Wake up to dreamy ocean views in this 3-bedroom, 2-bath upstairs unit of a classic beachfront home on the Balboa Peninsula. This upper duplex rental offers all the coastal charm of old Balboa with an unbeatable location, incredible views, and a family-friendly price. (Patio is for first floor rental only)

Enjoy a spacious master bedroom with its own sitting area, private bath, and oval spa jetted tub. A fully equipped kitchen opens into the living area, complete with TV and a comfy sectional sofa for relaxing after a day in the sun.
Sleeps up to 5 guests comfortably.
Bring your binoculars—you won’t want to miss dolphins, sailboats, and views passing by. Just a short 5-block stroll brings you to the Balboa Ferry, Pavilion, Catalina Flyer boat, Fun Zone arcade, and more. From here, it’s easy to walk to the pier, boat ride to Catalina, & rent bikes (3 blocks south) for a ride along the boardwalk.
Parking & Property Notes:
One on-site parking space behind the house. Additional street and city lot parking available 4 blocks south. We’ve been hosting families here for over 20 years and welcome the opportunity to offer families a sweet vacation.

Our second visit was as great as the first! The panoramic ocean view is a dream, and the house has all the amenities you could ever want. The colors and decor are all perfect for a beach house, rooms are spacious, parking is convenient and access to washer/dryer is so helpful! We love this place and hated to leave!

Our vacation at Ann’s dreamy ocean-view getaway was absolutely wonderful! The views were breathtaking, and her place had everything we needed for a comfortable and relaxing stay. The beds were cozy, and every detail made us feel right at home. We had such a great time, an experience our family will always remember. We would definitely love to stay here again!

There are some inexpensive improvements that can be made. Maybe some blinds in the living room that actually block the sun in the afternoon. It’s also missing some screens so flies were coming in but at first we didn’t know why. The 2nd bathroom needs work, especially the shower.

Fabulous Home

It was an amazing place to stay!!! Fabulous views and right on the beach!!! It was so easy to check in and Ann was quick to answer questions and very attentive!!! We have been staying in balboa for 6 years now but our normal house was torn down unexpectedly so we were worried about finding a new place and we really don’t like change but we were pleasantly surprised!!! The house is bright/cheery, well maintained and very spacious!! We hope to make it our new annual place to stay!!! Thank you for such a great new place to make future memories!!!

Best friends

4 friends that went to high school together 52 years ago. We walked Balboa Island and to the ferry which we took to Catalina Island on a different day. We had so much fun! The beds were really comfortable and so nice to have an extra sink in one of the rooms. We even handled the stairs really well for 72 year old ladies! Beautiful beach view!!

The view from the house is amazing! The beds are very comfortable and the 5 of us did great sharing the kitchen and living space.

Charming and delightful accommodations!

Lovely accommodations with a lot of amenities. The views were amazing! Very spacious and cozy. We appreciated the location being so close to restaurants and activities. We will definitely stay here again!

Clean home and perfect location

This home has the perfect location! No need to drive anywhere. The beach is across the bike path. The beds are also very comfortable.

Amazing location!

This was the perfect place for our family vacation. We could walk right out to the beach or stroll down to the Balboa Island ferry. So much to do at all times and the view out the windows was absolutely stunning!

Perfect Beach Getaway!

Our family of five absolutely loved our stay at Anne's property. The panoramic beach view alone was worth the price! Loved being close to many restaurants as well as the beach, but still found it to be relatively quiet and and peaceful at night. The home was fully stocked and we appreciated the little touches like dimmer switches on the lights and the availability of beach toys. We definitely hope to return!

Beach stay for Soccer Showcase In Norco

We opted to stay at the beach and drive the 50 minutes to the soccer fields for a college showcase. The drive was EASY. The house was PERFECT! I had my daughter and 2 other girls on the team, there was so much to do and the girls could walk around and explore on their own. Ann was great with communication. We made dinners some nights, the kitchen had everything we needed. Would definitely recommend and would absolutely stay here again!

Wonderful Beach Vacation

This property is right on the beach and very convenient to everything Newport Beach has to offer. We rented bikes, stayed for hours on the beach, and even enjoyed a bonfire right next to the Pacific Ocean. The rental is exactly as described. The kitchen is fully stocked which allowed us to do a few meals and avoid eating every meal out. I highly recommend this rental unit.

Loved Every Minute of our California Beach Vacation!

We had an amazing week at this fabulous, beach front property! The views were breathtaking, the nightly bonfires on the beach will be treasured memories as will the breathtaking sunsets, ocean waves, bike and ferry rides, “cronuts” and street tacos!! Thank you Ann for being an amazing, responsive and generous host! We can’t wait for our next trip to Newport.

Perfect location!

This property is right on the beach - we loved seeing the ocean through the huge windows. Property was nice & clean. Easy to access. Great communication with the owner. We were lucky to be there when the fireworks after the boat parade happened.

Great property and great location!

Property was a hit for our long weekend in the area for my husband's sports tournament. It is close to many amenities, beach access, boardwalk and great food nearby. The property itself is clean and well kept with all the necessary things that one needs to feel at home while away from home. We had contact with the property owner during our stay and had prompt response and great customer service through the entire process. Highly recommend!

Great experience......

Clean accommodations, responsive staff and absolutely beautiful area. The only "problem" was the stairs due to age of guests. That was of my own doing and we chose the upstairs unit. I would definitely stay here again, just in the downstairs unit. Thank you for the fabulous vacation.

Perfect beach location

We came here with our exchange student from Pakistan. This cute beach house has a location that can’t be beat! You are literally across from the ocean and directly on the bike path that goes thru Newport. The views are amazing! The beds were super comfy. We stayed in upstairs unit so no little outside area to hang out in, but it was no problem for us. If you are looking for a fun relaxing Newport beach house, look no further. We would definitely stay again. Much better than a hotel.

Fun short stay at the beach

We had a fun time at this very ideal beach location. It was so fun to enjoy the boogie boards and bikes that were offered by the owner - little need for a car :) This property does not have air so the fans and cooler nighttime weather are very helpful. We were also grateful for the washer/dryer with so many wet towels and bathing suits - bring your own detergent. Thank you Ann for making this such an easy in & out trip!

Our parents purchased this home in 1969 to provide a beach home for my 2 sets of grandmothers to live in (dad's mom downstairs and mom's mom upstairs). This has been a three generation family gathering spot and we continue my parents' legacy of providing a space for families to gather and be together. It is an older beach house that is ready for a new generation of families and/or friends to make memories!

The location can not be beat! The Balboa Ferry and Balboa Pier, fishing, stand up paddle boarding at the bay front, a walk to arcades... all favorites for our family. But - the best - is a long sunny day at the beach with frisbee, football, friends, sand and fun!

Walk 4 blocks to rent a paddle board or kayak, take a harbor cruise or a boat to Catalina. One of our favorite past times, rent a cruiser bike and peddle the boardwalk to Huntington Beach or Lido Island.
