The Space:

A coastal dream, Beach Retreat is just the place to escape the worries of everyday life and get some uninterrupted beach time. Crashing waves and warm sand can be found right outside of your back door, and sipping a favorite cocktail on the deck will be just the way to slip into relaxation mode at the end of each exciting day. No to mention, the high-top table ensures that your ocean views are not obstructed by the deck railing! Inside, you will be greeted by all new luxury furnishings, modern finishings, and beachy decor that will welcome you with open arms. The fully equipped kitchen is more than ready to assist in prepping tasty meals as well with a Keurig, coffee pot, stainless steel appliances, wonderful dark countertops, and plenty of room to prep ingredients. Not to mention, there will be no lack of entertainment with multiple Smart TVs and free high-speed WiFi to stream favorite shows or share memories on social media!

Please be aware there is a $40 registration fee per vehicle that covers your parking pass and wristbands. This fee is collected upon check in at the onsite registration desk that is run by the HOA.



The Neighborhood:

Explore the vibrant neighborhood surrounding our beachfront condo in Panama City Beach! Step directly onto the pristine white sands and enjoy the sun, surf, and stunning views. You're perfectly positioned to witness breathtaking sunrises and sunsets over the Gulf. For entertainment, Pier Park is a short drive away, offering a variety of shops, restaurants, and attractions like Ripley's Believe It or Not and WonderWorks. If the weather isn't cooperating, enjoy indoor fun at Dave & Buster's or catch a movie at the AMC theater, also located at Pier Park. Embrace the 'Fun in the Florida Sun' and create unforgettable memories!



Other Things to Note:

REFRIGERATOR: There may be a 12-hour delay in the cooling process of the fridge when you first arrive and load groceries, so please plan accordingly.

SECURITY: Security is on-site from 5 pm to 5 am nightly.

FRONT DESK: The front desk is open daily from 9:00 am to 4:00 pm CST.

FITNESS CENTER: The fitness center is open from 7 am to 9 pm. Please wear shirts and shoes at all times and wipe down equipment after use. The fitness center is located in the east tower on the Lobby Floor.

COFFEE SHOP: The shop is open from 7 am to 2 pm daily. The shop is located in the West tower on the Lobby level.

POOL: The pool/spa are open from 8 am to 10 pm. No horseplay is allowed.

QUIET TIME: Quiet time is from 10 pm to 8 am. Thank you!

RULES: No smoking or pets are allowed. No emotional support animals are allowed per HOA regulation.

AC: Do not turn the AC below 70 degrees or above 78 degrees to avoid issues. Please also keep balcony doors closed while the AC/heat is on.

RIPTIDE BAR AND GRILL - The poolside grill is open from March to September. Located by the Ground level pool area.

BEACH SERVICES- We are not associated with beach service. Beach service may be complimentary to some units via Splash HOA/Owner(s), Guest must visit the Beach Hut located on the beach for more information regarding if beach service is complimentary for the booked unit or the pricing and availability.

LUGGAGE CARTS- Luggage carts are located on the lobby level of the parking garage; first come first serve.

PARKING: Palm Coast Code Chapter 44-Parking on the street or lawn is prohibited. -Parking in the swales is prohibited between 1:00 AM and 6:00 AM. -Only licensed passenger vehicles, which include an automobile, motorcycle, moped, passenger van, SUV, or pickup truck may be parked in residential zones.-Recreational vehicles may not be used for overnight lodging in any driveway.-No vehicles of any kind may be parked overnight on undeveloped private property.-It is prohibited and unlawful to park or store a utility trailer at any time.-Trailers and recreational vehicles must be stored in an off-site storage area (RV’s, Boats, travel trailers, utility trailers, etc.) No commercial vehicles allowed. Should you have any questions about what is allowed to be parked at this residence please contact us immediately.

THE BEACH: The 'wet sand beach' is not private property, so enjoy sitting, relaxing or building sandcastles on the white sandy beaches. If you dig holes in the sand, please fill in the holes so baby turtles just hatched, don't get trapped in the holes. The 'dry sand dunes' are off limits. It’s considered private property. The sea oats and sand dunes act as a wall to help protect property from storm surges. The dunes are also part of the coastal ecosystem that hosts a wide range of animals. From shoreline birds, beach-nesting birds, sea turtles and dune mice. The survival of these animals is by protecting the sea oats and sand dunes which are very fragile and cannot survive being trampled on.

If we are flying in, do you offer an airport shuttle? No, we recommend 30A ON DEMAND

Is there any food in the vacation home? No. All open food products including salt, pepper, sugar, seasoning and coffee are thrown out after every check-out.

Is there an ice maker on the property? No, every unit has a refrigerator with an ice maker

Is there daily housekeeping service? No.

Is the pool heated? No.

Is there a crib? No. Crib Rental Companies: Crib Connection, Beach Baby. Reservations must be made at least 3 days prior to guest arrival

Is children day care or nanny service available? No, if you need someone to watch an elder or children, you can contact “Nurse or Nanny home health”

Is there a church or chapel at the resort? No, the closest church is PCB First Assembly of God. The church is 0.6 miles away and has a Wednesday worship at 7:00 PM with a complimentary dinner from 6:00 PM - 6:40 PM Sunday worship 10:30 AM

What time is check in? Your check-in will be promptly at 4 PM.

