The French Quarter is New Orleans’ oldest and most expensive neighborhood, but homeowners who seek its densely urban layout, historic appeal, and walkability can find those same attributes in the neighboring Marigny Triangle. In some ways, the Marigny Triangle is superior to the French Quarter: sandwiched between the Vieux Carre and the trending Bywater, it enjoys proximity to amenities in both neighborhoods. This home is ideally located only a short distance to numerous New Orleans landmarks, including The Spotted Cat Music Club (0.7 Miles), Jackson Square (1.1 Miles), JAMNOLA (1.0 Miles), and Caesar's Superdome/Smoothie King Center (2.5 Miles).

Faubourg Marigny

Residents of the Faubourg (an ancient French term for "suburb") Marigny are very proud of their neighborhood...and who can blame them?

Here in this small wedge of real estate located just downriver from the French Quarter, you'll find everything that makes New Orleans a uniquely wonderful place. The jazz clubs lining Frenchmen Street are world-famous, and every night you can hear big-name acts jamming with the hippest stars of tomorrow. The Marigny is home to some of the city's trendiest restaurants: places where new chefs constantly reinvent the city's cuisine. Neighborhood galleries and antique stories offer gems for every pocketbook, from museum-quality art to thrift-shop chic. And the area's eclectic late Georgian, Creole, and Greek Revival houses nestle closely together, forming a fascinating and varied cityscape.

The Marigny's boundaries as defined by the City Planning Commission are: North Rampart Street and St. Claude Avenue to the north, Franklin Avenue to the east, the Mississippi River to the south and Esplanade Avenue to the west.

The Marigny was laid out in the first decade of the 19th century by eccentric Creole millionaire developer Bernard Xavier Philippe de Marigny de Mandeville on land that had been his family plantation, just downriver from the old city limits of New Orleans. The portion of the Marigny closer to the river was built up first; the area on the side of St. Claude Avenue (formerly "Goodchildren Street") away from the river was sometimes called "New Marigny".

Elysian Fields Avenue, named after the Champs-Élysées in Paris, was designed to be the main street of the Faubourg Marigny. It was the first street in New Orleans to extend all the way from the riverfront straight to Lake Pontchartrain, 8 km (5 miles) away. From 1830-31, the Pontchartrain Railroad was built, with tracks running down the center of Elysian Fields. The area at the other end of the rail line developed into Milneburg. Marigny's town square, Washington Square, fronts Elysian Fields.

The neighborhood declined in the mid-20th century but came back strong in the late 20th century. After profiteering centered around the 1984 World's Fair drove many long-term residents from the French Quarter into the Marigny. Frenchmen Street soon developed the city's premier collection of live music venues and restaurants, and is a popular destination for both locals and knowledgeable out-of-towners.

Whether you're in town for a long weekend of live music and late nights on Frenchmen Street, a festival run through the city, or a celebration that deserves a proper home base, the space is built for it.

Living space
The main living areas flow easily between rooms, giving your group room to spread out without losing that sense of being together. A dedicated workspace with a closing door adds a quiet corner when needed, and ceiling fans keep the air moving throughout. Smart TVs and a fast Wi-Fi connection mean downtime is covered between outings.

Sleeping arrangements
Five bedrooms each offer a comfortable bed, quality linens, room-darkening shades, and ample storage - walk-in closets, standard closets, and dressers are available throughout. Three full bathrooms serve the group well, each stocked with shampoo, conditioner, body soap, shower gel, and a hair dryer. Hot water and a bathtub round out the bathroom amenities.

Kitchen & dining
The kitchen is fully equipped for group cooking - a Frigidaire refrigerator, GE stainless steel gas stove, Bosch stainless steel single oven, dishwasher, and microwave give you everything you need to cook at scale. Coffee drinkers are covered with both a drip coffee maker and a Keurig. Wine glasses, a toaster, baking sheets, cooking basics, and dishes and silverware are all provided. The dining table seats the group for shared meals before heading out into the city.

Game room
The arcade game room is one of the property's standout features - classic arcade games and a giant Connect 4 give your group a built-in social space that keeps the energy going long after you're back from the street. It's a genuinely fun anchor for group stays.

Outdoor living
The private, fully fenced backyard is a quiet counterpart to New Orleans' energy outside. An outdoor dining area and comfortable seating on the private patio or balcony make it an easy place to linger over morning coffee or wind down after a full day.

Practical details
In-unit washer and dryer, central air conditioning and heating, self check-in via smart lock, and free street parking make the logistics easy. Families are welcome - a Pack 'n Play/travel crib with sheets and a folding high chair are both available upon request, and babysitter recommendations are on hand. A digital guidebook covers local picks. Exterior security cameras are present on the property. Long-term stays of 28 days or more are allowed.

The Marigny puts you steps from Frenchmen Street's live music venues and within easy walking distance of Bourbon Street and the French Quarter. Fall and winter in New Orleans means the festival calendar is in full swing - NOLA ChristmasFest, New Year's Eve fireworks, Twelfth Night, and Krewe du Vieux are all within easy reach from here.
