The Space:
THE SKINNY: This renovated 6 bedroom duplex is situated right on A1A, across from the sand and water, just 100 steps from the beach access, with a brand new safety crosswalk stop light at the street corner (which stops car traffic to allow your family and friends to access the beach safely with ease)! Amazing morning sun is available in gobs on the pool patio, just steps from the beach access. With our heated POOL and SPA, you'll have no choice but to escape completely into vacation mode! (Please see Guest Access section below for info on how pool and spa heat works and pricing). The pool surrounded by two lounge areas, 1 covered and 1 uncovered, has its own bar and grilling area, plus a dining table and chairs to boot! Enjoy your coffee in the shade, a drink in the sun, fire up the pit at night and turn on the string lights! Cool off in the outdoor shower. Linens and towels are included!

BOAT LOVER'S DREAM: Soak it all in! Bring along your boat and jet skis! Park them in the driveway and then launch them at the public launch right at the end of the block!! Couldn't be any more convenient!

This 6/4 is a duplex. The entire place is included in the rental. You will have both sides all to yourself.

THE LAYOUT: This beach home has a solid 6 bedroom / 4 bathroom layout.
Unit A:
>Master bedroom boasts a King size bed and en suite bathroom.
>Master Bathroom: Has a walk in shower and double vanity as well as a large walk in closet.
>1st Guest bedroom has a comfy Queen size bed.
>2nd Guest Bedroom has a cozy Queen size bed.
>3rd Guest Bedroom has a Queen size bed as well.
>Guest Bathroom 1: Between the 1st and 2nd guest bedrooms, in the hallway. Has a shower/tub combo.
>Guest Bathroom 2: In hallway near living are and 3rd guest bedroom. Has a walk in shower.
Bathrooms are outfitted with 2 rolls of toilet paper each.
Unit B:
>1st Guest bedroom boasts a comfy Queen size bed.
>2nd Guest Bedroom has a cozy Queen size bed.
>Guest Bathroom 1: Between the two bedrooms, off of the main living area. Bathroom has walk in shower and washer/dryer.
Bathrooms are outfitted with 2 rolls of toilet paper each.

OPEN LIVING: The kitchens are situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days.

LAUNDRY FACILITIES: We offer a washer and dryer in each unit, starter laundry pods, iron and ironing board and some basic cleaning supplies for your convenience.

HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 17-20 minute drive north on A1A is historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine Beach. This home is situated across the street from the beach walkover on the other side of A1A which we can guide you to after booking confirmation. The street corner has a safety crosswalk with stoplight that stops traffic to allow you to cross safely! You can also drive to one of the public beach accesses to park and walk on.

TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.

LAUNDRY SERVICE: We have laundry machines in the house but on vacation, it's up to you if you want to do laundry at all! If you would like to partake, our brand new commercial laundromat The Queen's Laundry is offering pick up and drop off wash-dry-fold service to the St. Augustine area. The cost is per pound and they will work out payment with you directly. They simply ask for 1 day's advanced notice for a pickup request and a 24 hour turnaround time for completing and returning your laundry. Ask us for more information!

SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $199. This fee acts as insurance for minor damages and covers you up to a max of $2000 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.

Guest Access:
Entire space of this 6/4 duplex, pool deck and driveway is included in this rental. Please, make yourself at home.

Pool and spa heat is offered at $350 per week or $60 a day. The spa can be heated year round. Pool heat is available only when the outdoor temperature is over 50 degrees (if under 50 degrees, we cannot guarantee the heater can maintain a swimmable temperature). The spa and pool cannot both be heated at the same time, only one or the other can be heated at a time (so if the pool is heating, the spa cannot be heated and vice versa).

The spa/hot tub is controlled virtually by the owner. Please let us know what time you would like to get in the spa (request 24 hours in advance) so we can begin pre-heating it for you. Once it reaches temp (99 degrees) the hot tub will run for 3 hours and then switch back to heating/circulating the pool to keep it from turning green. Please note: Spa can only run for 6 hours maximum per day.

For your security and the security of the property, there are cameras located throughout the exterior only areas of the home. There are no interior cameras on the property.

The Neighborhood:
Crescent Beach is a very eclectic local neighborhood! Feel like you are a true part of the St. Augustine community.

The boat ramp is right at the end of the street. Bring your boat and jet ski's along and drop them in just half a block away!!

Locally, we have several rental places where you can stock up on beach and water sports gear. Additionally, there is a service called Drifters that will come to the house to drop off bikes that you can rent at a daily rate.

A close and convenience restaurant a few minutes drive north is one of my all time favorites! - Back 40 A1A! You have to try the Chimmichurri Steak Quesadilla and Jerk Chicken Tacos!

Getting Around:
We recommend renting a car or renting bikes from Drifters bike delivery company.

Please be aware that certain vendors, such as lawn care, pool and other routine maintenance providers, may visit the property on a weekly basis. Their visits are scheduled based on weather conditions and other factors, so they do not have a fixed schedule.
