Our beautiful gulf front home was recently remodeled, inside and out!! It has 3 large bedrooms, 3 Bathrooms, up 12 can sleep.

Upstairs we have a King master bedroom with a full wall window that directly faces the Gulf. It has attached Full Bath. The second bedroom upstairs is designed to be kid friendly and is home to two comfortable queen beds and private bathroom.

On the main level of the home we have our third bedroom. This room is equipped with two queen beds as well and has a full bathroom with a standing shower. This can be ideal for any restricted travelers with its first floor location and full bathroom.

All bedrooms have their own flat screen TVs and of course, WiFi is included!

The fully furnished, open concept kitchen is set up with a cozy breakfast bar for four and overlooks the ocean for an out of this world, relaxing cooking/dining experience. All kitchen utensils and basics are stocked for ease of access and guest comfort.

The living room is arrayed with a modern queen sofa and two comfortable chairs. There is also Flat screen LED TV to help you unwind after a day of fun and activities!

The dining area features a full dining table for six.

For your pleasure, we have also provided a charcoal grill, ready to be enjoyed on the gulf front deck with Gazebo. Enjoy on deck with Gazebo has front row seating for sunsets over the gulf. Located directly West of Pier Park, we have a great view of the Pier directly off of our Gulf Front Deck.

There are also great dining spots within walking distance of this unit, an unbelievable Italian/Pizza place right across the street, a Wings/Barbecue place nearby, and many great seafood restaurants as well.

There is also a Winn Dixie Grocery Store and a CVS Pharmacy across the street.

About 1 mile away to the East is the famous Pier Park area which offers tons of entertainment, dining, and shopping, as well as a newly reconstructed Pier!

Nice location for beach access and unit was clean and orderly on arrival, and included necessary kitchen supplies for family Thanksgiving celebration.But we were without hot water for last two days of 5-day visit, and despite outreach by e-mail and phone, nothing was done to remediate the situation.Maybe it was a one-time thing, but there should be better responsiveness or other consideration. Based on my experience, I would not risk situation again with this unit.

I would not recommend that you stay at this location or even consider it. We made the best of the stay because we had paid and that is the kind of people that we are. Upon arrival after flying to Florida, this unit was not ready for us so we were moved about 3 miles down the beach to another establishment. The next day we were able to get into the condo we had rented. Then the water issues began. From Sunday to Thursday, we had no water in showers, or cold water. It was pretty awful to have to guess or decide who could shower. We ended up having do laundry at a laundry mat due to water issues. All the while the renter said they would send someone. When the water was actually fixed on Thurday (we checked out on Saturday morning) the man that fixed it informed us that the water meter had been turned off. I've asked for a refund and have been offered 200 which doesn't even begin to cover what was promised with this unit and what was delivered. In the meantime, we met neighbors that said this renter has known there are water issues and refused to take care of them. I did get a list of good renters in that area because it is truly a lovely place to be. Right on the beach and the condo itself had some wear and tear which is to be expected, however doesn't ruin a trip. The owner did not deliver on what was promised for the amount that was paid. Beware.

Last minute trip with my brother and mom for some family time. Great location and convenient location to grocery store and restaurants. Beach is right off the back porch and the views are better than the pics.

This is an conveniently located ,beautiful condo! The pictures don't do it justice, especially the ocean view bedroom upstairs! Being able to walk out onto the beach every morning was a real treat. We will definitely recommend and we will be back!!

The property is not well maintained. Many moldy or mildew spots on ceilings, neither door seals. The beds are hard as a rock and neither the couch or love seat are comfortable. The unit was not very clean, sand left in the floor and between the cushions on the couches. It is on the beach and a short walk to the water, but I will say that is the only plus. We had to wash towels and wash cloths daily because so few were provided.

This was a lovely townhome located right on the beach. The back deck walks right out into the sand- right to the ocean. Location is excellent and is convenient to everything, yet the townhome is quiet and peaceful. The home was very clean- had everything we needed in it. I went with my husband and two grown sons. We look forward to staying in this unit again. And the owner is so nice and helpful! He gets back to you asap if you need anything.

