Pros:Loved the location of the house. Right on the beach! Nice deck area w plenty of seating. Refrigerator was nice and new with plenty of space.Little game room area in basement w tv, pool table.Cons: Had some trouble entering code to unlock door, some buttons didn’t light up when pressed. After 4 attempts, we were able to enter, into a bedroom!!??House needs a deep cleaning. Dishes in cabinets were not clean. Kitchen cabinets seemed bare, because the dishwasher was never unloaded prior to my arrival.

You are paying strictly for the location. Being steps from the sand made beach trips easy with young kids, the new deck has great seating, and the kitchen fits large groups. That is where the positives end.The home is dingy and needs a deep clean, not a quick turnover wipe-down. Structural settling is obvious from slanted walls and doors.Central AC is nonfunctional. A mini-split is in the living room, but only two bedrooms have window units—one was broken, leaving three of four bedrooms without cooling. We reported it day one; it took two days for a technician and three days for portable units. The tech confirmed the entire system needs replacement.We also hit safety hazards: indoor lights worked intermittently, and an outdoor outlet sizzled when plugging in string lights around the grill, which the tech flagged as a serious fire risk. The lights on the stairs to the basement never worked and had to use phone light to walk down at night to go to W/D. The basement smells foul, had bugs, and has a "use at your own discretion" sign. We avoided the game room entirely and only used the W/D. The grill has never been cleaned so when using it flames were out of control because all the grease in the bottom was on fire.We requested a partial refund for three nights without AC despite telling them upon checkin, but the host made an incredibly low insulting offer, forcing me to initiate a credit card chargeback. I would not rent here again.

Great locations on the beach, it's a little dates but didn't detract from my experience.

Great location beach house

Perfect, quiet location on the beach! Plenty of space for family and lots of indoor and outdoor seating. Little bit of wear and tear but super comfy and pictures are great representation of the house. It was perfect for us!

Excellent Folly Beach rental

We really enjoyed our stay at Just Beachy! The home is in a great location and is well supplied with everything you will need. We felt the house matched the description perfectly and was clean for us to arrive. The property manager did a great job in making sure our stay met expectations. We would definitely stay at Just Beachy again.

Wonderful porch/beach access and very spacious house

We had a wonderful week at this property with our family. Was more spacious than anticipated. Loved the porch and how close it was to the beach. Was pretty clean. Overall truly enjoyed the space and location.

Incredible Vacation House

We loved this house. Perfect spot with great decks and everyone had a great time. The house has a ton of room to spread out and enjoy yourself. We slept great and found the home clean and well maintained. The management company was helpful. Would recommend highly to anyone who wants to enjoy Folly Beach.

Over all...

Well, could use some improvements, however we had a very nice stay. What needed to cleaned was. Staff was very helpful and beach was excellent and beautiful! Thank you for a wonderful stay.

Great vacation spot

We all appreciated our stay in your home this past fall. The location is awesome and we liked being able to have an area that was not crowded on the beach every day. Rooms are comfortable as are the beds. Everything worked well and the home was cleaned and ready upon our arrival. Service with the management company was great. Recommend highly.

Comfortable Home Great Location

Our stay was perfect and the house was as advertised. Well managed and made up nice for our arrival. Recommend? Yes Activities? Beach!!! , walking to the pier, local shops and restaurants, downtown Charleston, Walk to the lighthouse (drive to the end of Folly and Park) then walk rest of the way

Oceanfront beach getaway

We fell in love with this house after our stay and have very fond memories. It is the perfect mix of old classic beach house with updated amenities. Our kids enjoyed the gaming area downstairs and we had loads of space upstairs to hang out and visit with great views of the ocean the whole time. Very pleased and recommend highly!! Thanks for having us
