Vacation Rental Rules for Guests
Occupancy Limits
Only the registered guests are permitted to stay at the property. The maximum occupancy limit must be adhered to as stated in the rental agreement.
Minimum Age
The primary renter (guest booking the property) must be at least 18 years old. Some properties may require a higher minimum age (e.g., 25).
Check-In and Check-Out
Check-in Time: 4:00 pm
Check-out Time: 11:00 am
Early check-in or late check-out may be subject to availability and additional charges.
Noise and Quiet Hours
Guests must keep noise to a minimum, especially after 10 p.m., to avoid disturbing neighbors. No loud parties or gatherings are allowed.
Smoking & Vaping
Smoking and Vaping are prohibited inside the property, lanai and garage. Dispose of cigarette butts responsibly in designated receptacles. Minimum charges of $400 apply to smoking or vaping inside a non-smoking residence.
Pets
If pets are allowed at the property and you have obtained approval and paid fee, please ensure that pets are kept on a leash at all times. Guests must clean up after their pets and ensure they do not disturb neighbors.
Pool and Hot Tub Use
Properties with pool and or hot tub use at your own risk. No diving, running, or horseplay. Children must be supervised at all times when using the pool or hot tub. No glass containers in the pool area.
Parking
Guests must park only in designated parking areas. No parking on lawns, sidewalks, or in spaces not assigned to the property. Any unauthorized vehicles may be towed at the guest’s expense.
Cleaning and Trash
Guests are responsible for keeping the property tidy during their stay. Trash must be disposed of in the appropriate bins on the property. Follow local recycling guidelines. Guests should remove all personal items and dispose of trash before check-out.
Appliance Use
Appliances and electronics must be used in accordance with the property’s instructions. Guests are responsible for any damage caused by misuse. Turn off all appliances when not in use, including the air conditioning, lights, and kitchen appliances.
Maintenance and Repairs
Guests must promptly report any damages, malfunctions, or maintenance issues to the property manager. Guests may be charged for damages beyond normal wear and tear.
Behavior
Guests must behave respectfully and avoid disruptive or illegal activities. No illegal substances or activities are permitted on the property.
Security and Safety
Lock doors and windows when leaving the property. Do not share the property’s access code, key, or security information with non-registered guests. Guests should familiarize themselves with the location of fire exits, fire extinguishers, and emergency contact numbers.
Liability
Guests use the property and all amenities at their own risk. The owner and property manager are not liable for any injuries, accidents, or damages during the stay. Guests must comply with all safety instructions for the pool, hot tub, and other amenities.
Damage or Theft
Guests are responsible for any damage, theft, or loss of property during their stay. The cost of repairs or replacements will be deducted from the security deposit or charged to the guest. Any missing or damaged items must be reported immediately to the property manager.
Cancellation Policy
Guests should be aware of the cancellation policy, which includes deadlines for full or partial refunds. Any early check-out or late arrival that deviates from the agreed-upon dates will be considered a breach of the rental agreement.
Guests and Visitors
Registered guests may not invite additional people onto the property without prior approval from the property owner or manager. Unauthorized guests or visitors may result in additional charges or termination of the rental agreement.
Insurance
It is highly recommended that guests purchase travel insurance to cover unforeseen circumstances, including trip cancellation, property damage, or medical emergencies.
Respect for Property
Guests should treat the property and all furnishings with care. No rearranging furniture or altering the property in any way without permission from the property manager.

Englewood Beach trip.

Cleanliness of the inside living quarters very clean, outside messing and really not able to use the back yard. Laundry area very messy but washer and dryer clean. Very disappointed in the air conditioning system…. not sufficient for that size of living unit!! Dishwasher didn’t work. The location is very close to the beach but not as short of walk as advertised without walking thru other private properties that was not okay with us walking thru. The rental company is aware of all of the concerns and apologized but no discount was offered. For the price we expected the unit to be 100% and it was not. Call before you book the place to make sure everything is working properly!!

Do Not Stay Here

My family and I rented a home in Charlotte County and my husband and son decided they wanted to stay longer. The rest of the family flew home and I booked this property for the two of them. Check in was an easy process. Once inside my husband and son were walking in from the heat into heat with an intense smell of something fishy. The refrigerator was unplugged and pulled away from the wall. There were clothes on hangers in the closet and a garage full of construction items. The bikes were in the middle of the yard with flat tires. The bed was like a rock-however, it didn’t matter because the a/c unit never went below 78. My husband hang blankets to try to keep the temperature down to sleep. The refrigerator did work once plugged in but by the time it cooled down the food they already had from the previous rental was no good. My husband bought bleach and dumped it down the drain in an attempt to solve the terrible smell but there was no change. Air fresheners masked the smell…something else we were forced to pay for. He asked for help from the property manager but received what appeared to be an automated response and there was no offer to help. We had the property manager business card from the previous rental and when my husband called he was scolded for not communicating through the app. My husband and son were yelled at for walking through to the beach with the directions that were given by the property manager as well. I am irritated. I feel we deserve a partial refund.

Upon arrival we were pleased with overall cleanliness of the house. However, the house was 86 degrees, and not at all what the listing made it seem. During the summer in FL, trying to cool an entire house with two portable ac units is not ideal. The 2nd “bedroom” was incredibly musky and HOT. no air circulation at all. We also were not made aware this was a shared unit. The listing does not include that information. We would have never booked. Especially with kids. The split door to the upper unit was not able to be closed all the way and a gap was present you could see and hear every conversation being had upstairs. It’s also in a “bedroom.” That’s not appropriate and should have definitely been communicated. The 2nd bedroom was not usable, considering there was no AC, no air circulation at all and had the access to the upper unit. We absolutely did not feel comfortable letting our kids sleep there. The listing described 2BD 2BA and there was only 1 bathroom. The bathroom was also hard to use, it was hot, muggy and had no circulation. You couldn’t shut the door to shower without it being miserable and leaving the door open caused the whole house to be muggy. The dishwasher had mold and standing water in the bottom. Overall we were very displeased with the house all around. It was not at all as advertised. Communication with the host was as expected. She helped us navigate the issues with the door keypad upon arrival and was able to quickly give us access to the house.