Beachfront Condo with amazing ocean views

We loved our time staying in this beautiful renovated condo on the beach! Plenty of room for all the family plus pet friendly so we could bring our dog. Ocean views from the family room and master bedroom . Unit was nicely appointed with everything we needed. Winn Dixie and Pier Park were located just up the road which was nice! We enjoyed the back deck and in just a few steps you were on the beach! The owner was very kind and helpful also! We will definitely come back to this place!!

Great Views!

This townhome was awesome! The views were perfect from the master bedroom, living area, and patio. Walking out the back patio directly onto the beach was great! The home was well-maintained, well-equipped, and clean. The parking was very convenient and plenty for our group. The pier was within walking distance with shopping, restaurants, fishing, movie theater, etc. Reggae J's has a great happy hour! I would definitely recommend this rental to anyone wanting to visit Panama City Beach! The owner even called us part way through the week to make sure everything was in order. Thanks so much for sharing your home with us!

Fabulous vacation spot!

Location, Location, Location! This property is on a beautiful stretch of uncrowded beach! The town home is clean, super comfortable, and well appointed! We thoroughly enjoyed our weeklong stay. We are older and enjoyed, but tired of the nearby Margaritaville, Senor Frogs, Pompano Joe’s scene, but found Edward’s and Paradis in Rosemary Beach- less than a 15 minute drive , which were 5 star dinners. I am hard pressed to think of anything negative to say about our experience- We will be back!! For those with dogs- there is a very small strip of grass for pups to walk on. Our dog is older and was fine (and we drove her to the dog beach 1 mile away), but for a dog needing more of a walk, there is limited space. Nonetheless- you will love this space!

This could be a really nice place but needs some repairs and a deep cleaning. One of the bathrooms shower sprays water on the wall. A bed had dirty sheets on it. Kitchen needs new pots, pans and utensils. Master Bedroom bed is very hard and not comfortable. I was really disappointed in this place for what it costs.

We were really looking forward to our stay, but unfortunately, several issues made our experience fall short of expectations. While the host did respond to the A/C issue (which we appreciated), it caused us to cancel our dinner plans on our first night.More concerning were the discrepancies between the listing and the actual condition of the property:The listing promised amenities like an ice maker, pool and hair dryer, which were not available.The sliding glass door was broken and difficult to operate, posing a safety concern.There was visible mold on the ceiling, a cracked window, and broken or missing door knobs in the downstairs bedroom. There were bugs in the drawers. See pictures.The shower head was damaged, and contrary to the listing, there was no pool on the property.A water leak under the back deck was not addressed until the following morning—we were woken by a plumber at 8 a.m.Finally, we were not informed of a scheduled 4-hour power outage, which occurred while we were making breakfast, resulting in a ruined meal.I would not rent this property. Pictures listed of furniture are also different that was is currently in listing. The host does not respond in a timely manner and promised me a partial refund but would never respond to me or VRBO. PLEASE BEWARE!

Would Have Been Cooler with a Refrigerator

We had a great stay at this VRBO property over Thanksgiving, and the accommodations were fantastic—spacious, clean, and well-appointed, with all the comforts of home. The location was ideal for our holiday plans, and we were excited to spend the week there.However, our experience was significantly impacted by the refrigerator not working for the entire duration of our stay. This was especially frustrating given that it was Thanksgiving week, a time when we had a lot of food to store and prepare. Although the owner quickly came up with a temporary solution, we incurred additional costs by having to buy ice and store food elsewhere, which disrupted our plans.While the owner initially seemed willing to resolve the issue, we never received any follow-up regarding a reimbursement for the added expenses and the inconvenience caused. We were unable to fully accomplish our goal for the stay, which was to enjoy a relaxing holiday with family, without the stress of logistical challenges.The property itself was wonderful, but the lack of communication and resolution regarding the refrigerator issue made the experience less enjoyable than it could have been, particularly during such a significant holiday. We hope future guests don’t encounter similar issues, but do recommend the property for its quality and location.