Is there entertainment close by? Yes, Pier Park (Panama City Beach), an outdoor mall with plenty of places to choose to Eat, Drink, Shop & with Entertainment that includes a fishing pier, Dave & Busters and the SkyWheel ferris wheel.

CELL PHONE RECEPTION: Your vacation is in paradise. Long stretches of pristine beaches made up of the brightest of white sands. Refreshing and relaxing. Unfortunately, this beauty limits the amount of cell phone towers in the area. The coverage is marginal with one or two bars and even worse when the network is over capacity with thousands of visitors in town.



Interaction with Guests:

ARRIVAL: Check-in starts at 4 PM CST and is guaranteed by 6 PM. You may check into your condo using the code in the check-in email. You will need to register with the Splash Gift Shop. The hours of operation are from 8 am to 4 pm daily. Parking passes must be displayed on your vehicle and wristbands must be worn in order to use on-site amenities. If you are checking in after the desk is closed, you will need to stop by the following day to retrieve the materials. You may still use the amenities if you arrive after hours.

Location was perfect

We very much enjoyed our stay. Spring Break is always a challenge with weather, but even on the double red flag and windy days, we enjoyed the view and porches. Management was easy to work with when a fan wasn’t working properly. Would definitely rent here again.

DO NOT BOOK!!! We arrived to a dirty, uncleared house from the prior guests. The A/C was also broken and running 80. After HOURS on the phone with the “local management” they offered to bring us a box fan and sent a cleaning crew that did the bare minimum in 30 minutes.

Great find!!

Will return. Townhouse was very clean & even had a starter box with dishwasher & laundry packets. The only issue we had was the difficulty figuring out how to get TVs working but we weren’t there very much. View was beautiful & beach access close, quiet low traffic neighborhood. Location was wonderful because it was away from the Seaside crowds but close enough to get to anything we wanted to go.

All you need

Completely updated beachfront townhome. We have stayed here numerous times and the unit is always clean and completely stocked with essentials. The only room for improvement is possibly a new dryer because it takes beach towels a really long time to dry .

Loved the location!!!! Loved the condo! Just had a problem with ants! The person at the 800 number was quick to respond. Never heard back from the local management company about the ants.

Relaxation

This trip waata chance for my husband and I to rest because we work 50-60 hours a week. We needed to unwind and let our hair down and this was a great place to do so. Everything was well cleaned and organized and communication with this site was great. You all made sure everything was 100%. We will be coming back to this spot

Best overall spot and view of the entire So Walton Beach.

Excellent accommodations! The TV needs to match with the TV Channel guide. The TV channel guide does not go with that TV and the remote. Exhausting exercise in trying to figure out the TV and remote channels configuration.

Great place for a week at the beach

The place looks exactly like it was represented in the pictures. Everything was spotless / clean. Close walk to beach. Beautiful views from back patio / balcony off of master bedroom. Kitchen had all of the amenities we could possibly need. Tvs in every room that were equipped with streaming services was a nice unexpected touch (even though we didn't use much). Only suggestion would be to maybe keep a few beach chairs on site. It costs $75 to rent a set for the day, so we ended up purchasing some $50 chairs at a local beach shop. Would definitely stay at this property again!

Great location with a tired unit

We have stayed in this unit three times over the last two and a half years. You can tell the wear and tear has taken its toll on the property. The corporate owner has not invested properly in maintaining the unit. The backdoor lock was non-functioning, significant water damage stains in the bathrooms, holes in the walls, and peeling paint. No basic cooking supplies provided even salt or pepper. For any families looking to stay, factor in buying olive oil and basic amenities if you are looking to cook in the unit. Great location and easy check-in, just tired after years of hard usage.

Great location - Ant infestation

The location of the property is unbeatable. However, the kitchen was infested with ants. We stayed Friday-Friday. The ants were discovered Saturday and management was immediately contacted. They sent someone out finally on Monday afternoon with a spray bottle that did nothing and I was told professional company would be there Wednesday morning. They never came Wednesday and I was told Thursday that they came but didn’t enter the property bc the source was found outside the unit. Not sure if that was true or not but I spent my entire vacation killing and cleaning up ants. We couldn’t use the kitchen bc every time we did ants would be on our food. They gave us a small refund in comparison to what we paid for the trouble. Communication with Vacasa was great but the local management was terrible and their actions to correct the issue were not prompt.

Perfect Location

This is a great property that could be a great one with a little TLC. Needs a thorough deep clean. There were stains all over the couches, curtains, and upstairs carpet. I would say the ones in the master were new because the red koolaid was also all over the night stand. The vents in the hall bathroom upstairs need to be replaced as there is black mold all over it and on the ceiling. Few doors need to be replaced where the wood has been splintered most likely do to kids rough housing. I assume the guests before us had eaten seafood in the condo as the refrigerator, dishwasher, and food disposal all smelled of rotten seafood. Thankfully the property management team was able to come out the next morning and get rid of the smell. Unfortunately, the ice maker still has the smell. As I said, overall great location just needs some TLC.
