Breathtaking views of the historic Balboa beach area will greet you from the open living room, kitchen and dining area. Nestled in between Balboa Park and the Pier, this is a vacation home that can conveniently host memorable family vacations year after year!
Here's what you'll find in this downstairs unit:
LIVING/DINING AREA:
- Sofa set
- TV (streaming)
- Kitchen bar
- Sliding glass door out to oceanfront patio
(Please note: the gas fireplace featured in the online photos has been permanently disabled)
KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All major and small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
OUTDOOR LIVING:
- Dining table w/ seating for 4
- propane gas BBQ grill
- expansive beach and ocean view
BEDROOMS:
- Bedroom #1: King bed; en-suite bathroom ; Streaming TV
- Bedroom #2: Queen bed
- Bedroom #3: 2 Twin beds
EXTRA SLEEPING:
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.
BATHROOMS:

- Hallway Bath: tub/shower combo
LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

- 4 low-profile beach chairs; hair dryer; iron/ironing board
- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with personal toiletries/shampoo/conditioner)
DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.
LAUNDRY:
Coin operated washer and dryer on-site. Guests must provide their own supplies.
PARKING:
1 space designated for this unit in shared double car garage (midsize/minivan vehicles only; no large SUV's; 77" clearance)
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, and much more! Contact us for more information!
ALSO:
The upstairs 3 bedroom/2 bath accommodation (Unit B) can also be rented simultaneously, when available, to accommodate extra family or guests on the whole property. Contact our office for more details.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
