Really fab stay. Richard kept us up to date on everything from original booking to check-out and everything in between. The villa was exactly as advertised, had everything we needed and Lake Berkley is a great location, having the lakeside view as well made the stay even more special. The best villa we have stayed at in Orlando! Perfect location, gorgeous views over the lake which we absolutely loved watching the wildlife every morning whilst the sun came up.Villa was spotless and super clean. Had everything we could have needed and more! Also lovely little welcome package when we arrived which was a sweet gesture. Great that you can log in into your own streaming platform accounts to watch TV. Great communication with the host and very quick to respond to our questions.Cannot recommend this villa any more highly!

Convenient vacation house

We had an amazing stay at Richard’s vacation villa! The house was absolutely beautiful, spacious, and spotlessly clean. Richard went above and beyond by heating the pool for us at no extra charge, which made our stay even more enjoyable. The location was perfect just a few minutes from supermarkets like Walmart and Aldi, and super close to Disney. Everything about our experience was fantastic, and we truly had the best vacation ever. We would definitely stay here again and highly recommend it to anyone looking for a comfortable and convenient place to stay in Florida!

Great place, awesome host, nice gated community!

Our stay was nothing short of fabulous. Home was clean, quiet neighborhood and the host was quick to respond to any question we had. Having 5 bedrooms and 3 baths perfectly spaced out made for an easy vacation for everyone to spread out. Would definitely stay here with our large family again.

Easy check in

Renting and check in process was simple, the owner Richard was fantastic to work with, and responded quickly. Couldn’t use the pool because of the cold temperatures but would recommend this property to anyone looking for a great place to stay on vacation.

Good location but need upgrading

In general property is in a good location, close to Disney, which is what we were looking for. It is kid's friendly and has toys, gates etc for little ones. Place was very dusty and needs updating. Only towels and minimum toilet and paper rolls provided. We had to buy additional paper towel, toilet paper other basic things that other places we have rented provided.

Already thinking about our next trip

House is spacious, clean, inviting and comfortable. Great location as well. Disney and other attractions, like airboat rides, are roughly a 30 min drive (worth it!). Amenities like restaurants and groceries are very nearby. We're already looking at dates to go back. Richard was a great host. Not only was the house a great experience, but communication was easy. I am so grateful that our first family vacation was such a good experience!

6 week stay

This was our sixth year staying in this home for 6 weeks each. It was clean and was well looked after. We felt safe in this gated community. We never needed to call or saw the management company. Absolutely Amazing!!!

I first want to start out by saying "Thank you" to the host Richard Caws. He was by far the best!! Communication was excellent. He was very quick to respond to anything I needed -- even before we arrived. We had a family medical emergency just days before we were scheduled to leave, and unsure if we were even going to be able to make the trip. Richard was very understanding, gracious and concerned about the well being of our family member. That meant the world to me! We had an issue with the keypad on the front door (probably my fault) and he answered my call right away. And due to "my inconvenience" as he put it, he turned on the pool heater at no charge! The villa itself was perfect for our stay. Very clean and spacious. Everyone had their own room and my mom had her very own bathroom. She was thrilled! The location of the villa is great. Walmart was just five minutes down the road and is within 30 minutes of most attractions. You will not be disappointed with this property and host! Thank you Richard for everything. If we ever make it back down to Kissimmee, I will be in touch with you!

Thanksgiving Vacation - Nov. 2021

I only recommend and return to this property if the concerns have been addressed. Our stay was for a good old family vacation gathering of 10 people without parks (quality time). So we had to improvise without the pool (games, movies, kids play basketball on-court/football in the backyard). I know that many that will view this property will go by the reviews provided and property pictures. With that said you may consider your expectations when making a decision because ours were not met. I am just going to break it down with the pros and cons as follows: Pros - Great location, amazing morning view by the lake behind the pool area, crystal clear and clean pool (could not use due to broken heater), plenty of utensils, dishes, etc., the fishing lake at back (fishing rods need to be fixed or replaced, some without string or string roller), and owner and property manager communication excellent. Cons - paid for the heated pool, called the manager two days before arrival to have it heated, but it was not. I arrived on a Tuesday, the holiday was not until Thursday, went back and forth with owner/property manager and issue never resolved (heater broken); hence, once less activity especially for the kids which was the main reason we selected property; filthy/dusty, not sure if I can provide pictures of our experience because they are worth a thousand words; the stove & oven dirty (looked like it had not been cleaned for a long time); garage (where ping pong/pool table located) pile of dirt/grass by the door, floor filthy, and ping pong table full of dust; master shower (some mold); beds (except master) not comfortable as mattresses need replacement (some springs are felt), very thin mattresses; and linen and towels did not smell like freshly washed. By the way, if you reserve for more than 4 and an extended stay: preparing meals on the property - the refrigerator is small and does not have an icemaker. You will also need to bring all your spices, dish detergent (provide 2 pods for dishwasher), laundry detergent (provide 2 pods), etc., and of course extra toilet paper, paper towels, and garbage bags. I have no idea how this property received "5s" as a rating in the last months with what we found upon arrival. But then again everyone has different expectations. It is all noticeable the minute you walk around the house as if the beds were made up after check-outs and nothing else done.

Thank you for your comments regarding the excellent communication between you and myself over your stay at my villa, I pride myself in helping guests and being responsive to any matters that my arise during your stay. I was disappointed hear about your experience with the cleanliness of the villa and I have forwarded your comments to my managment company who will review and take action where needed. With regards to pool heating my management company where there within an hour of your matter arising at that time they found the heating to be in a fully working condition, however I appreciate it was not the heat level you expected therefore I contacted a pool technician. Due to it being a Thanks Giving weekend they where unable to attend until the following Monday and with that in mind I did refund you the pool heating costs. The villa is self catering and having reviewed other similar properties the offering is the same as what you would expect from any other self catering vacation property. We pride ourself on providing a home from home experience and in light in the current situation we offer extensive cleaning measure leaving a 48 hour window before guests arrive. We hope this does not deter you and would like to welcome you back soon.

Lovely Villa

This is a great villa, perfect location for all of the parks. The pool is a great size and the facilities are all good. The Villa is a great size, we were a family of 6 and there was plenty of space, bedrooms and bathrooms for us all. Richard (owner) was amazingly helpful. We booked prior to covid and had to amend our stay on a number of occasions, he was always willing to accommodate. Whilst there we had a tropical storm and he contacted me to make sure we were ok and that the management company would be round, which they did. Overall a great stay and would definitely recommend staying here.

My family and I enjoyed our stay and had everything we needed. Listing is very accurate. Great communication. Kids played in the pool everyday. We’d definitely stay here again. Beautiful, convenient, quiet location.
