Hibiscus Sunrise Cottage - Walk to local dining & Bayou Texar, Close to downtown

Hey there - Welcome to our listing! We're not new to the short term rental market (STR), but we are new to VRBO! We've been on another STR site since 2022 and have stellar reviews. This is just our next venture to expand to share our cottage and the lovely city of Pensacola, Florida!

Enjoy our quaint cottage centrally located in East Pensacola Heights and within walking distance to local restaurants and Bayou Texar! In this family-friendly neighborhood you're sure to see folks out for a run, an evening stroll, a bike ride, or walking their dogs. You'll enjoy an amazing tree canopy on a short walk to the Bayou for fishing or boating! Popular downtown Pensacola is only 3 miles away, the airport is 4.5 miles, and our beautiful white sand beaches are a quick 15 minute drive!

The Cottage has one bedroom with a generous walk-in closet and one full en suite bathroom. An additional queen sleeper sofa with a memory foam mattress is in the living room. A dining table with room for 4, a full kitchen, and large laundry room (new washer & dryer in 2024) offer everything you need for a comfortable stay!

Spend the mornings with coffee or evenings with a glass of wine on the front patio. Enjoy the different types of Hibiscus shrubs that may be blooming during your stay! The back/side yard is fully fenced (3’ high at the lowest) and offers an additional outdoor living area complete with adirondack chairs around a fire pit, solar-powered string lights, a charcoal grill, and even a hammock between two palm trees!

A few things to note:
**The Cottage has fiber for internet service...speedy fast!
**This is a single family home and you'll have access to the entire Cottage and yard. None of the spaces are shared with others.
**An initial supply of paper products will be provided. You will be responsible for purchasing additional as needed.
**There will always be someone to help you during your stay if needed. However, we value your privacy and will interact with you only as much as you'd like, or is necessary. Communication is key. Please make sure your notifications are turned on and reply to the host's messages in a timely manner. We want you to have a wonderful stay and this will make things go as smooth as possible.
**We are pet-friendly.
**We are in Pensacola, not on Pensacola Beach. The beach is about a 15 minute drive. We are within walking distance to Bayou Texar which has water access.

Below are the house/pet rules that our guests need to be aware of. Failure to comply with house and pet rules will result in your stay being cancelled with no refunds. Violations of these rules will result in additional charges, damage replacement costs, or loss of use income associated with the process of replacing or rectifying to its original state. If you are not able to comply with the house rules once your stay begins, immediately communicate with the host.

PETS
If you're lucky enough to bring your fur baby with you, please note that there is a $50 pet fee per stay. This fee is used to clean and sanitize the cottage that extra bit after your stay! The pet fee may be raised on a case-by-case basis depending on the length of stay, number of pets, or other reasons as deemed necessary.

Please read the info below and reach out to me if you have any questions or if your fur baby doesn't quite fit these standards, but you'd still like to stay with us. We'll be happy to work with you to make sure you and your fur baby have a comfortable stay. We are open to cats as well; reach out and we'll talk! :)

*Send a picture and the type/size of pet(s) that get to visit with you. We'd also love to know their names!
*Our cottage may not be suitable for larger dogs or more than one dog depending on their size. Please message us with info so that we can make sure your stay is comfortable for all.
*We provide specific dog blankets and towels so hair is kept to a minimum. Please use those. Additional fees may be applied if extra cleaning is required due to using the ‘human’ blankets/towels.
*Small food & water bowls and dog waste bags are provided.
*Dog waste must be picked up in bags and disposed of in the black trash bin outside. Failure to clean the yard of dog waste will result in an additional fee.
*If your fur baby is left at the property unattended, please kennel them inside, unless other arrangements have been agreed upon prior to your arrival.
*Please keep them on a leash at all times when in the front yard or walking in the neighborhood. We have a fenced back/side yard; please understand that a portion of the fence is only 3 feet tall. If your dog can jump that high, you may want to consider a different property. Monitor your pet at all times while they are outside. They may not be left outside unattended.

SECURITY CAMERAS
We have 3 exterior security cameras with audio. 1st is at the southwest corner of the Cottage facing the driveway and front yard; 2nd is at the northwest corner of the Cottage facing the backyard; and the 3rd is at the northeast corner facing the side yard. They will be turned on during your stay. Absolutely no audio or visual devices are located inside the cottage.

ADDITIONAL RULES
*Primary renter must meet minimum age of 25 years old. The primary renter must be a guest staying at the cottage.
*No smoking inside or outside...zero, nada, nothing. A minimum $500 fee will be assessed for smoking.
*No parties, no loud music - be a nice neighbor. :)
*No dying hair and no glitter - believe me, this needs to be a rule. :)
*No more than 4 people staying at the cottage overnight, and no more than 6 total people in the cottage at one time.
*If you notice issues including but not limited to water leaks, HVAC problems, pests, etc., let us know as soon as possible.
*If you cause damage at the property, please let us know as soon as possible. We understand accidents happen and the sooner you let us know, the better.
*Do not move furniture, beds, or appliances.
*Do not remove, tamper with, or disconnect security cameras, TVs, Wifi, fire extinguisher (unless needed in an emergency), or in any way alter the use of electronics or appliances. This includes for the purpose of connecting gaming devices.
*The vacuum cleaner is ONLY to be used for dry cleaning...DO NOT use it to vacuum anything wet. Please dump the contents after using.

WIFI
Guests may not use the host-provided Internet to download or upload any illegal or unlawful content, including child pornography or copyright-protected intellectual property (e.g., movies, music, etc.). Downloading of movies or music is often detected by Internet Service Providers (ISPs), and results in the issuance of a warning to the subscriber (in this case, hosts) under the Digital Millennium Copyright Act. Downloading or uploading of child pornography is often detected by ISPs and results in a “Cyber tip” to the National Center for Missing and Exploited Children, which will eventually result in an administrative subpoena for subscriber information, and a search warrant. Hosts will be required, in such circumstances, to disclose the identity of the guests who were present at the time such download or upload was detected.

IMPORTANT NOTE: Florida is a humid, wet natural environment with lots of nature. Many bugs are important to our gardens and ecosystem. We use gentle bug/pest control, but we like to keep praying mantis and other important pollinators in the area. The weather can force them to seek shelter. We DO NOT offer refunds for a bug, mosquito, lizard, or spider inside. We've not had this occur, but want to make sure our guests are aware. Best advice is keep doors and windows closed, wear long sleeves especially at sunrise and sunset as mosquitoes love to bite at this time.
