Welcome to Palm Breeze Villa! This penthouse sits at the top of Battery Hill providing 360 degree views of the ocean and lush green hillsides. The covered deck provides much needed shade and beautiful ocean views of Cruz Bay. You can marvel at the multiple shades of the crystal clear blue water as you enjoy a morning cup of coffee or cocktail at sunset. You will be right in town so can easily walk to all your favorite restaurants and shops. Because this top floor unit is in a stand alone building you will not have any shared walls- extremely unique within Cruz Bay.

The main bedroom faces Cruz Bay and has marvelous ocean views. The spacious loft has room for four guests, with two twin beds and one queen bed. The AC system has just been upgraded throughout with split AC, including units in both bedroom spaces as well as the main living space. Though with the continuous breeze high on Battery Hill you will may only need to open the windows in the evening to keep cool.

The well appointed kitchen is open to the dining and living areas and have striking ocean views looking towards Turner Bay and beyond. These main living spaces have beautiful vaulted ceilings making it feel spacious, open, and bright.

Although you can manage without a vehicle on St John by taking taxis to the many spectacular beaches and walking to town, we would still recommend renting a vehicle to get the most out of your vacation. There is flat parking for the unit right out front in a dedicated lot. The complex also has a dipping pool the has both a covered area and pool deck for sunning all with ocean views. Beach chairs and other beach and pool accessories are provided for the guests.

Enjoyed our stay

This condo was perfect for our family of 5. The A/C was great in the bedroom. The A/C for the living area was strong enough to make the condo comfortable. Kitchen was well equipped. Beach supplies (cooler,towels chairs) were provided. The balcony was awesome, great views.Started every morning there with a coffee and finished every night there with a drink listening to music from the Beach Bar below. About an 8 minute walk to Cruz Bay, the hill was manageable. Overall I would definitely choose to stay again. No generator if that is a factor for your stay.

Wonderful location

We loved this place and would stay here again. It was so nice to be able to walk into town, sure there are hills but it wasnt a big deal. Awesome views!

Great location, clean and welcoming

We had a great stay on Battery Hill. The location is perfect for a walk to town and there is plenty of parking. The condo itself has great views and is very well appointed. We would definitely stay here again on our next trip to St. John!

Beyond Expectations

We absolutely loved staying at this property. The pictures don’t do it or the views justice! It was in a great location, clean, cool, and provided everything we needed. We look forward to staying here again on our next visit!

Wonderful Vacation, Wonderful Accomodation

We loved everything about Palm Breezes. The condo was very clean and the kitchen is well equipped. We enjoyed having breakfast on the deck, taking in the views and the breezes. The location is perfect for an active family like ours that likes to walk into town for shopping and dinner. We cannot wait to come back!

Lovely condo, great location

Great place to stay, we loved it. Kitchen was full of treats. Very clean and fantastic views. Designated parking spot was a big, big plus. Well maintained property and very attentive property managers. Heads up: Be prepared for lots of steps, Hey, that's why the views are so great.

Caribbean Getaway

Very nice property in a great location! The complimentary beach chairs and towels are a major plus. It's walking distance to town. You're going to want to take the West street down to town, the North end is a little intense especially after some adult beverages. Overall nice spot and a beautiful view of Cruz Bay from the balcony

Perfect location! Beautiful views!

Can’t tell you enough great things about this property! Walking distance from all the action (Restaurants, bars, shopping, ferry dock) but high enough where you have wonderful views of Cruz bay and all the boats coming in! Everything was well stocked from beach chairs, coolers, towels, and kitchenware! Just a short drive to the North shore beaches or a short walk down to your pool and BBQ grill! Can’t wait to return! 10/10 would recommend!!

Daughter's Wedding

Rainbow's End was perfect! We were visiting St. John for my daughter's wedding. The condo was well-appointed, clean, and within walking distance to Cruz Bay. We have booked this condo many times and continue to be thrilled with the location and amenities.

Great view with cooling breezes!

Great place to stay. Cruze Bay is a small town with very little parking. While this wouldn't be accommodating to a person not able to walk the streets leading into town, it worked quite well for us. The views of the bay were always there to greet us. Would love to get this property again.

Great location and ciews

Had a great week with our two kids, ages 20,23. Able to walk so many places. Great accommodations, clean, comfortable and well equipped. Could have rented a car for only a couple of days rather that the whole time. Refreshing pool at the end of the day. We highly recommend.

Amazing views and privacy

Top unit on top of Battery Hill affords amazing views of Cruz Bay from Bedroom and patio, and Frank Bay from kitchen. No shared walls and high elevation allows for windows to be open all night! Tough hill when walking from town, but less than 10 minutes to walk to restaurants and taxis.

Wonderful condo and beautiful views

We enjoyed everything about Palm Breeze! The views were amazing, walking distance to the shops, bars, and car rental. Our greeter at check-in was wonderful as well - very informative! The set-up of the condo was perfect for our family of 5. The loft had 3 beds, one for each teenager, with a "master" bed on the main level. The condo is also well stocked with everything we needed, including beach chairs and towels. All we bought was a few groceries to get us thru the week. Our Jeep rental was a blast getting around the island. And the beaches are the best I've ever been to. Would definitely recommend and stay in again!

