Charming Newport Beach 2 bedroom 2 bath home located by the world famous Wedge on Peninsula Point. This nicely furnished home provides easy beach access, less than 100 steps away from the sand. Enjoy your morning coffee or evening dinner on the inviting front porch, or entertain privately in the comfortable backyard.

Recently updated kitchen has refrigerator, gas stove, oven, microwave, toaster oven, coffee maker, coffee grinder, crock pot, blender, and dishwasher. The living room and master bedroom each have a flat screen Smart TV and DVD player. There's a high chair, porta-crib, and toddler bed rail, as well as a set of plastic dishes in the kitchen for your little ones.

Plenty of bikes, board games, DVD's, and beach equipment and toys. In the back yard you can enjoy our gas grill, charcoal BBQ, and fire pit. Peninsula Point, in addition to being one of the most desirable neighborhoods in all of Newport Beach, also offers a Bay Beach (which is a short 3 block walk from the house) for those who wish to enjoy the water without the waves.

The home is also located only a short and easy walk or bike ride from the Fun Zone where you can rent boats, paddle boards, go on a fishing expedition, take the ferry to Balboa Island, or simply enjoy one of the many restaurants. Wonderful place to make new family memories!!

Cozy cottage in the best location

Kate is a kind and attentive host, making sure we had everything we needed for a successful stay. The house is cute and well appointed. I loved the extra touches like games, puzzles and beach towels. We were steps from the beach. Our family had a wonderful stay. Would recommend this property.

Great Getaway Spot

Had a fantastic stay at this cozy inviting home. Was the perfect spot for our family of 5. Close to the beach and easy access to town to explore. Thanks to Kate for being a wonderful and available host. Hope to stay here again and recommend it highly to others.

Christmas getaway perfection!

We loved our stay on Balboa Peninsula at Kate’s house. We were looking for a quiet off season beach family getaway and it was just what we needed. The house had everything we needed and more. If you’re here during the holiday season please check out the Newport Beach holiday boat parade- it was so fun! Thanks for sharing your place with us Kate, we’d highly recommend!

Another Amazing Stay at the Slice of Paradise!

Super easy access to the beach, all the amenities you need for the beach, sleeps 6 perfectly, fire pit for the evenings, and parking is plentiful. If you are looking for the Newport Beach experience, this is the place to go. Close enough to all the amenities, but far enough away from the tourist hustle and bustle.

Paradise on the Peninsula

Just finished a 4 day stay at Kate's cottage on Balboa Peninsula. House is in great condition. Clean and plenty of room for my wife and I to relax and enjoy down time at Newport Beach. Kate was very responsive and welcoming. Kitchen was stocked with thoughtful snacks that we enjoyed. Location is unbeatable, easy walk to the sand via M street and just down from the Wedge. Neighborhood is quiet and street parking in Peninsula Point is ample. Overall a very enjoyable time and look forward to returning in the future.

Paradise

Beautiful outside, and warm and welcoming inside. It's perfect for families, groups of friends, or a quiet retreat for a solo traveler. You can be as busy as you want, with aa wide variety of outdoor activities, or spend a calm and peaceful vacation in the beautiful tropical gardens, front and back. Great eateries and shops nearby as well.

Another wonderful trip at this cottage

We had an absolutely wonderful time here at the cozy slice of paradise for the second year in a row! Cannot recommend highly enough! Kate is such a wonderful owner to work with and she really provides everything you need in the property. The beach is a half a block (if that) from your front door and we found ourselves strolling the sand every morning and evening. If you are looking to stay in Newport Beach, you won't find a better place, a place that makes you feel like you're home!

Best time

We had the best time. Kate was super responsive and always very helpful. The house was cozy and perfect location if you enjoy some not so overcrowded beach time. we loved it.

World class vacation

You can’t beat this vacation house. Great neighborhood, steps from the beach, and a top notch host. Kate communicated everything necessary for a great vacation. We will be booking again in the near future.

Such a Special Place!

