Perched high on Seagrape Hill in Coral Bay, this island villa offers sweeping Caribbean views, total privacy, and a sparkling saltwater pool; perfect for couples, families, or friends. Enjoy high-speed internet, AC throughout, onsite backup power, and thoughtful touches designed for comfort and convenience.

**Access Note**
The two levels are connected by an outdoor staircase. Upon arrival, you’ll walk up one flight from the parking area to the lower level, then two short exterior stairways to reach the upper level. Guests with mobility concerns should note that there are multiple outdoor staircases.


Guest access
This is a fully private villa; no shared spaces. You’ll have the entire home to yourself, with exclusive access for your group only. Check-in is simple and contactless with a smart lock, allowing you to arrive at your convenience. Private driveway parking is available right at the villa.


Other things to note
Vehicle Access: A 4x4 or AWD vehicle is required to access the villa. The scenic mountain road includes a few switchbacks and moderate inclines. We recommend renting a Jeep Wrangler or similar for smooth travel and easy island exploring.

No Rideshares: There is no Uber or Lyft on St. John, and safari taxis do not service side roads. Reserve your vehicle *early* with Courtesy Jeep Rental or an agency at the St. Thomas airport.

Rates & Occupancy: Nightly rate includes up to 2 guests. Additional guests (up to 4 total) incur a $140/night surcharge to cover utilities, amenities, and Murphy bed setup. Maximum occupancy: 4 guests.

Laundry Access: The laundry room is available for stays of 3 nights or longer. For shorter visits, three laundromats are located nearby, one within walking distance of local bars and restaurants.

Water & Septic: The home’s water supply comes from a private cistern, as city and well water are not available in this area. Please help conserve water when possible. The property also features a well-maintained septic system.

Pet Policy: We allow one small to medium-sized dog with prior approval and a $25 pet fee.

Backup Power: The villa includes onsite backup power for comfort and peace of mind during your stay.

Guests enjoy uncrowded beaches and a slower pace here, just minutes from Maho Bay, Cinnamon Bay, Trunk Bay, and scenic hiking trails that showcase the island’s authentic Caribbean experience.
