If you are looking for a clean and upscale vacation living environment with quality furnishings/decor and exceptional hosts, you have found YOUR Newport place. Grab your favorite beach pal and come stay with us. We are within close walking distance to the beach, store, a variety of restaurants/pubs and a host of coastal activities such as paddle boarding, bay cruises, fishing and whale watching. We provide quiet air conditioning, clean upscale grill, Apple Streaming tv, wifi, beach towels/chairs, cooler and umbrella.

Our goal and commitment to you is value and exemplary service; after all, this is what we expect when we travel. This is our second VRBO - sits upstairs, in back of our first (VRBO # 457086) which we have enjoyed renting on VRBO since 2013. Read our impressive reviews! Also, we are on-site to ensure your needs are addressed timely and satisfactorily.

Beach dream

The property was exactly as described. Very comfortable and well appointed. We lacked for nothing. The hosts live on-site and were very helpful and gave excellent recommendations of local restaurants. They ensured we had parking in front of the rental, giving us their spot. John and Kimberlee made the stay even more pleasant. We will definitely stay here in the future.

Beautiful condo!

We thoroughly enjoyed our stay. John and Kimberlee were A+++ super hosts. They added all the little touches that make it feel like home. The condo is furnished with everything you could possibly need. The bed is very comfy. You are literally two blocks from Newport Beach and the beautiful sunsets. Thank you for such a nice stay!

A Cut Above

We stayed at “A Cut Above” September 13th-16th, 2024 We were celebrating our Wedding Anniversary. If you have a booking with John and Kimberlee coming up, you should be really excited!!! I knew our stay was going to be good because of the reviews. I just had no idea it was going to be AMAZING!! This beautiful beach bungalow built in the 1920’s is more charming than the pictures show. The architecture is romantic with it’s vaulted ceiling, white planks and dark wood beams. Every room was thoughtfully planned to make you feel at home. There is art throughout the bungalow made by local artists. Paintings, blown glass and carved wood perfectly elucidate the Newport Beach life. We parked our car and never moved it until we went home. Everything you need is within walking distance! The bed was so comfortable. There are 4 pillows, all different, so you can sleep on the one that suits your needs. It is a short walk to the beach! We spent time at the beach watching dolphins spouting, breaching the surf, and feeding right offshore every day we were there. In the evenings, we saw stunning sunsets! When you meet John and Kimberlee you will know what I am going to say is true. They are warm and welcoming and make you feel like you have always known them. If there were more people in this world like these two the world would be a better place for sure! ‘A Cut Above” is an appropriate name for this wonderful beach bungalow! Judy and David Horstman

Perfect getaway

We had the most amazing time staying here at the cottage, it was perfect for us! The location was so close to the beach and walking distance to many cool places on the pier. The kindness and generosity of the hosts was also so appreciated as they helped us with parking and also greeted us when we arrived. The unit was gorgeous and really fit all our needs. Cant wait to come back again!

Great location, very beautiful and quiet place. The attention to detail was amazing. Fully stocked and comfortable. This place does not deserve the 6/10 rating that was given by a previous tenant. This deserves a 10/10 all the way!

Great Stay in Newport Beach

Lovely apartment. Nice decor with everything you need, with a few extra touches such as coffee and shampoo etc. John and Kimberlee were very welcoming and couldn't do enough to help us, nothing was too much trouble. Central location, convenient for shops, bars, supermarket and most importantly the beach. Really happy stay, we'll be back. Andrew & Gaynor - from England.

Our stay was fabulous! From the reservation to the checkout! We have stayed many places with VRBO and have never had the welcoming customer service we had with this one! It has many wonderful accommodations and is within walking distance of everything you might need or want. Yet, far enough away from the nightlife that you don't hear it! The rental was incredibly cute and over the top clean! We have always wanted to find a location to return to each summer or trip! I do believe we have found our spot! Thank you John and Kimberlee for sharing your beautiful rental and wonderful hospitality with us!

Perfect Getaway

This property is amazing, just 12 houses from the beach. Location is perfect with a grocery store and restaurants all just walking distance away. The Host John and his wife are amazing, great communication and they go above and beyond to make you feel welcome. The beach chairs and bikes are an amazing touch and make the experience all that much better. You can’t go wrong with this one.

Lovely

We stayed at this property at the end of a long trip to California with my girlfriend to meet my family, and stayed in Newport Beach for her birthday. Kimberlee and John were wonderful hosts who made the process easy. Impeccably clean and cozy. Fantastic location with a two block walk to the beach and boardwalk. Beach chairs, umbrella and towels available to take with you We would absolutely stay at this property again

Absolutely Delightful

Such a wonderful, clean, close to everything home. Would highly recommend. And the little succulent garden was a treat to see as we had coffee on the patio. Can’t wait to stay here the next time we are in Newport.

Perfect Vacation Rental

This was an ideal rental; exactly as pictured, well-stocked and comfortably furnished. Owners/hosts live on-site and were friendly and available as needed to greet us upon arrival, provide info about the area, save a space for parking, and help us log on to the TV to watch an urgent college football game, and otherwise they were unobtrusive and not in the way. This was our first time to the Newport Beach area, and this was an ideal location to stay. We walked almost everywhere, along the beach, to the grocery store, to nearby restaurants and bars for meals and sunset cocktails, and we also explored further down the coast to other nearby towns. This would be a great place for a family with small kids, as the beach and many activities are so easy to access. As empty-nesters, we thoroughly enjoyed it as well, and would love to return to John and Kimberlee's home again!

Beautiful space in a beautiful place!

Kimberlee and John were wonderful hosts and we would definitely stay at their beautiful VRBO again! It was a short walk to the beach, grocery store, restaurants and more! We enjoyed having use of their beach chairs and bikes! This was a great spot to enjoy Newport Beach, Balboa Island and Corona del Mar. And the sunsets were gorgeous!!

Great location and amenities

This is the perfect getaway for couples. Short walk to the beach. They provide beach chairs, umbrella, and bicycles. Kitchen is fully stocked. It's perfect!

Amazing

My boyfriend and I celebrated our 9 year anniversary here and had an amazing time! The location is perfect, so walkable and close to the beach. John and Kimberlee were so accommodating and provided so many amenities, we loved using the chairs, bikes, beach towels, and beach cooler. The unit was so cute, beachy, and very clean and provided everything we needed for a fun beach get away. We would definitely stay again! :)

Newport Beach vacation

Kimberlee and John were absolutely the perfect hosts! I felt as if they were old friends. They made sure I was safe and knew how to work every thing and answered all my questions about the area. They treated myself and my family like family! The VRBO was super clean and very comfortable! The kitchen and the grill are was equipped with everything we needed and more! Good location

Good location and property is cute, HOWEVER, owners lived down stairs. Host is always walking around. Patio is a shared space with them so if you want to sit outside and have your morning coffee, there is no privacy. The host called and texted me everyday of our trip asking what we were doing. If there were any other properties available during the time we were there, I would have moved to another place despite already paying for the rental for the week.

We have provided transportation to and from the airport, arranged for flowers and champagne, provided everything from needle and thread to a place for the grooms to hang out while the bride was at the church primping for her big day.
