Welcome to Mermaid's Cove, we hope to host you for your visit to San Diego! Please read through our detailed description below to learn more about the property and booking terms.

This beautiful single level 3 bedroom bungalow is located right in the hub of Mission Beach! You'll love being within a 5 minute walk of Mission Bay, Mission Beach busy Belmont Park and the Pacific Ocean! This truly is the perfect location for a family or close friend getaway! Spend the warm summer nights on the cozy, court-side patio, grilling dinner on the grill and eating al fresco after a long day on the beach!

THE LAYOUT:
This is the ground level to a duplex. The 1,050 Sq. Ft front unit has three bedrooms and two full baths. The first bedroom has a queen bed with a flat screen TV. The second bedroom has a queen bed along with a twin folding bed and flat screen TV. The third bedroom has one twin bed and one double bed with an en-suite bathroom. The unit comes with linens and towels so you don't need to bring your own!

The spacious and inviting open floor plan include the living room, dining area and kitchen, it also connects a side patio with the rest of the condo. Wood floors, a smart TV, and new 2022 couches are all located in the living room. Couches can comfortably sleep 1!

The updated kitchen is fully loaded with dishes, cutlery, pots, pans and appliances and is perfect for cooking a family meal while on vacation. Don't feel like cooking? Take a walk or bike ride down Mission Boulevard and try out one of the many restaurants and cafes!

Want to bring some extra family members or friends along? Mermaid's Cove is the lower level unit with Triton's Castle above. The units can be rented together as a 7 bedroom.

This is the ground level unit of a Duplex, you might be able to hear the upstairs unit’s guest when they are on their balcony.

Guests can access all parts of this home and patio. There is also one parking space in the rear of the building. The dimensions for the parking space are L 250 x W 136 x H 112. Our suburban fits in the space.

THE LOCATION:
Mission Beach is a laid-back neighborhood whose 2 miles of sandy shores attract surfers, sunbathers and volleyball players. Locals and visitors alike enjoy the paved walking and biking paths that curl around Mission Bay, a popular spot for water sports and family beach days. Casual cafes and eateries line Mission Boulevard, the single road that runs between the Pacific Ocean and Mission Bay. Nearby Belmont Park has tons of dining and entertainment options for all ages in addition to the world-famous Mission Beach boardwalk and Giant Dipper Roller Coaster! Just blocks away from the ocean and bay, you’ll experience the best of the beach!

Be sure to check out all San Diego has to offer! You will find yourself centrally located in America’s Finest City with convenient access to the county's most excellent attractions including the world famous San Diego Zoo and Wild Animal Park, Balboa Park, Seaport Village and Harbor, prestigious La Jolla, historic Gaslamp Quarter and much more. There are endless opportunities for fun and entertainment!

There are plenty of taxi cabs in the area, as well as the local bus system that makes stops frequently. We always suggest Uber or Lyft as your most convenient mode of transportation! There are also several bike rental shops up and down Mission Blvd. Or your feet can do most of the work in this small community! If you use an electric scooter, please make sure to follow the laws on where to park, where you can and can't ride and wear a helmet!

OTHER THINGS TO NOTE:
Pets: Please note that cats are not permitted in our homes. We kindly request that guests limit their furry friend guests to one dog. Host must be notified of pets. Pet agreement must be acknowledged prior to booking confirmation and additional fees may apply.

Please note there is no air conditioning in this property, we do have ceiling fans and extra floor fans for the hotter days and nights. Keep the windows open for cross breeze!

This unit is on a shared property however none of the amenities or any part of the home is shared except for the access gate from the court walkway if coming from the beach.

Pack n play provided.  Pack n Play linens and bedding are not provided, please bring your own!

BOOKING TERMS:
Per the cancellation policy, eligible cancellations may receive a full refund less credit card processing fees. These non-refundable fees are charged by the payment processor at the time of booking and typically range from 3.9% to 4.7% of the total transaction amount.  There is no grace period for Credit Card fees.  Once booked credit card fees apply and can not be refunded.

