Designed to comfortably accommodate 12 guests, Timbers at Peak 10 boasts 4 large bedrooms, each with its own unique charm. Two additional sleeper sofas offer flexible sleeping arrangements. Three large bathrooms, two living areas, and two dining areas ensure that everyone has space to spread out and unwind. After a day of skiing, cozy up by the gas fireplace or soak in the private hot tub for the ultimate relaxation.
During the winter season, a neighborhood shuttle runs every 30 minutes, taking you to within feet of Peak 9 or the Main Street/downtown area of Breckenridge. For the more adventurous skiers and riders, a ski-in/out access trail is within walking distance, allowing you to ski or ride to the Quicksilver or Beaver Run chairlifts on Peak 9. Ski home from the Flapjack run on Peak 10, a popular trail among neighborhood residents and visitors, offering great fun for intermediate or advanced skiers.

All of our properties come stocked with a basic starter package of paper towels, toilet paper, facial tissue, hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher detergent (this is a 3-4 night supply, guests may purchase additional products locally). Each home is equipped with high-end bed linens and towels. Kitchens are stocked with a coffee maker, cookware, bakeware, dishes, glasses, utensils and small appliances.
NOTES: Minimum age 25 for all guests except children traveling with parents. Driver's license and signed rental agreement required from primary guest. Strict quiet hours from 9pm-8am. Noise detectors in place.

Doggie guest are expected to be well mannered, on leash if out for a stroll in the family friendly neighborhood last but not least well behaved so that we may keep this home and its furnishings in pristine condition.
Minimum Age 25 No parties, no events, no smoking Primary renter required to sign rental agreement and provide photo ID. A 4WD vehicle is recommended for travel Nov-May or anytime there is inclement weather.

Great home for our family ski trip. The bedrooms were comfortable, a nice kitchen to cook meals together and two lovely living areas with beautiful views to gather at the end of the day. Short drive to the gondola and downtown. Easy communication with host. Good times!
My high school friends of 50 years get together at least once a year. This property was perfect. It was spacious, clean and well stocked as well as luxurious. We all enjoyed our stay very much.
I can’t say enough about this amazing home! The location is perfect, nestled on a quiet street. This home was cleaner than any VRBO we have stayed in! The house is well appointed with nearly everything you would need for your trip. We enjoyed the proximity to town while feeling like we were away from the hustle and bustle. The interior is beautiful but comfortable, and we particularly loved the fireplace on those snowy evenings. We will definitely be staying here again!
We had an awesome time staying here, the house was actually better in-person than it looked in the photos. We had a group of friends visiting from different areas, and it was perfect - everyone had their own room/space, not cramped, great kitchen and dining area big enough for everyone, and enough space to hang out too. We loved the hot tub and owners/property managers were extremely responsive, helpful and flexible - allowing us a late checkout for an additional charge. Highly recommend for anyone looking to experience all that Breckenridge has to offer!
The property was wonderful. We had a wonderful time. It had plenty of room for all 7of us. It was near the slopes. We were able to walk a short distance and ski to the quicksilver lift( not for beginners). The shuttle system was quick and convenient to get home from the slopes. Everything was top notch.

Great location but…
The location of the house is really great for skiers. There’s a ski out path just up the road but wouldn’t recommend that path for snowboarders. The house itself is old but it’s in good shape. The main issues that we had was the cleanliness and the property manager. The bedsheets that had been stored in the hallway closet were used and totally dirty we had to wash them before usingAll ceiling fan plates were beyond dirty and full of dust and grease. The bathroom sink drains were fully cloggedUnder every bed and couch there’s was a mixture of dust hair and dirt.The oven was completely dirty, full of crumbs and smelled really bad when we first turned it on.The window frames in the master are full of mold on the corners.The rug in the kitchen is completely dirty no one could walk on it without shoes.

House was great. Plenty of room. Hot tub was awesome after a day on the slopes. Didn't look for the ski path down from the neighborhood, but we were late in the season so I'm not sure if it would have had enough snow cover anyway. We ended up driving down to the ice rink and taking the shuttle to lift 9 from there. It was very easy. The shuttle comes through every 15 minutes. Very minimal walking with our gear this way. Never tried taking the shuttle directly from the neighborhood, but that could also be done pretty easily. It just may have taken a little more walking. Plenty of supplies for cooking.lo Check-out was simple

Awesome Stay!
Great stay. The house was beautiful and perfect for the 3 families. The access to the resort was a bit confusing. There was an access that was closer to the house than the one suggested by Luxe. I would suggest they send someone up to verify. Overall, the place was great along with the amenities. The hot tub was fantastic after a day of skiing.
I booked this for my family (adult siblings and our kids) when we came to Breck for a wedding and it was perfect. The house is huge, clean, comfortable (beds and couches) and the location was perfect. Our kids loved the board games and we loved that the house was large enough for all of us to enjoy together and have our separate spaces. It was a dream stay!

Couldn't have been better
Just completed a stay. Group of 10 adults (5 couples) all had very nice sleeping arrangements: MBR and bath very spacious, three other bedrooms very nicely appointed; one couple was in a more open in area off the foyer but fully as advertised; family room was spacious for all of us to enjoy together with gas fireplace; hot tub was a big hit for apres ski; got 12” snow while there and roads well taken care of for access to town/skiing; kitchen allowed for plenty of home cooking. We would definitely stay here again.

Beautiful, Luxurious Property
This pristine, well-kept home was the perfect place for a one of a kind Rocky Mountain Thanksgiving with family. No vacation rental has wowed us quite like this one did. Everything from the decor to the views were perfect. We felt as though we were nestled in a winter wonderland as we watched the snow fall from the spectacular large windows all over the home. On the practical side, there was plenty of parking for all of us, the kitchen was fully stocked with plenty of utensils, glassware, dinnerware and pots and pans. Having the hot tub was also a bonus— a great way to relax after busy, fun filled days. Downtown Breckenridge as well as some great hills for sledding were not far which was great when we all wanted to do something fun outside of the house. The staff at Luxe Living Vacation rentals was incredibly friendly and helpful. They went above and beyond to make us feel welcome and we thoroughly enjoyed the delicious, local, coffee they provided for us at the rental. They truly live up to the Luxe name!
