This home is monitored by neighbors and staff who notify us instantly if a party or event takes place. If an unauthorized gathering happens, your reservation will be terminated on the spot and you’ll be required to vacate immediately without a refund (this includes no refunds on any unused nights). Any cleanup related to a party or "gathering" no matter the size will also incur additional cleaning fees and labor/material fees for any damages that were caused.
🚫Renters must be 21 years or older to book and stay.
🤫 Noise:
Please keep noise to a minimum when outside. We use decibel readers (they don’t record conversations) to monitor levels.
🔇 Quiet hours: 10 PM – 8 AM
💸 Excessive noise may result in a $500 fine due to past neighbor complaints.
🚭 Smoking:
No smoking inside the house — $500 fine for violation

This property is equipped with a propane grill, guests are responsible for refilling the propane tank if needed—but don’t worry, just send us the receipt and we’ll reimburse you! Happy grilling!

Hot Tub Cleanliness Fine: $250
To avoid this, please follow these simple rules:
1. 🚿 Shower with soap and water before entering to remove lotions, oils, or substances that affect water quality.
2. ⏳ If you have sensitive skin, limit use to 15-minute intervals and shower after use to avoid irritation.
3. 🛁 Use beach towels, not bath towels.
4. 👫 Max occupancy: 7 guests
5. 🚸 No unsupervised kids
6. 🚫 No diving or jumping
7. 🍔🥤 No food or drink in the tub
8. 🚫🥂 No glass in or near the hot tub
9. 🧼 Keep the hot tub clean and clear
10. 🤫 Respect neighbors – keep noise down

12. ♨️ Turn off the jets after use
13. ✅ Always cover the hot tub after use