Good Neighbor Policy: This home is surrounded by OWNER OCCUPIED homes. While we understand the Primary Renter and guests are on vacation, the home owners are not. Therefore, we respectfully request Primary Renter and Guests display behavior that is becoming of a typical neighborhood environment. Home owners across San Diego are banning together to eliminate the rentals of private homes as vacation homes. Please help us preserve our right to rent by being respectful neighbors.

NOISE/NO PARTIES: Quiet hours are strictly enforced, 10 pm – 8 am per city ordinance. This property has ZERO TOLERANCE for noise, parties or loud music which includes any excessive daytime noise, cursing, yelling or screaming. Fines will be applied for complaints. Drinking games of any kind ie: beer die, pong, funnels etc. and music that is audible past the property line are strictly prohibited. Immediate eviction can result if these rules are broken.

San Diego Municipal Code 59.5.0502 states that at all times; any amplified sound that can be heard 50 feet away from the rented residence is prohibited. Between 10 PM and 8 AM, even normal conversation must be moved inside the rented residence. Per SDMC 51.1004 and California Penal Code 415.2 noise violations can result in fines (Up to $1,000) for property owners and Renters if there are repeated calls for noise violations to one address. Renters will be liable for any and ALL noise violation fines charged to the property owner. Excessive Noise disruptions can result in immediate eviction without the right to a refund of rental fees or security deposits.

Drugs/ Alcohol: Use of illegal/illicit drugs by any Renter, Guest, Occupant or Visitor in or on the grounds is strictly prohibited. Consumption of alcoholic beverages by a minor under 21 years of age is strictly prohibited.

No Smoking of ANY kind: This is a non-smoking property, both in and on the property. A fee of $1,000.00 will be charged for violation of this rule, plus any costs incurred to remove smoke odor or damage. Smoking includes but is not limited to: cigarette, cigar, marajuana, cocaine, incense, or vaping. While Marajuana is legal in the state of California it is NOT allowed on this property.

Properties are subject to exterior patrol by our staff and homeowner. If Renters are causing a nuisance, having a party, acting detrimentally toward the property, breaking the noise curfew or any stated rules and regulations we reserve the right to terminate the rental agreement, without refund, and immediately remove Renters and guests from the property. Absolutely no disturbances are allowed within this home or anywhere on the property premises. We also reserve the right to refuse occupancy if a house party is suspected.

Our neighbors are very, very sensitive to vacation rentals as it affects their right to live in a peaceful environment therefore we will enforce these policies in exchange for the privilege of renting this home as a vacation rental. The City of San Diego has adopted stricter guidelines for vacation properties and bad operators will not be allowed to rent their homes. If the actions of the Renter and their guests are detrimental to our right to rent as a vacation rental we reserve the right to evict and retain any rental fees and/or security deposits and will report abuse to the rental platforms and will take legal action against Renter if their behavior results in loss of permits.

Guest Occupancy:
Occupancy: The maximum occupancy for this Rental Agreement shall not exceed the number stated on the reservation. Only primary Renter and guests accounted for on the reservation are allowed to be on the property.

Age Restrictions: Primary Renter must be 25 years or older. Guests must be 25 years or older. Parents and children excluded.

No Subletting: If Renter can not keep the reservation please alert us as soon as possible so we can assist in re-renting the unit. If the unit is not re-rented and at the rate of the current reservation Renter will not be refunded their rental fees.

If excessive cleaning is needed, Renter will be charged $100/hour, or actual charges, whichever is greater. If area carpets are excessively dirty after check out Renter will be charged a $300 fee for carpet cleaning or full replacement value PLUS any loss in rental income at $500/night.

NO DAILY MAID SERVICE: Daily maid service is not included in the rental rate. The cleaning fee referenced above shall be applied to the cleaning service after check out. If daily maid service is desired it can be arranged for an additional daily fee.

Missing or damaged items will be charged at full replacement cost. Guest is responsible for all damages.

Kitchen: Cooking at high temperatures can result in strong smells that permeates throughout the home and into the fabrics of the home. Excessive odors can come from, but not limited to, popcorn, fish, certain spices etc. Please open windows, use kitchen fans, and be mindful that this is a shared living space.
