little girl over to the chickens' coop to search for eggs! We thoroughly enjoyed waking up to the peaceful surroundings of the hayloft ; watching the rabbits and pheasants playing in the vast garden below. It is situated in the perfect location for exploring southern Cornwall, we were blown away by the stunning beaches such as Kynance Cove and Sennen Cove, and had wonderful days out visiting the breathtaking Minnack Theatre, St Michael's Mount, and of course Roskillys ice cream farm. There is just so much to do down there and we will definitely be returning.

Great holiday
The Hayloft is a perfect base to explore Western Cornwall. We found the apartment had everything that we needed and more. We were travelling with 2 small children and the accomodation was perfect for them too. Kate and Kevin were very welcoming and helpful. Our daughter enjoyed helping feed the animals. Wonderful place to stay
We spent a week at The Old Dairy and it was the perfect place for us to explore the western and southern coasts of Cornwall. It was extremely clean and comfortable with all the usual luxuries making it the ideal home from home. The owners Kate and Kevin were extremely friendly and welcoming, (thank you for the cream tea which was laid out on our arrival...delicious)! Our boys loved visiting the ducks, chickens in the meadow and feeding the pigs too. We've had such a relaxing holiday staying in such a beautiful little village. It was great to be just within a few miles of the local beach and the location was perfect for us to easily drive to St Ives, Lands End, Kynance Cove, Perranporth, Portleven and St Michael's Mount to name just a few. A beautiful rural retreat in a picturesque little village. We thoroughly enjoyed enjoyed ourselves and will definitely be going back one day.

Fantastic! Home from home. Warm welcome on arrival, everything you need for relaxing holiday.
We absolutely loved our stay at the Hayloft and would definately stay again! Our two little boys didn't want to leave,they loved to help feed the ducks,ckickens n pigs. Lots of space outside for them to run round and explore. There's also a summer house outside full of toys for children,our boys loved playing in there! We all slept really well too,very comfy beds. Great base to visit lots of great places nearby. We had a lovely warm welcome from Kate and Kevin the owners,they'd left some little treats on arrival which made it extra special. Couldn't fault it at all. Think this is the best accommodation we've stayed in! Thank you for a fantastic stay!

Far exceeded expectations!
We arrived after a fairly long journey for our post-Christmas relaxation break....and what a pleasant surprise to stumble across the Hayloft. Even better than described! And to be greeted with some mince pies for us and star gingerbread biscuits for our daughter was an additional bonus :) Kevin and Kate were extremely friendly and welcoming - fantastic hosts. Very useful 'visitor guide' and recommendations of where to visit and where to eat (Kota Kai in Porthleven was a definite favourite!) Such high standards have gone into the detail of the Hayloft and the cleanliness was remarkable. Every detail from the small touches in the bathroom, the quality crockery and cutlery down to the gorgeous comfy bedding was included. Thank you, we hope to return in warner weather to really allow us to explore....and for Sofia to help with some farmhand chores!!

Great location and family friendly
Our stay at the Hayloft was like a home from home! We arrived late, after travelling, but we're still met by the owners, who then spent some time recommending places to go, as their boys were similar in age to ours. Our shopping (which we had been advised we could order from the supermarkets) had even all been unpacked and stored away! Nearby places of interest were never too far away- St Michael's Mount, Praa sands, the Maritime museum and ships and castles splash pool (ideal for a rainy day), to name but a few! Godolphin House had brilliant Halloween entertainment for the children too- and we followed the footpath here, eating blackberries along the way! Comfortable, easy, and lots and lots of fresh air - perfect for us!

super luxe en rustig verblijf met konijnen.
Wij zijn erg goed verwelkomd door de eigenaars ondanks onze late aankomst 22:00 uur in de avond. Luxe en heerlijk verblijf. Ruime bedden luxe badkamer en keuken alles is aanwezig. Heerlijke grote tuin met lieve konijntjes op zijn hoogst 30 stuks. Speelgoed voor de kids. Dieren zoals varkens die je mag voeren. Heerlijk verblijf in de rustige natuur. Zou zo weer er naar toe gaan met ons gezin we hebben genoten. Je zit dicht bij veel hoeken van stranden maar je betaald wel pakeergeld maar dat is de moeite waard. Vooral st ives had heerlijke golven. Shoppen in Plymouth was ook leuk maar heb je dan 1,50 pond tol alleen de heen weg. Kortom super verblijf mogelijk gaan we volgend jaar terug.

We moved to Cornwall as a family in October 2010 with the intention of setting up our own holiday letting business and to have our own Cornish escape from our previous lifestyle.

We are Kate and Kevin Thomas and have 3 young boys who love the freedom of the great outdoors.

Little Rosewarne is a smallholding of some 10 acres and in the past has had its own dairy herd. We started to convert the old cattle shed and creamery at the beginning of 2012 and wanted to maintain the character of the building while providing a sustainable future for the farm.

We keep chickens at Little Rosewarne and currently enjoy eggs from 3 Copper Marans, 2 Speckled Marans and one Cream Legbar. We also raise Berkshire pigs. These are black haired and famed for their great quality pork.

Why they chose this property

We bought Little Rosewarne after holidaying in the Porthleven area over the past 20 years. We know the area well and would spend most of our holiday time either in Porthleven or towards Falmouth.

When we made the decision to move to Cornwall we knew we wanted to be close to the things and areas we loved. However, we had never been to Godolphin Cross or for that matter Godolphin House. But when we saw Little Rosewarne, we fell in love with the place and felt with its proximity to the areas we enjoyed spending time in, it would make the ideal place for us to live and raise our family.

Little Rosewarne itself is a traditional Cornish farmhouse with extensive gardens. We wanted to buy a property where there was the potential for a blank canvas and for us to make our own mark. The first of which is The Old Dairy. It also means we are close at hand if we are needed.

The area is stunning because it is situated near to Godolphin House with easy access to the the beach and fantastic areas and places to explore.

What makes this property unique

We believe that 'The Old Dairy' and 'Hayloft' at Little Rosewarne is the perfect place to escape to, and explore this part of Cornwall. We hope that having spent many years staying in quality holiday accommodation we have worked out what works and what is sometimes missing and it is to this end we hope we can provide that little something extra.
