Rental Policies
Thank you for choosing Bay Breeze for your Sandbucket Beach Getaway in South Padre Island, Texas for your vacation. We look forward to providing you with a 5 Star experience during your stay in our paradise. If anything happens during your stay that would mean less than a 5-star rating, please reach out to give us an opportunity to correct that. Please take a moment to read ALL the following instructions carefully before arrival.
Prior to ARRIVAL: You will have received a document requesting guest information including names, ages and vehicle information for all guests. This is to be completed and returned 7 days prior to arrival.
CHECK-IN: You will be provided with the Code at 12 noon on the day off arrival. Check-in is 4:00 p.m. EARLY CHECK IN in may be allowed WITH PRIOR APPROVAL and agreed upon rate.
CODES for ENTRANCE ACCESS: Parking Gate and Unit front door code will be shared in a text from MGMT on day of arrival. Front Condo Door can be opened by pressing the 4 digit door code, a green lighted check mark will appear on the screen when code has been successfully entered and you will hear the door unlock. When leaving, just close the door and it will lock automatically.
CHECK-OUT: Check-out is no later than 10:00 a.m. Upon departing the unit, please turn the AC back to 76 degrees, fan on auto, turn lights off throughout, disposing any trash in the trash dumpster on the north end of building. Please rinse all dishes, leaving them in the sink, stripping all used beds and placing used linens on the floor.
CANCELLATIONS: SPI FUN & SUN has a No Refund Policy for any reservations prior to 28 days of reservations. Inclement weather will not be considered a valid reason for refund. Property owner strongly recommends that all renters acquire adequate vacation cancellation insurance prior to signing any rental agreement.
GUESTS: Your reservation is confirmed for the number of quests listed and require a minimum age of 25 for the primary renter. The guests are subject to immediate eviction without benefit of any refunds of rental fees if more guests than listed are present on the property overnight. Invitation of non-resident guests to parties, weddings, family reunions, etc. is strictly prohibited without the written permission of property owner. Owner, or his/her representatives, may enter the property at any time, without notice, for the purposes of protection, emergencies, and/or maintenance of the property.

AIR CONDITIONER: It is of extreme importance that you remember to keep the doors always closed. Exposing the home interior to our salty humid environment can lead to issues and will cause the HVAC system to work overtime. This stress on the system can cause it to freeze up, malfunction or stop functioning all together, leaving you without service.
SMOKING & VAPING: SPI FUN & SUN is a NON-SMOKING & NON-VAPING property. Upon check out, if smoke or Vape smells are detected inside the condo, additional fees (up to $750 will be charged)
ILLEGAL ACTIVITIES: Any guests engaging in or arrested for any illegal activity will be subject to immediate eviction without benefit of any refund of rental fees.
QUIET TIMES: As a courtesy to your neighbors, please minimize loud conversations, music, and general noise especially after 10 PM. If you experience a problem with noisy neighbors or nearby parties, please call the SPI Police Department at the non-emergency phone number.
BREAKAGES: We understand accidents happen. Should anything get broken, let us know immediately – if it's minor we typically do not charge. If it is larger, ex: broken TV screen, furniture, appliances, etc. we would like to agree on the cost with you as to avoid any future issues.
By SPI City Ordinance: there are to be NO charcoal grills on balconies or within 25 ft of a building. No parties are allowed in this unit or pool area. Disregarding this rule will result in immediate eviction and the loss of your rent.
PARKING: There is parking for 1 vehicle inside the garage and all other vehicles will find a space outside the gate. Please be aware of strict rules enforced by the local authorities. You are required to provide the model, color, and license plate number for all vehicles on the check-in form. Owner is not responsible for any fees associated with towing or disablement of any vehicles owned or operated by guests on the property.
EXCESSIVE CLEANING: Excessive cleaning fees will be charged to the renter when the property is left in an extremely dirty condition. This includes leaving sand on items taken to the beach, spills/stains on bedding, furniture or rugs. The decision to charge this fee is at the total discretion of the Owner.
FURNISHINGS: An inventory of furnishings, décor, kitchen utensils, linens, towels and miscellaneous items is kept current by Owner. Guests are responsible for any missing inventory.
CABLE TV ON DEMAND PROGRAMMING: Ordering Movies on Demand or Pay-Per-View events is strictly prohibited.
LOST OR STOLEN: Owner does not accept any responsibility for lost or stolen articles of Guests.
OTHER RULES: Please leave the condo tidy, and do NOT throw anything from the balcony, do not hang towels or bathing suits on the railings, do not feed seagulls from the balconies, return furniture and objects to their original places, do not leave anything other than shoes outside the front door, maintenance will remove them and issue a fine. If you have encountered tar on the beach, please use oil and blue shop towel to remove (not bath towels). Please inform us of ANY issues you may have as soon as possible so we can help. Violating these rules can result in a fine up to $500.
BUILDING RULES AND REGULATIONS: You have been provided with these Rules and Regulations. Please read them carefully and make sure that EVERYONE in your party is aware of and complies with these rules. The Owners reserve the right to evict any guest that does not comply with the rules.
SPRING BREAK ACTIVITY AND/OR UNACCOPANIED YOUNG GUESTS: SPI Fun & Sun has a strict policy of not allowing Spring Break activity and/or unaccompanied young guests. If this policy is broken, the guest will be removed from the property and payment will not be refunded.
IMPORTANT: If you should encounter any problems in the condo with appliances, toilets, disposal, cable TV, WIFI, etc., please contact the Owner’s Representatives immediately.
