Stay in one of Boulder's best locations—just 2 blocks to Chautauqua Park and the Flatirons, an easy walk to CU Boulder, and minutes from Pearl Street Mall's shops and restaurants. This bright upstairs apartment sits on the second floor of our classic 1904 Craftsman home with a private entrance and stunning Flatiron views. A peaceful, charming home base for hiking, exploring, dining, and experiencing the best of Boulder.

Sundance Film Festival is coming to Boulder for the first time ever, January 21–31, 2027—and this apartment couldn't be better positioned for it. We're an easy, walkable 3 blocks to Chautauqua Auditorium, an official festival venue, about 15 minutes to CU Boulder venues, and 20 minutes to Pearl Street and Boulder High. No dark basement here—just natural light, mountain views, and an easy walk to screenings. If you're planning your Sundance trip, reach out early; this location will go fast.

We are long-time, experienced hosts (10+ years) and take pride in providing a well-run, respectful, and thoughtfully maintained space for our guests.

PLEASE READ BEFORE BOOKING:
This is a quiet, well-cared-for home with your hosts living on the main level below the apartment. We welcome respectful travelers, visiting parents, professionals, and outdoor enthusiasts (and, this coming January, film lovers headed to Sundance) seeking a peaceful, well-located place to recharge. To preserve the calm, residential setting, the space is not suited for gatherings, frequent visitors, or party-style stays.

BOOKING PROCESS:
We do not use Instant Book. Please send an inquiry first so we can ensure a good fit before confirming. We greet guests in person between 3:00 p.m. and 10:00 p.m. If you are seeking complete privacy or zero host interaction, this may not be the right property.

THE APARTMENT:
The private upstairs apartment has its own separate entrance and includes:

- Queen bed with white linens and memory foam mattress
- Full private bathroom with shower
- Well-equipped kitchenette (microwave, mini-fridge, coffee maker, electric kettle — no stove)
- Comfortable seating and work space
- Wi-Fi and streaming TV

Need more space or an extra bed? We also have a second room—the "Hobbit Room," with two twin beds—available on request for $100/night. Great for groups of friends, families, or (especially during Sundance!) film festival crews who want to split costs and stay together. Just ask us about opening it up when you inquire.
No food is allowed in the bedroom. Please use the kitchen area for all meals.

IMPORTANT HOUSE POLICIES:
Registered guests only — no visitors or extra guests
If visiting a CU student (move-in, graduation, Parents Weekend, etc.), all time with them must take place off the property
Maximum stay: 14 days
Quiet hours are 10 pm - 8 am
No smoking, vaping, pets/animals, parties, or third-party bookings

PARKING:
There is no parking directly in front of the home. Guest parking is available approximately 150 feet away on the same block. We ask guests to respect our neighbors by parking only in designated areas.