Great location - walk out the back door to the beach!e

We decided to rent this townhouse for Christmas instead of our typical festivities because of the pandemic and it was just what we needed. Easily walk out the back sliding door and down the stairs to the beach. It's right there! Sunrises and sunsets were beautiful. We did have a few small issues when we first arrived (unable to get lights to turn on, blinds would not go down in upstairs master bedroom etc) but Nadir was highly responsive and communicative. There were a few additional things of note - upstairs master bedroom is beautiful and has a great window seat where you can watch the sea, sunrises and sunsets. All three bathrooms are very nice. Downstairs bedroom is in a converted garage area (common in this complex) and it is a bit dark and cooler than all the other rooms in the house. (Nadir did have a portable heater dropped off for us for this room when the weather forecast showed a big dip in the temperature which we appreciated.) There is a working outlet outside the front door if you have an electric vehicle that you need to plug in. Grocery store is walking distance, Pike Park is a couple of miles away. Only comment I would add is that, especially during these times when folks are not eating out as much due to the pandemic, the kitchen utensils, silverware, pots and pans etc could use a refresh but otherwise the kitchen was very nice as well. Would definitely consider staying here again.

Location is Great, Cleanliness needs work

We recently stayed at this property, and unfortunately, our experience was far below expectations. While the location is great, several issues made our stay very disappointing. First, the cleanliness of the property was not up to standard. Even after a cleaning service was sent, the pull-out mattress remained stained and unusable, leaving one of our guests without a proper bed for the entire stay. Several electrical outlets and lightbulbs did not work, adding to the inconvenience. The refrigerator was broken, leading to about $300 worth of groceries being spoiled. We had to make several trips for ice to preserve what we could, but much of it had to be thrown away. This was a major inconvenience and added unnecessary stress to our vacation. Additionally, we were charged for 7 adults, even though we had only 6 adults and 4 children. Despite reaching out for clarification, no adjustment has been made for this extra charge. To make matters worse, the host seemed to blame us for some of the issues we encountered, which felt unfair considering we were respectful guests who followed all house rules. Other than sending repairmen, there has been no compensation offered for the problems we faced, including the spoiled groceries and inadequate sleeping arrangements. Although the location was great, the issues with the property and lack of proper response from the host made this stay far from enjoyable. We hope that future guests have a better experience, but do not recommend.

Ok here goes... this property is in a great location. It was clean and the A/c worked great! It also has the hottest water and it never ran out even with 14 people showering. Outside shower and small hose in deck was very convenient. Porch swing under the deck is a nice touch. However this unit does not sleep 14, it only sleeps 12. Half of the beds are terrible and the couch sinks in when you sit on it and the pull out is even worse. Some of the beds didn't have mattress covers and that's a little creepy. In the up stairs room that used to have bunk beds, now has two queen beds. Which is fine but they are too big for this room. You can't even get into the closet. And one of the beds feels like two box springs instead of a mattress. If this house had a new couch and new mattresses it would be ok. The coffee pot broke and they did not get me one so I had to buy one. I was reimbursed 20.00 for the coffee maker. But I felt as though I was owed a refund of some kind because we had 14 people on a 12 person unit. The description of the unit was false. And needs to be updated. I bought an air mattress for our additional guests to sleep on. After the fact the manager said there was an air mattress in the closet, but we looked everywhere and there was not one there. I have stayed in worse places but it's definitely not the best. So if you only have 10 people or less and don't care about messed up beds then this is your place. Good luck.

