We stayed in November and therefore did not use the pool. The room was very clean and easily accessible to all things Gatlinburg. We never had to get in the car! The room is a little dated, which I do not mind, but I'm sure others do. The bed was not very comfortable. That is the only criticism I have of the experience.

Clean condo. Full working kitchen. The shower had great pressure. Excellent location. I would highly recommend!

FILTHY

I have stayed at Oak Square many many times over the last several years (2-6 times a year). This unit was by far the worst one we have ever stayed in. There were dirty dishes in the cabinets (pots with pasta dried on the sides). The bathroom had long black hairs on the walls and back of the door (I am blonde). The floors were sticky (and warped and water damaged). and the couch was so broken and uncomfortable we could not continue to sit on it.

Reviewer Comments: Worst condo ever.Dirty,nasty.For a condo no cookware.They had to go to dollar tree and bring them to me.Oven was smelled clean,but pizza was all over the oven.Couch was all broke down.I had to climb out of it and it hurt my back.I had to watch TV in br.Only 1 dish towels and 1 dish was awful.Was told they could not move me.Dont let the pictures full you.Floors dirty.Little table was trash.Horrible,horrible experence.Paid 500.00 to stay here.Dont do it.

Downtown Condo Rental

Overall, I do not recommend this vacation rental. Reviewer Comments: We have stayed a number of times at Oak Square Condo but this was our first time in unit 315. The positives were the location of the unit in the building, right up front so no one was across from your balcony. The heated indoor pool was beautiful. The wifi was excellent, which was important to us as we were also working. The bed was comfortable but we brought our own pillows. The water pressure was fantastic and lots of hot water. The walking distance to everything was excellent. There was a full size oven that worked great and was clean, as did the refrigerator. There were two TV's that both worked great and could accommodate our fire stick. The down side was how the unit was very neglected in cleaning, the furniture was ancient and very tired, and the kitchen was greatly lacking by way of absolutely no pots, pans, or baking dishes. Thankfully we brought some of our own. There were zero serving or mixing bowl and only two glasses, but tons of coffee mugs. The kitchen taps leaked everywhere. We adapted and managed to make it a great time. Would we stay in this unit again? If we had to we could, but I'd definitely be bringing cleaning supplies and kitchen supplies.

Our particular condo could use some updating and repair. It was clean except dust on light fixture chains hanging from the ceiling. We were disappointed that the fire place had been changed to an electric insert.

Reviewer Comments: We always stay at Oak Square Condos when we come to Gatlinburg. This is our 6th time staying there. We have never had a bad experience until now. There was blood on the wall in the bathroom. We couldn’t use the fire place because the wires were exposed. The couch was very wore down. The oven didn’t work, the blow dryer didn’t work. No one was in the office the whole time we were there. The flooring was coming up very badly and the mattress was not clean. I needed new towels but had no way to ask for more because no one was in the office from Saturday - Tuesday. This was very upsetting because all other time we have stayed here is has been great. Until 315.

Attention to Details Lacking!

Reviewer Comments: We have stayed in various Oak Tree Estates condos over Memorial day for the past 7-10 years. All of our previous experiences have been very pleasant and the condo demonstrated the owner's attention to detail. Unfortunately unit 315 indicated a definite lack of attention to detail. From the cabinet door that was literally falling off the hinges, to the warped flooring in the bedroom, to the lack of kitchen essentials (one small frying pan with no spatula!) to one roll of TP for a 5 nite stay and only 1 roll of paper towels, to the lack of professional repairs in the bathroom, we will choose to not stay in another of the condos with this same ownership. We paid a premium price for a sub-par condo.

Not that great

TLC Definitely Needed

Overall, I do not recommend this vacation rental. Reviewer Comments: We rented unit 315 and stayed for 5 nights. I can't say enough about how perfect the location is. You can walk to everything! The unit itself was very disappointing. For a unit that sleeps 4 and has a kitchen, we had 2 forks, 2 spoons, one pot that was disintegrating on the bottom which then ended up in our food and one tiny pan big enough to cook one or two eggs. There was a stove with an oven but no baking sheets. We planned to have biscuits and gravy one morning but had no way to bake the biscuits in the oven. The unit was not updated nor was it very clean. The blow dryer in the bathroom was broken which made my life very difficult all week having no blow dryer. There was a ceiling tile in the bathroom above the toilet that was soiled, brown and wet. The toilet in the unit above us was leaking onto the tile and you could hear it dripping. I called the after hours service number and someone did come out and put a new tile in. The dryer on the 3rd floor needs serviced. I would spend $1.50 to dry our clothes only to have them still completely wet at the end of the cycle. Then spend another $1.50 only to have the clothes be so damp that I had to lay them out around the condo to dry. The indoor heated pool was not heated when we arrived. On our second to last day someone was there trying to fix it. We were never able to use this amenity. Overall, our family was happy with the location of where we stayed but not happy with the condo itself. This condo needs some TLC.

Return visit

We have stayed at this property twice now. In 2 different unit. It's an older property so don't expect a luxury stay but its clean and quiet. One side of the building has a view of the river. The convenience of being super close to everything is great. It's about a 15 minute walk from the aquarium and less than 2 minutes to Ober Gatlinburg. We love the property and closeness of everything. Will most likely stay here again.

Very dirty and dusty behind and under bed and night stand. Furniture very old and outdated. Bed comfortable but squeaky and noisy. We will not rent this condo again.
