Located along Cocoa Beach’s historic Grant Avenue beach end, this villa is part of the lovingly restored Canaveral Beachfront Villas property, a special collection of historic coastal buildings brought back to life for guests to enjoy.

Inside, guests will find a full kitchen, comfortable living spaces, Wi-Fi, and everything needed for a relaxed and memorable stay by the ocean. With private beach access just steps away, on-site parking, and plenty of room for families or groups, 438 Grant is made for sun-filled days, easy dinners in, ocean breezes, and the kind of beach vacation everyone remembers.

Whether you are here for a family getaway, a launch-viewing weekend, or a long-awaited trip with friends, this second-floor villa offers a beautiful home base for enjoying the best of Cocoa Beach.



The Space:

438 Grant Oceanfront Villa is a beautifully renovated second-floor villa designed for spacious, comfortable beach living. This three-bedroom retreat sleeps up to 10 guests and offers plenty of room for families, friends, and groups to gather, relax, and enjoy the oceanfront setting.



Please note that this is a second-story unit and requires at least one full flight of stairs to access the villa. There are no elevators on the property.



Inside, the villa features a full kitchen with everything you need to prepare meals during your stay, along with a large dining table that comfortably seats 10. The main living area includes a sleeper sofa for additional sleeping space, making the layout easy and functional for larger groups.



The villa includes three bedrooms. The master bedroom offers a private balcony with two reclining lounge chairs, creating a peaceful spot to enjoy morning coffee, ocean air, or a quiet moment away from the main living space. The bunk room includes two twin-over-twin bunk beds, making it a great space for kids, teens, or additional guests. The third bedroom provides another comfortable sleeping area for your group.



There are two full bathroom spaces for guest convenience, including one bathroom with a tub/shower combination and another with a walk-in shower.



We’ve stocked the villa with the essentials to help make your stay as easy as possible. Linens, pillows, beach towels, cleaning products, basic cleaning supplies, trash bags, hangers, closet shelving, and storage baskets are all provided. All you need to bring are your personal bathroom items, food, beverages, clothing, and yourselves.



Guests can also enjoy two outdoor balcony areas. The front balcony includes a dining table for six and two reclining lounge chairs, making it a wonderful place for outdoor meals, relaxing after the beach, or enjoying the coastal breeze. The private master balcony offers a quieter retreat with two reclining chairs.



Televisions are available throughout the unit where applicable, with digital TV setups that allow you to access your favorite apps. We also provide Spectrum cable through the Spectrum TV app, which is already installed on each TV. Wi-Fi is available for the unit.



We’ve created this space so you can settle in, spread out, and enjoy everything that comes with a relaxed Cocoa Beach stay, from sunny beach days and shared meals to quiet evenings by the ocean.



Guest Access:

Guests will have private access to the full 438 Grant villa. Everything located inside your rented unit is for your private use during your stay.



Parking is available in front of and around the building. Please refer to the parking section for full parking details and instructions.



Guests also have access to the shared outdoor areas of the Canaveral Beachfront Villas property, including the grill courtyard, outdoor shower, yard, and beach access areas. These common outdoor spaces are reserved for guests staying at the Canaveral Beachfront Villas properties.



438 Grant is a second-story, single-floor unit. Once inside the villa, all of the interior living space is on one level; however, guests must use stairs to access the unit. There is at least one full flight of stairs from the balcony entrances up to the villa.



The main entrance area leads into the grill courtyard and does require stairs up to the courtyard level. There is also a walk-around access route on the south side of the building that leads toward the unit access area with fewer stairs along the path; however, because 438 Grant is located on the second floor, stairs are still required to enter the unit itself.



Please note that there are no elevators on the property. As a historic beachside property, the building has stairs and is not designed as an ADA-accessible property. Guests who have difficulty with stairs or mobility concerns are encouraged to contact us prior to booking so we can help determine whether the space will be a comfortable fit for your stay.



The Neighborhood:

Canaveral Beachfront Villas is located at the beach end of Grant Avenue in Cocoa Beach, on the north side of the city along Florida’s beautiful barrier island coastline. This area is loved for its wide sandy beaches, ocean breezes, relaxed coastal charm, and easy access to the activities, restaurants, attractions, and entertainment that make Cocoa Beach such a special destination.



The neighborhood itself is primarily residential, with a friendly mix of local homeowners, families, seasonal guests, short-term rental properties, and people who live and work in the area. It has that classic beach-town feeling: quiet mornings, sandy feet, neighbors walking dogs, kids heading to the beach, and visitors enjoying the sunshine.



Cocoa Beach is a family-friendly coastal community, and our area is served by both the Brevard County Sheriff’s Department and the Cocoa Beach Police Department. We ask all guests to be respectful of the neighborhood, local residents, and fellow visitors so everyone can enjoy the beach safely and comfortably.



Whether you are here for a peaceful oceanfront getaway, a family beach trip, a launch-viewing weekend, or a few days of sun and saltwater, Grant Avenue offers a wonderful home base for enjoying the best of Cocoa Beach.



Getting Around:

The Cape Canaveral and Cocoa Beach area is easy to explore by car, rideshare, bike, e-bike, and, in certain areas, golf cart. On the quieter neighborhood streets off A1A, guests will often see people using bikes, e-bikes, golf carts, and cars to get around.



Please note that A1A is the main roadway through the area, and guests should plan to use a regular vehicle when traveling along or across busier roadways. Bicycles and e-bikes may be used on appropriate sidewalks or paths where permitted, but golf carts are not intended for travel on A1A. Guests are responsible for following all posted traffic laws and local transportation rules during their stay.



We do recommend having a car, or being prepared to use rideshare and delivery services. While many things in Cape Canaveral and Cocoa Beach are relatively close, the island is long and narrow, so grocery stores, restaurants, bars, the Cocoa Beach Pier, downtown Cocoa Beach, and Historic Cocoa Village may still require a short drive.



Florida is also hot and sunny for much of the year, so walking long distances for errands, meals, or activities may not always be the most comfortable option. If you plan to explore beyond the immediate beach area, we recommend driving, using Uber or another rideshare service, renting bikes or e-bikes where appropriate, or checking the local public bus schedule.



Whether you are heading out for dinner, visiting the pier, exploring Cocoa Village, or catching a rocket launch, a little transportation planning will make your stay much easier and more enjoyable.



Interaction with Guests:

Canaveral Beachfront Villas is a collection of three historic buildings at the end of Grant Avenue, thoughtfully renovated to offer four rentable units of various sizes. Because the property includes multiple guest spaces, you may see or hear other guests during your stay, especially in the shared outdoor areas.



Guest interaction will vary depending on who is staying on the property, unit turnovers, scheduled cleaning, maintenance needs, or occasional contractor visits. You may see families enjoying the yard, children playing outside, guests relaxing on patios or decks, people using the shared outdoor spaces, or beachgoers walking along the nearby public beach access.



This is a unique historic beachside property, and one of the last remaining rental properties of its kind in the area that is not a condo tower. While we do our best to create a peaceful, comfortable experience, this is not an ultra-private or completely silent property. If other guests are on site, some normal vacation activity and sound should be expected.



We are a family-friendly and dog-friendly property, and we ask all guests to be respectful of one another, the shared spaces, the neighborhood, and the overall quiet enjoyment of the property.



Aside from necessary cleaning, maintenance, or guest support, we do our best to give you space to settle in, relax, and enjoy your vacation.
