The Space:

Soft morning light filters through the curtains as you stretch on a quiet bedroom floor, the gentle hum of central air promising a comfortable day ahead. After a sunrise adventure at a nearby park, you return to the calm of your Kissimmee retreat, where the private heated pool glistens under the afternoon sun. Evening settles with the scent of a charcoal grill drifting from the fenced backyard, inviting you to unwind with family around the outdoor dining table. The house feels both spacious and familiar, a perfect base for exploring Orlando’s famous attractions.



Sleeping arrangements

The home sleeps up to 10 guests across four bedrooms and eight beds. Downstairs you’ll find a kids’ bedroom with a shared bathroom, while the master suite offers a private master bathroom. Upstairs hold two additional bedrooms and another shared bathroom. Bed linens, extra pillows, blankets, and room‑darkening shades are provided for a restful stay.



Outdoor living

Step into a fully fenced backyard that surrounds a heated pool, usable year‑round. A grassy lawn offers space for children to play, and an outdoor dining area with a charcoal BBQ grill makes al‑fresco meals easy. The community’s shared gym, pool, and lakes with walking paths are just beyond the gated entrance, adding extra options for recreation.



Kitchen & dining

A full kitchen equips you with a refrigerator, microwave, stainless‑steel electric stove, stainless‑steel oven, and dishwasher, plus basic cooking supplies. A breakfast nook and a separate dining area create cozy spots for family meals.



Living spaces & amenities

The large living area features comfortable seating, a TV, and a themed room for extra entertainment. Central heating and cooling keep the interior pleasant, and an in‑unit washer and dryer handle longer stays. Family‑friendly touches include a pack ’n play or travel crib, a high chair, children’s dinnerware, books, and toys.



Neighborhood

Located in the Lake Berkley community, you have easy access to a shared gym, community pool, and scenic lakes with walking trails, picnic spots, and wildlife viewing. Nearby fishing opportunities add a relaxed pastime.

Guests seeking convenient access to Disney World, SeaWorld, Universal Studios, and other Orlando attractions will appreciate the short drive to Hwy 192, Walmart, Medieval Times, and a variety of restaurants. Free on‑site parking, additional street parking, Wi‑Fi, and self‑check‑in with a keypad ensure a smooth, hassle‑free stay.



Getting Around:

Renting a car is the best way to get around and explore Orlando/Kissimmee. You'll have free designated parking when booking our property.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $250 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $250 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