We have stayed at Surf’s Up multiple times over the past couple of years and fall more in love with this special place every time! It’s in a great location, FULLY stocked (literally everything you need) and Kate is so kind and attentive! Highly recommend!!!

Amazing!

This place could not be better!! They are steps from the beach and have literally anything you could need. We were worried about biking with our littles but come to find out they even had a chariot to pull the littles in so we were all able to bike! They had all the sand toys and beach games you could want, coolers, towels. Literally everything. It felt so much like home, we didn’t want to leave! The best VRBO we’ve had for our family by far!! Thanks for sharing your home with us.

Stayed here for many years

The location is perfect. Kate is a pleasure as a host. We return yearly because we enjoy staying at Kate's house so very much. This year my husband had to have an emergency root canal. Kate was kind enough to find us a dentist and endodontist near by. She goes above and beyond to make you stay pleasant and care-free.

Paradise Found

This was our 9th year to stay at Kate's wonderful cottage at the beach. As always , she saw to our every need. We have made reservations to return in 2025 for our 10th visit.

The BEST Home on Balboa Peninsula

We had the most amazing stay with our family of 4. Communication with the owner was great from the moment we booked. She truly goes out of her way to make sure guests are comfortable and enjoy their stay. The house had everything you could possible need and then some. We were even greeted with snacks, cute dog Christmas napkins and a welcome note. The home is steps from the beach access which we enjoyed daily. We also enjoyed the gas fire pit in the back courtyard. All of Newport was very busy, but this home tucked further down on Balboa Peninsula was very peaceful and parking was not a problem. I highly recommend it over staying on Balboa Island which was jammed with people. This is a place where wonderful memories with your family and friends can be made. We can't wait to come back!

Ideal Place For Balboa Peninsula!

Second time staying here and was just as great as the first time! Communication was great with property owner, everything was clean and set up perfectly! Will be staying here again!

My favorite vacation all year

Perfect Newport getaway!!

First let me start off by saying for a small family, this is the perfect property. It has everything you need and then some! Kate is an incredible host, communicating everything, accommodating for any eventuality, and super responsive. My wife worked for VRBO for ten years and said this is exactly the type of property and host that you hope and dream for. By far the best VRBO experience we've had to date! I would not hesitate to visit Kate's cozy, well stocked, well maintained property. We will be back again for sure!!!

Hi, I'm Kate! I've been managing our home on VRBO since 2016, and I love knowing that I'm helping families create their own memories in our little cottage! I live in Los Angeles, have 3 grown kids who all live in the LA area, and have a crazy dog named Echo. I've been involved with a maternity shelter for homeless pregnant women for years, and coordinate the volunteers there. I'm a huge LA Dodgers fan, have just started playing pickle ball, like to travel, and love sitting out on the beach for sunset. Hope you love our little house!!

Our family began vacationing in Newport Beach in 1996, when our children were young. We started out on Balboa Island, but then fell in love with the Balboa Peninsula. We've been coming to Newport Beach for 26 years and our (now grown) children have the best memories of riding bikes, jumping in the waves, and eating Balboa Bars! We loved being able to rent and stay in the same house for 10 years - there was something so comforting and familiar about knowing what to expect when we would arrive each summer. We hope our house can provide many years of memories for our guests.

We bought this charming cottage in 2005, and loved the neighborhood and how close we are to the beach. We hope you enjoy it as much as we do!!

Our home has a unique warm and welcoming feel as soon as you walk in the front door!! We are located at the quiet end of the charming Peninsula Point neighborhood. Fabulous spot for a family vacation, or a girl's getaway. Great location for bike riding - you can park your car and not move it for days! Grab your beach chairs and towels - the sand is just steps away. Make sure you take the ferry over to Balboa Island and do a little shopping on Marine Avenue - and a Balboa Bar is a must! We love to grill in the backyard and then enjoy dinner on the front porch - but we always love to go out to the sand for the gorgeous sunsets. One of our favorite things is to sit around the fire pit in the back yard and make s'mores in the summer time. Our family has been coming to this area for 26 years - it's our little slice of paradise!!