Great acccommodation, wonderful time

We stayed here for a week in February 2010 and loved it. The condo is well maintained, the other residents (owners) were very friendly and we loved the pool with its deck overlooking the bay. The stairs were a bit tough on my elderly mother, but we worked around it. You do need to have a car if you have anyone who is older. We just enjoyed ourselves so much and St. John has always been our favorite place to vacation. Thanks for a great stay.

St. John visit

Great place with great ocean view and all the amenities. Also nice being able to walk to downtown Cruz Bay and get some good exercise as the condo is on top of a big hill. Being able to use the beach towels, cooler, beach bags, and chairs for all our beach adventures was a huge plus. Enjoyed relaxing at the pool after a day at the beach. Nice to have a grill, but could definitely use an upgrade as it didn't get hot enough to cook at normal grilling times for the chicken we grilled. Would stay again.

Wonderful time, great condo

We have a family of 4, the youngest child being 6 and she had no problem walking up the road. The live music came in through the patio at night because we opened the door to hear it, but it didn't keep the kids awake. Hardest part is that we chose not to rent a car, but really enjoyed the walks as we needed the exercise. Condo is clean and comes with a safe with a key which is nice. Great value, great place!!

Loved being near the town!

We had a wonderful time at this condo. The views were incredible and it was so nice to be able to walk into town each evening. We had two teenage boys so it enabled some independence. Lots of little extras were included like beach chairs, a small cooler, large canvas bags for the beach which was appreciated. I wouldn't suggest this for young kids since the spiral stairway to the upstairs is a little tricky, but it was perfect for our family. And, you can't beat the beauty of St. John! We fished, snorkeled and went diving. Thanks for a great trip!

The Views - The Location!

This place is fabulous! We've stayed in St. John several times, and the location of this condo is one of the best. The view overlooking Cruz Bay, the quick walk it offered into town, the relaxing pool just below...it really can't be beat. A/C works great, but we only really needed it at night because with all of the windows and being at the top of the ridge, we were able to open up the windows and get fantastic ocean breezes crossing through the unit. There is plenty of parking, beach chairs for guest use, community grill and laundry if needed. We couldn't have asked for a better stay. If you are considering this place, just book it already :) We will be back!

Great stay with a million dollar view

We had a great stay at Palm Breezes! Beautiful condo perfectly located close to town with all the comforts of home. I can honestly say that I believe Palm Breezes has the BEST view of Cruz Bay. The condo is positioned on the top of the hill which provides stunning views out of every window. There is nothing better than waking up to that view. Highly recommend staying here, as long as you are willing to make the sometimes sweaty trek up the hill from town. But the view from the top is well worth it. We will be back!

Highly recommended

I vacation down in the USVI every year, and this is the second time for me at Pat's condo. It continues to meet all expectations, with a 5 star rating. Incredible view, walking distance to Cruz Bay, nice pool (usually it will all be to yourselves), bbq grill. Condo has everything you need,..cable and AC very dependable (the condo sets high up on the hill and gets an incredible breeze, so you will debate about using the AC). I was there in the rainy season, and got to take for granted the morning rainbow !

Spectacular

In a word....perfect. From my first email to Pat, the owner, to the final checkout it went as well as could be. We hardly had both feet on the ground on St John when I heard from Meghan at the property management company. She was available day and night to answer questions. The condo was lovely and the views amazing. Well equipped and clean, there was no downside... The perfect vacation .....many many thanks

Views for Days at Cruz Bay

We had the best stay here! Loved the location overlooking Cruz Bay. Enjoyed the best morning views before heading out to the beaches each day. Walked to dinner every night. The unit was clean and well furnished. We arranged for groceries to be delivered and they were waiting for us once we arrived. Appreciated having the beach chairs, beach bags and coolers to use during our stay. The pool was a great place to relax and enjoy the views also. One night we grilled out and ate dinner on the pool deck. The grill was well maintained and clean. We also utilized the washer and dryer for the building. Would absolutely love to return for a future stay!

Birthday Celebration

We just returned from an amazing vacation in St. John and loved our stay at Palm Breezes. The condo is in a great location, with great views of Cruz Bay. Watching the sunset from the balcony was truly a highlight. The condo was very comfortable and we had everything we needed. We enjoyed having the windows open and cool breezes blowing through the condo. There was no need for the AC most of the time. The grounds were well maintained. Beautiful plants and flowers were everywhere. The rental process went well and Pat was great! We hope to return again sometime soon.

Great views and fantastic location

The location of this property is what makes it special. We did rent a car as all the nice beaches are not at walking distance. That said - we spent all day at the beach and then got home, showered and walked into town for dinner. For those who are familiar, parking in Cruz Bay is an absolutely nightmare. So it was lovely to walk to the restaurants and walk back. The slope is steep but we are an active family and actually looked forward to the exercise. I would caution folks to wear good shoes if you want to walk to and from town. Our specific unit was on the top floor. Again the flight of stairs did not bother us as we had the best views. The kitchen had everything we needed, the loft area worked great for the kids and all in all we had a fantastic stay.

Our family absolutely loves spending time on St John! We have 2 young kids and the beaches and water here are ideal for teaching them to snorkel. We have also enjoyed doing some of the hiking on St John (Rams Head, Honeymoon Beach, Caneel Hill).
