Right on the James River and the Kingsmill Resort is HUGE!! Very convenient location.

Williamsburg

First property was in hotel in resort, but that was on 3rd fl with no elevator and showed amenities that we found out were not available to us. No golf, pool, restaurant no bar. You switched us to another to 2nd flr walkup. Fairly nice, but spiders, crawling bugs from old porch, screen door off track kept falling off, and loaded with dead bugs. I have a phobia for spiders and all bugs. Everything else fairly clean. Furniture good

Thanksgiving Getaway

We had a great time staying at Robica's Kingsmill condo. The views of the James River were gorgeous, especially sunsets and sunrises. Loved walking on the cart paths and exploring Williamsburg. Highly recommend!

Perfect Family Weekend

We had a wonderful weekend family getaway at this property. It’s so close to everything and beautiful located on the water. The condo itself is well kept and offers everything you could possibly need while there. The hosts were great at corresponding and very accommodating. Will definitely come back to stay next time we’re in Williamsburg!

Kingsmill Resort

Have stayed at kingsmill many times before. This unit was upgraded versus the std ones we’ve stayed in before. Very clean. Would rent it again.

Williamsburg on the James River

Beautiful on the river with a balcony. The only negative is the type of lock on the front door. It took several attempts to unlock the electronic lock; about 10 minutes. I’ve stayed in several rental properties with these type locks so I’m not sure what the issue was. Besides the lock every thing is very nice!

Amazing Views

Everything was great about this property! We would definitely go back! The only disappointing fact was that the property description informed us that there was a shuttle to take guests to Busch Gardens. We went to ask about this, and we were told that they hadn’t had a shuttle in over three years. So this should be updated and not advertised. Other than that, the place was clean, spacious, and had amazing views of the James River. We would definitely recommend this property!

Pluses and minuses. Checkin process was difficult, as we weren’t provided accurate unit data so we didn’t know how/where to access the unit. Once that was resolved everything was ok. Nice unit

Owner was a no-show

We arrived on time. The complex seems very nice. The condo has a view of the James river. It is a third-floor walk-up (27 steps in total). That's all we know, since we were unable to access the condo and didn't get to see inside. The owner had said she would send us the code to the front door after our 4:00 pm check-in time. However, she forgot to send it and, after two hours of failed attempts to reach her, we drove the 200 miles back home. Much later that evening, the owner called to say she was in Europe and had forgotten about the time difference. She did refund our money promptly, but our vacation weekend was ruined.

A little piece of paradise

My husband and I have been staying at kingsmill for almost 43 years. During that time, I have never seen a property, so clean and comfortable! Even the balcony, with it, being pollen season, did not have one speck of pollen on anything, including the railings, and there were not even cobwebs to be seen! Rodica was an exceptional host. The property is on the third floor. As others mentioned, there are a few steps to go up to get to the unit however, knowing that, we packed accordingly to make it easier to get our things upstairs. The view is worth the effort! You get to see the sunrise and sunset with an expansive view of the river. There are also some nice touches with this unit as compared to when you book through Kingsmill. The unit has a drip coffee maker in addition to the keurig and other small things to make your stay nice. You will want for nothing! The next time I go,and there will be a next time, I’ll take our own pillows. The ones that are there aren’t what we prefer. I highly recommend this property hands down!

Good and Bad experience

The Hostess forgot to send the access code at 4:00. I left to get groceries and returned at 5:00 and still no code then send a message thru Vrbo on phone. It took awhile to get a response and by then I had gone up and down 3 flights of stairs with groceries and luggage I was ready to go to a hotel. I got her response which was frustrating because send insisted she sent the code. She sent a screen shot of her message which again only showed the directions NOT the code and when I said this she said Oh that's not the right one but never sent the fictitious message with code because it was not on the vrbo responses! She had told me the condo was on the 2nd floor and the day of I get the directions clearly indicated that it's on the 3rd floor (tough for a 70 yr old women with a bad knee). All was fine with the condo until the next afternoon when the key pad failed. I had been in and out several times that morning and when i got back from more grocery shopping it failed. I messaged again. She suggested over and over that I had put in the wrong code and locked it up. now I'm standing in a 90degree hallway with a bag of shrimp and scallops for a family reunion. she asked me to wait 4 min. for it to reset this went on for 25 min. She handed me off to her husband and he agreed to drive 50 min from VA beach. It took 1 1/2 hrs while I sat in my car with the fish. Not a happy camper as I had 1 hr. to shower and prepare for family reunion. the condo is nice but I would not recommend

Relaxing Visit

We decided to stay here, so we could enjoy activities in Yorktown and Williamsburg. Although we were away much of the time, it was a comfortable place to return to. Just a few thoughts: please put a brighter overhead light in the kitchen area. The hand soap dispenser in the kitchen doesn’t work, and the balcony railing is unsecure.
