You'll find this 4,500 square foot waterfront home a short drive up M22 to the famed Arcadia Bluffs golf course, idyllic Frankfort, or to the incredible Sleeping Bear Dunes.

Welcome to Dozing Bear Den - a 4500 sf home constructed in 2024 with big family gatherings in mind. Set on 2 acres with 114 feet of Lake Michigan waterfront, the beach is accessible with only 14 steps to the sand. The sunset views from the house are unmatched - from the two story great room, to 7 bedrooms with a lake view.

The home features 8 bedrooms in all (including two 1st floor primary suites), 5.5 bathrooms, a great room featuring oversized windows with a stunning lake view, and a 12 ft long dining table - perfect for entertaining multiple families. The first floor great room leads to the elevated deck with seating for 16, as well as a Blackstone grill. The 2nd floor includes a custom bunk room and a multipurpose room which can function as an office or kids playroom (with a daybed as the 8th bedroom). The house design allows for a walkout basement to a covered patio, with an 8 person hot tub. The basement has another common space with a 75” TV and more room for games, including shuffleboard and a peloton.

We have stocked our favorite games both inside and out - board games, cards, puzzles, cornhole, and bocce. There's a tandem kayak and stand up paddle board for calm water days. Nearby marinas at Crystal Lake or Portage Lake can facilitate daily boat rentals. We are only 4 miles from the famed Arcadia Bluffs Golf Club. Enjoy a traditional up north small town in Frankfort (11 miles away) or drive on gorgeous M22 up to Glen Arbor with various breweries and vineyards along the way. While there, check out Sleeping Bear Dunes its many hiking trails. The home is under a mile from the Arcadia scenic lookout and nearby trails and views at the Arcadia Dunes nature preserve. We also have 2 adult bikes, 1 tween bike, 1 kid bike with helmets for you to enjoy and explore all of this wonderful nature.

After decades of large family gatherings up north, we built this house to provide everything that a big rental home needs for a fun reunion or friends trip. We hope your family loves Dozing Bear Den much as ours does. Of note, the local regulations only allow 16 guests (2 per bedroom). We added all of the extra bed space for our own personal use, or in case you want to spread out.

The boring stuff/rules:
1. No parties, no illegal substances or activities, no smoking on the property
2. Primary renter over age of 25; please register each guest (message me names/ages). No overnight guests aside from those registered.
3. No pets.
4. Watch your children and use common sense with the waves/undertow on the lake or when using kayak/SUP. There’s obviously no lifeguard with the hot tub or beach. We have multiple sizes of life jackets. Lake MI can actually become dangerous with undertow.
5. Be gentle on the septic system - toilet paper only
6. No fireworks
7. Be a good neighbor with quiet hours 10p-8a
8. Follow all hot tub rules please (re: temps/settings/floater/cover).

You have access to the entire 4500 sf home (aside from one locked closet in the basement) and 2 acres of yard/woods.

You will have the phone numbers of the owners (plus messaging via whatever website you booked with). Our local contact Jeff is available for anything that needs a physical person.

This is rural but easily accessible from M22. We do have a long, gravel driveway. Since it is rural, there will be insects and animals nearby (please don't leave food outside, tempting to those animals). We do have the home/property treated regularly by a pest control company, but it is possible for bugs to enter the house (particularly at night if you aren't fast at closing the sliders).
