Come into our home, relax, and enjoy all the amenities of a true home, including a large front porch, hardwood floors, granite countertops, and a fully-stocked kitchen including 2 full-size fridges. Everything you need is right here. With just 200 steps from the beach, 100 feet from legendary Bert's 24-hour grocery/convenience store, and only one block from the hub of all the island’s restaurants and shopping, having a perfect vacation at Folly Beach is as easy as '1-2-3”. When you arrive at 123 East Ashley Ave, you can leave your car parked (up to 6 spaces) and enjoy a true beach getaway. We are also a short 2-minute walk to Folly Beach Fishing Pier, and if boating is your thing, the Public Boat Landing is only 1/2 mile away. Escape to “123” and make your vacation dreams come true. (Pack N Play is provided for our little guests :)

Great spot for our group! We were a large group of old friends coming together for a wedding on James Island, and this was the perfect home base. The beds were very comfortable and even with our large group we did not feel crowded. The location was also perfect for going into James Island and Charleston, as well as being right by the beach and Burts 24hr market/deli. We could not have had a better stay, thank you Sheryl and 123 E Ashley!!

This is our third time at this property. Excellent location, great value and perfect size for our extended family. Communication is never an issue, house has plenty of amenities and is overall very comfortable. Very happy we’ve been able to make this our annual spot for Folly Beach!

Ladies Weekend

A true Folly Beach House, homey, comfortable, with a nicely stocked kitchen. Great place for our group of ladies over 50 years old for good food, great company and a break from family!

Great location

Fantastic location--we easily walked to beach, restaurants, and shops, which is great since parking on Folly can be tricky. The house is as described, and met our needs well (family w/ teen and young adult kids plus grandmother). Kitchen is exceptionally well-stocked for a rental. We enjoyed breakfast on the back deck (early, before the sun shines on it) and evening people-watching on the front porch. We worried that the music from nearby restaurants and bars would keep us up, but it was surprisingly quiet inside the house. Sheryl communicated with us throughout our stay and was available to answer questions. We would definitely stay here again.

We stayed here last year and enjoyed it so much we booked this year and will likely book next year. Great location, comfy beds and pillows, well stocked kitchen, really has it all.

123 was perfect!

The location on Folly was wonderful ... walking distance to everything! The front porch was fantastic. We had coffee out there every morning and "people watched" in the evening. Seven doubles beds for seven women was so great. We love each other but didn't want to share beds. :) Thank you!

Great location and lots of space

We had a girls weekend and Sheryl was very responsive the entire time we needed anything. The property was in such a great location so we didn’t have to drive anywhere!!! Would stay here again!

The most amazing location!

This house could not be in a better spot. We stayed here for a Bachelorette party with 12 girls, and there was plenty of room for all of us. The beach, bars, and 24/7 market were all within a block or 2. Would definitely recommend!

The house was great!!! We all had plenty of space. The location is perfect to downtown and Bert's. Loved EVERYTHING about this short vaca - Cheryl was amazing helping with anything we needed.

3rd annual girls trip.

The house was perfect location. Walk to the beach. Walk to restaurants. Walk to shops. The bedroom layouts were perfect 4 days and we only had to get in the car to go to Charleston. Would stay here again and would recommend to others

Perfect location!

Our family of 9 stayed here for the 4th of July week and it was prime location. Ease of access to beach and shops by day; perfect for walking to get a quick coffee, snack, bubble tea, açaí bowl, ice cream, etc. Dinner just walking distance away. Fireworks right behind us. Live music across the street nightly that we could listen to from our porch. Comfortable amenities inside. Awesome!!!

Simply Amazing

Everything about this place is just perfect for a beach vacation. You’re within walking distance of all the bars/restaurants and the beach. The house has a a great front porch perfect for relaxing or people watching. There is plenty of room in the house for a larger family/group of friends. 10/10 would recommend

Fantastic!!

This home has everything! Board games for the kids, fully stocked kitchen, clean and comfortable. So close to the beach and everything in Folly. Owner is communicative and very kind. All you need to bring is beach towels and beach chairs. The home has everything else you could possibly need!

Great location

This house comfortably accommodated our group of 8 adults. While there is no view of the beach, you’re right next to a public access site and one block away from the beach. You are also across the street from Bert’s Market and Chico Feo - so if you like live music, you can enjoy from the spacious porch. Everything is very close. The house has lots of kitchen amenities, linens and places to sit. Beds were super comfy and clean. The place is surprisingly quiet for being on a fairly busy street. Communication with the owner is quick. We love Folly Beach and visit every year. We are hoping to book this place again for next year!

Large Group Review

The house is in an outstanding location for those who are looking to easily walk to both the beach as well as the downtown area. Additionally, the hosts are very easy to reach and are transparent about what the house has to offer, as well as how they expect the house to be treated. We found everything to be in overall good condition and had no issues with the house whatsoever. We had the house fully packed with 14 guests, and while the house fit all of us comfortably, I wouldn’t necessarily recommend that this many guests stay here. Overall, we felt like a group of our size wasn’t welcome in the neighborhood, regardless of our efforts to follow the city’s noise policies and despite the fact that we were gone most of the day while we volunteered at organizations across the Charleston area. That being said, the hosts were EXCEPTIONALLY patient with us and we do not blame them at all for how their neighbors treated us, which is why we didn’t let it impact our overall 5 star review.

Close to the beach but at what cost...

We arrived to the house to see that beds were not made and trash was still in most of the trash cans. About 2 hours after we settled into the house we had a knock at the door and a woman, the cleaning lady I assume, handed us bags of sheets and told us that she had just gotten out of jail and that she had obviously not cleaned anything. We were not alerted to the fact that the house lady was not going to be taking care of the house and no one else was obviously contacted to have it done before we arrived. If we could have found another place to stay we would have. The only good quality to the home is its location. The house is either hot or cold, the air hardly works. The back door to the patio was locked/broken so using the back area and grill was not available. One bedroom had some damage to the wall, not sure if it is just always there or if the previous guestes caused it and no one knew because the house had not been tended to. Overall poor quality and unacceptable conditions to stay in, would not recommend for anyone to stay here. We will be contacting the home owners to tell them all the details personally.

Quick beach trip

Location was great. Grocery store 100 ft away, restaurants and pier within a block or two, easy walk to the beach or pier. There is an outdoor venue with live music across the street that is a little loud, but they did a nice job of shutting it down by 10 or so. Parking enough for 4 cars. Baths were a little on the small side - and one of them is awkwardly placed in a cubby behind the washer/dryer. Overall, it was a good experience and I would stay here again. The host was very cordial and excellent at response

After many family vacations to the SC and NC beaches, our family (6 of us) pooled our monies and purchased this sweet beach cottage on Folly Beach. We worked hard to turn this rental into our "Easy as 123" getaway; which means that once we arrive, we have everything we need! We live in Columbia but manage our rental remotely so that we can offer our guests personalized service.

123 East Ashley is a wonderful location in that once you park you won't have to drive again. Local 24-hour grocery/convenience store (Bert's) is right across the street. Beach access is 200 steps away and local shopping, bars, and restaurants are only 1 block down the street.

Our home offers an open floor plan that makes your stay very comfortable with your friends and family. The entire home features hardwood floors and large eating areas for the entire group to sit down and eat at the same time. Updated with granite, fixtures, and more. The best part is the large front porch where you can enjoy people-watching and even hear the sounds of live music on the weekends.
