Your fully air-conditioned luxury villa is located in the southwest of Cape Coral in an extremely safe and well-maintained, typical American residential area. With over 2800 sqf of living space, it offers generous room to relax and unwind.

Note on the location:
The villa is located in a predominantly quiet residential neighborhood. As in many residential areas, there may occasionally be local noises from neighbors, maintenance, or construction work in the area without prior notice. These usually take place during normal working hours during the day and are beyond our control.

The luxurious master suite with king-size bed has two large walk-in closets and a spacious bathroom with bathtub and separate shower with rain showerhead.
There are also three additional bedrooms (two rooms with king-size beds and one room with two single beds). Two further fully equipped bathrooms are available for these bedrooms. One of the bedrooms with an en-suite bathroom has direct access to the terrace.

There is also a separate study with space for a laptop or home office.

At the heart of the villa is the spacious open-plan kitchen with a large kitchen island and integrated wine refrigerator. The high-quality appliances include a large fridge-freezer, induction hob, oven, microwave, steam cooker, coffee machine, dishwasher, toaster, and all the accessories you need to spoil yourself and your family with culinary delights at any time.

The outdoor kitchen with a 36 in wide gas grill on the terrace invites you to enjoy a typical American barbecue. A supermarket within walking distance offers a large selection of fresh food every day, including Sundays. Alternatively, there are numerous restaurants in the area, from fast food to upscale dining.

Enjoy your breakfast in the morning sun on the spacious terrace, relax in the electrically heated saltwater pool or whirlpool, or experience the “Florida way of life” with a refreshing drink in the tiki hut right on the river-like saltwater canal.
After an eventful day at the pool, beach, golf course, or shopping, after a visit to the theater or excursions to the wildlife areas, end the evening outside at one of the fire pits or in the living room on the comfortable seating area.
For your entertainment, cable TV is available in the living room, on the terrace, and in each bedroom. Of course, you can stay connected with family and friends at all times via telephone and high-speed WiFi.
You can conveniently park your rental car in the garage. The washing machine and dryer are located in the direct passage to the interior area; an ironing board and iron are of course available. A safe is available for your valuables.

The villa is surrounded by a well-tended subtropical garden with palm trees, hibiscus hedges, and tropical plants. The pool and terrace area is protected by a cage (mosquito net), as is common in subtropical regions.
You can moor your rented boat at the private boat dock. From here, you have direct access to the open sea via the saltwater canal. Thanks to excellent road connections, you can easily reach numerous Florida highlights such as Miami, Orlando (Disney World), Cape Canaveral, the Everglades, and Key West.

You will find beaches both in the Cape Coral area and on the offshore islands such as Fort Myers Beach, Sanibel, and Captiva Island, with miles of sandy and shell beaches. Numerous shopping malls and outlet centers invite you to enjoy extensive shopping trips.
The rental price covers all electricity and ancillary costs, provided that consumption is not significantly above average. Additional costs are only incurred for final cleaning and consumables.

Pets
Only exceptionally well-behaved dogs are allowed.
Cats are not allowed due to allergies.
Pets are not allowed on furniture, in the pool, or to damage any objects.
The tenant is liable for all damage caused by the pet.