As we were arriving, we received a message from the owner stating that there’s construction going on and issues with the trash service. When we pull up, there was a huge pile of nasty trash outside the door, from the people that were there prior to us. My husband helped a neighbor clean it up. We had no exterior trash can/trash service for the entire trip (7 nights). We had to take our trash to the beach at night, to put in the public trash cans. The clothes dryer wasn’t working, so I had to buy hangers and a dryer rack, to air dry my clothes. The downstairs bedroom closet had no doors and contained a used mattress, along with other junk. The upstairs bedroom closets were blocked by the beds. The oven handle kept falling down, there were light bulbs missing here and there, most of the furniture is very worn out (not exactly as pictured), and the place has an odd smell (I bought wax warmers from Walmart). The exterior looks very unkept, especially compared to the neighbors, and the handrail on the stairs is rotting and loose. The day after we arrived, I informed the owner of most of the issues (aside for the run down furniture and odd smell). She replied back, seeming to be concerned. She stated that she could get a handyman out there, but I never heard from her again. I honestly did not keep pushing on these issues, because I wanted to enjoy my trip. I noticed a review that mentioned a pool, of which I never saw. The property needs maintenance and updates.

STAY AWAY!!!

We arrived on Saturday only to find the cleaning crew still in the house. We had to wait a hour for them to get out only to find the house a mess.The stairs were filthy, the bathroom down stairs had a huge mold spot over the vanity, the faucet was off the upstairs tub, there was a pan under the kitchen sink catching water that was nice and slimy, the sliding glass door was a royal pan in the rear, the blinds didnt work and there was a large gap in the door that you could see the outside through.The manager told us on Saturday the washer was broken, we did not get a washer until Wed., then he showed up without any help so my family had to help get up the stairs he hooked it up. The we started clothes and the drain hose came lose and water went everywhere..We waited all day Sunday for handy man to show up like Al said and they never showed up until Monday.The dining chairs,coffee table,and end tables were falling apart.The mattress in all the beds suck although they did bring a new one for one of the beds-thanks!! The trash can was full outside so we had no chose but to pile up our trash outside.I was told by Al that there would be a gas grill nope just charcoal he said it was there a few weeks ago but the handy man told us it never has had one. I guess it disappeared just like the hot tub he promised would be installed before we got there!! The Refrig,.didnt cool properly we had to put food in cooler. I emailed the manager numerous times only to get sorry for issues u can see we repond timely and considerately.. Ha Ha Ha that is such a JOKE. This guy has a excuse for it all!!! I would not recommend this place or any of his properties to my worst enemy. The least he could do is offer us a refund but nope!! He would even give me the owners contact info!!

You Can Do Better

2 out of 5 stars. Photos are accurate and furnishing are decent for a beach house. View is nice and you are right on the beach. Kitchen had a fair amount of serving ware but could use more pots and pans. The downstairs stays nice and cool while upstairs does not have a thermostat and stayed a little warm the whole week. A large (12" across) mold spot which is only "a water stain" according to Property Manager Al, greets you in the downstairs bath along with mildew in the tile shower. After scheduling a Monday repair visit, no one showed up, there was 1 missed call from Al's repairman on our HOME phone, discovered only when we returned. Al did not call or follow up on the repair until I emailed and then subsequently called. I was accused of being combative and argumentative. Al was AWARE of the spot there and insisted there wasn't enough time to do the repair properly between renters. So he rents it anyway. There was non-stop roof construction next door and although Al was AWARE, he did not inform us there could possibly be some disruption to our vacation. Disruptions included dropped roofing nails, metal shreds, moving our cars to accommodate materials being thrown from the roof and non-stop hammering and air compressors for 3 days. You could hear the nail gun from the beach! I fully understand Al cannot control a neighbors construction in theses fee simple townhomes but I would have liked to been given an option to cancel due to the needed repairs and construction noise. Al offered a $50-$75 refund for the mold spot, lacking any compassion or empathy for our situation. The vacuum cleaner bag is nearly bursting, that explains the filthy carpets. I did my best with the provided broom and dustpan. Buying new vacuum bags is not the renters responsibility in my opinion. The house could use a deep clean especially in the bathrooms and some touch up paint would go a long way. The deck is rough so watch out for your bare feet. I would not recommend or return to this home.
