The Space:

This 5-bedroom, 4-bathroom townhome in Windsor at Westside sleeps up to 12 guests and sits just 15 minutes from Walt Disney World. The private pool and access to two resort clubhouses with lazy rivers and water slides make it the ideal base for families who want theme park thrills and poolside downtime in equal measure.



Bedrooms and Bathrooms

The five bedrooms are spread across two floors, giving everyone space to spread out:

- The first king suite includes an ensuite bathroom for total privacy.

- The second king bedroom shares a hallway bathroom.

- The queen suite comes with its own ensuite bathroom.

- Two additional rooms feature a full bed and a twin bed each, sharing a bathroom between them.

Four full bathrooms mean no morning bottlenecks, even with a full house.



Living, Dining, and Kitchen Area

Two separate living areas give your group flexibility — one for movie nights, another for the kids to play or teens to hang out. The kitchen is fully equipped with everything you need to prep snacks between park days or cook a full family dinner. A dining table seats six, and there's more seating at the breakfast bar.



Outdoor Amenities

Your private pool is surrounded by a spacious deck with lounge chairs and an outdoor dining table for six — perfect for morning coffee or evening barbecues. The backyard is fully fenced, giving kids and pets room to roam safely. Beyond your own space, you'll have access to Windsor at Westside's clubhouse with a lazy river, water slide, fitness center, and sports courts, plus additional amenities at Windsor Palms Resort including a tiki bar and arcade.



Good To Know

A dedicated workspace, in-unit washer and dryer, and free parking on-site make longer stays easy. Central air conditioning and room-darkening shades keep everyone comfortable after long park days. Self check-in via lockbox means you can arrive on your schedule. Pool heating is available in winter for $50 per day and must cover your full stay — request at least 7 days ahead. A BBQ grill is available for an additional fee with 48 hours' notice. Pets are welcome with prior approval for $290 per pet, up to two pets maximum.

Getting Around:

All guests are required to pay a $20 fee per vehicle, with no exceptions. The townhome is about 35 minutes from the Orlando International Airport and is surrounded by great restaurants and shopping malls. Apart from the restaurants and bars on site, here are some of the most visited places in Orlando:



Theme parks:

- Disney - 19 min drive (11.8 miles)

- Universal Studios - 28 min drive (20 miles)

- Seaworld Orlando - 23 min drive (15.4 miles)

- Busch Gardens - 1 hour drive (65 miles)

- Target - 11 min drive (4.8 miles)

Other Things to Note:

Pool & BBQ

- Pool heating is available (Winter only)  for $50/day and must cover your full length of stay — just request it at least 7 days before check-in. A BBQ grill is also available for an additional fee; please request it at least 48 hours before arrival.  It takes at least 24 hours for the water to reach a comfortable temperature, and the weather conditions might affect the maximum temperature.



What You'll Find When You Arrive

- Paper towels, dish sponge, dish detergent, dishwasher pods, one trash bag in each trash can, and one roll of toilet paper per toilet. Hand soap, shampoo, and conditioner in each full bathroom. Please note these are not replenished during your stay — when you run out, you're welcome to purchase more or have them delivered.



Good to Know Before You Arrive

- Washcloths are not provided. We don't provide condiments or food items due to Florida regulations. You can order your groceries in advance or stop at Walmart or Publix on the way.



House Guidelines

- Only guests listed on the reservation are permitted on the property.

- No smoking of any kind inside the home, and no drug use or illegal activity on the premises — a $400 fine applies.

- Please keep noise levels respectful after 10 PM for the sake of neighboring families.

- No parties or events, and no tents or external structures on the property grounds.

- This is a two-story home, so please keep in mind there are stairs to reach the upper level.

- We kindly ask that you avoid moving furniture.



Pets

- This is a pet-friendly home. Pets are welcome with prior approval and a fee of $290 per pet, with a maximum of 2 pets ($580 total). Dogs must be kept on a leash within community grounds.



Booking Requirements

- Lead guest must be 21 or older.

- A quick rental agreement is required upon booking confirmation

- Valid government-issued ID may be requested at check-in or during your stay.

- Depending on the booking platform, a temporary authorization hold as a security deposit may also apply — this is automatically released after checkout provided no damages occur. (Not applicable for Abb bookings.)



Safety & Damages

- Outdoor security cameras are in place on the property for safety purposes only.

- Guests are responsible for any damages or additional cleaning costs resulting from their stay.
