'Exit Opportunity': Phase I - The Best of Watercolor and Seaside

Exit from the stress of your normal life for awhile and enjoy a relaxing time making memories with your family within steps of the greatest beaches in the world!

Wonderful home in Lake District (Phase I) - great for families with small kids (+grandparents!) The house backs up to Seaside, so everything is within a walk or bike ride - including the BoatHouse, Western Lake, biking trails, the restaurants and activities in Seaside, and of course that sugar white sand!

House has master suite downstairs plus two bedrooms up. There are large screened-in porches upstairs and down with an outdoor eating area and porch swing downstairs. The upstairs porch provides a play area for the kids.

Newly renovated kitchen with sitting area and adjacent dining is great for family dining or entertaining friends.

Flat screen TVs are in each bedroom and in the 'Harry Potter' room under the stairs. WiFi Internet access and cable TV is also included. The house has a small office nook if you need to work a little so you can stay longer!

House includes a garage with enough room for a car and all of your bikes and beach stuff.

Such a great house and location!

Thanks so much! Perfect house in a great location. Very short walk to the amphitheater and easy access to the beach. House was one of our favorites from all of our 30a trips.

Amazing home and location in Watercolor

Exit Opportunity was the perfect house for our young family of 4. Amazing location in Watercolor and had all the amenities we needed including beach toys and bikes. Nice porch to relax on and plenty of room inside.

The best little spot

We loved this spot. We have stayed in others in Watercolor and loved being here. The owners were amazing to work with. We could not have asked for better hosts and location. Will be staying again soon!

I didn't realize until we had time to check out our surroundings how centrally located this home was to Seaside town square and restaurants, all the pools, the beach and Publix! It was the perfect location!!

Holidays with lifelong friends

Location is busy but great, house is nice but needs a few updates: upstairs guest without bunk needs new mattress and ideally a larger bed, house needs a deep clean, alot of dust bunnies, outside screened porch floor is dirty, overall good. Good seating in living room for 5-6 guests. Great dining table. Convenient garage.

Spring Break at Watercolor

We had a wonderful stay at Exit Opportunity over Spring Break 2023. The house was great for us, and the location could not be better. Tracy the owner is so helpful too. We will definitely come back soon!

Beautiful Home in Watercolor

The house was nicer in person than the photos. We loved the swimming pools, beach and shopping that were in walking distance of even the 3 & 5 year olds traveling with us. The screen porch was my dream space! Such a beautiful house - it was hard to leave!

Great house and location!

Only problem was the code to the screen porch door did not work--tried at different times. We were able to use the garage door code and entrance though.

Family Fun

We loved our stay at Exit Opportunity in Watercolor. The Ryan home is beautifully decorated and inviting. Located in a wonderful area, walking distance to everything you could need or want. We did not get in our car the whole week. The house was more than enough room for our family of 5 adults. Access to the Watercolor amenities was great. The staff was friendly and very accommodating. We highly recommend this vacation home and will be renting it again.

Beautiful, spacious comfortable home

We had a wonderful stay. Large, spacious and comfortable home located in a very nice upscale neighborhood. Gorgeous remodelled kitchen. Large upper and lower screened deck. Artistically decorated with the colors of the sea. Just a short walk to downtown Seaside, the beach, all of the local pools, tennis club and trails…we never had to use our car. I loved this house and community. Hope to stay in this beautiful home again soon. Just wish they had provided us with more than a 2-3 day supply (literally 1/4 bottles) dish washing liquid, laundry detergent, hand soap, toilet paper and paper towels…felt annoyed to have to immediately run to the store for basic supplies.

There was a previously broken oven knob. You can see where it had been super glued. Owner took it upon themselves to charge us $500 for the oven knob!!

Wonderful stay!

This house surpassed expectations. We loved the location (close to Seaside, walkable) and the house had some beach gear and bikes, beach towels, etc. Fully stocked kitchen. Go early to the beach club to claim chairs. Make sure to eat at Scratch Kitchen, and take a coffee break at Beach Happy, as both are delicious!

Thanksgiving Break

This house is wonderful. Perfect walking distance to the beach and Seaside Square. We stayed for 2 weeks of Thanksgiving with our entire family. The house is very well stocked And the owner is super responsive!

Relaxing vacation!

The house was perfect for our vacation with our adult sons. The house is located just a short walk from Seaside and the Beach Club. We had so much fun hanging out at the beach during the day and playing games in the evening! The house is beautifully decorated. Tracy is a wonderful host!

Perfect vacation!

Check-in was easy. I contacted the owner in advance to discuss the possibility of early-check-in because one of my daughters was already in the area on vacation and needed a place to hang out till check-in, and the owner was accommodating. The home is beautiful, recently updated and nicer than the photos honestly. There are beach chairs, umbrellas, beach toys, 2 bikes, and a bike wagon with a large basket on the back to bike items to the beach supplied. The public access to the beach was perfect, just a few minute bike ride to the beach. The kitchen had everything we needed with even some extras like spices and ziplock bags. The house was super clean upon arrival. The only odd thing (not enough to complain about considering how perfect everything else was) was that the hand soap bottles were watered way down so when we would wash our hands, the soap pump would splatter the soap in different directions, which was inconvenient. We’re thinking maybe the cleaning crew ran short on hand soap just before our visit. Overall, this place was perfect. We would definitely stay again and recommend it to anyone visiting Watercolor.

Spring Break 2022

The house was great! Very close to everything. They have bikes to ride and a garage for your car and beach towels too. Tracy was easy to get in touch with and responded right away. We needed some help with one of the bikes, Bruce came to our rescue.....he was super nice and helpful. I recommend staying in this beautiful house, you will love it!!

Seaside Splendor!

Our stay at this amazing home was nothing shy of perfect. The home is located in Watercolor, but the location is just a couple minute walk from the heart of Seaside. Our kids loved the easy walk to the beach each morning, grabbing lunch at one of the food trucks on airstream row, running around the grassy town center, and of course taking full advantage of the Watercolor amenities. Since the home is technically located in Watercolor, the access to the Beach Club and Camp Watercolor were key (staying in Seaside doesn’t provide this access). Now for the home itself - what a dream. We’ve rented many homes in Florida, and they never quite match up to the photos… this home was the opposite! The huge family room was cozy and perfect for our family of 5 to relax after a day in the sun. The large dining table provided ample space for all of us. The gourmet kitchen was such a treat to use, and is equipped with everything you’ll need to prepare meals. And the real kicker… the master bathroom! Tracy let me know after we booked our stay that the bathroom was being renovated, and it was finished just in time for our arrival. All I can say is WOW… huge soaker tub and massive shower, and gorgeous high-end finishes to boot. Tracy, the host, was always available via text, even when my app crashed and I needed the door code. 🤦🏼‍♀️ Beds were comfy, beach supplies and bikes were available for use - there’s not a negative thing I could say about this place. Thank you, Tracy, for a wonderful stay and family memories we’ll forever cherish!! Hope to be back next year!
