Before booking or enquiring, we wish to make guests that an area of ground around 100m to the South West from Villa Karouzi has been cleared for possible construction of 2-4 new villas.

We do not have a build programme and we understand that this starting may be very dependent on sales which is a very variable situation. We stress in this instance that privacy is not affected and the site can only be seen from some areas of the villa (mainly upstairs).

There may be nothing happens during your stay or there may be some noise impact in the day time but overall we feel it is best you are aware. The beach and some lovely cafe/tavernas lie only a few km away (as do many other quiet spots and hideaways) if there is any issue and in the evenings it will be quiet anyway.**.

Villa Karouzi in Tala, Paphos, Cyprus is a very special high spec luxury villa with three bedrooms (one en-suite), bathroom and cloakroom and sleeps six. Villa Karouzi has some stunning design features both inside and out, an elevated position with sea views, stone detailed exterior, private heated pool with roman steps, air conditioned throughout, washing machine, dishwasher, enclosed garden, garage, alarm, choice of BBQ's, Clay Oven, Gas Fire, Central Heating, Home Entertainment System, Satellite TV (with UK Channels) and Wi-Fi. There is even a wine fridge and 4 slice toaster with bun warmer!

All in a convenient location close to shops, restaurants and bars and a short drive to Paphos Town and the beach at Coral Bay. The villa is even fitted with a UK style sanitary system (no bins required for paper). A Mitsubishi Pajero automatic, 7 seater 4x4 is included in the rental price. This enables you to fully explore Paphos and Cyprus and also represents a significant cost saving on your holiday. There is no obligation to use the car or for the owner to replace at any time.

Interior

First impressions at Villa Karouzi in Tala are the modern clean lines and smart design features. The ground floor is light, bright and airy and has a large open plan space comprising lounge, dining area and through to the kitchen.

The lounge has a choice of sofas and Home Entertainment System comprising large TV with IPTV (UK Premium TV Channels), DVD (Blu-Ray/Multi-Region), IPOD connectivity and surround speakers. An X-Box 360 is provided with 2 controllers for entertainment (limited games supplied).). A modern gas fire is provided for cooler Winter evenings.

The dining table has high backed leather cushioned chairs with large glass topped table seating six comfortably. Large sliding doors open out from the dining area to the outside terrace and private pool.

Villa Karouzi's kitchen is well equipped with fitted units in chestnut colour with matching granite work surfaces and tiled splash backs. Major stainless steel appliances include large American style fridge/freezer with water cooler/ice maker, dishwasher, washing machine, oven, hob, hood and microwave.

A fully tiled cloakroom completes the internal areas of the ground floor.

Upstairs at Villa Karouzi the master bedroom features a super king-sized bed (6ft wide), patio doors to balcony (with furniture and great sea views) and an en-suite shower room which has a large cubicle and heated towel rail.

The second bedroom also has a super king-sized bed, TV & DVD player and shares access to the upstairs balcony.

The third bedroom is a twin room with its own balcony and views to the mountains. Each bedroom has fitted wardrobes and bedside units.

Completing the upstairs is a spacious family bathroom with shower, bath, wc, wash hand basin and heated towel rail.

Villa Karouzi in Tala is fully air-conditioned with ceiling fans in addition, has wireless internet, and has a supply of fresh drinking water to the kitchen. The water is heated by solar panels on the roof. Towels are supplied for inside as well as by the pool. A wooden cot and booster seat for the dining chairs can also be provided. The villa is fitted with a UK style sanitary system (no bins required for paper).

**Please note that all beds have been fitted with memory foam mattress toppers. Should any guest have orthopaedic needs or personal preferences these can be removed in advance or by contacting the local managers after arrival**

**The current IPTV system features most UK Sky channels (premium sports, documentaries, movies & music included) as well as many channels in German, Spanish and Russian. It also features a library of Movies & TV series which is regularly updated.**

Exterior

The outside areas of Villa Karouzi are what really sets it apart from other equivalent villas in the area.

The centerpiece of the holiday villa's exterior is a very inviting 8m x 4m private heated pool with roman steps for ease of access. The surrounding areas of the pool comprise of 2 lovely decked areas, one with room for sun loungers (6 supplied) and another above the garage which is equipped with a rattan style sofa set and table (ideal for coffees or drinks whilst admiring the views).

A dining terrace, accessed from the internal living areas, is used for alfresco dining and completes this area. The dining terrace has an overhanging ceiling fan for use in the summer months and a patio heater to allow use in cooler off-season evenings also. 2 large parasols are provided for shade as desired. A traditional stone built BBQ is available for use with all equipment supplied for normal or rotisserie style cooking. A large Gas BBQ gives a further choice of outdoor cooking depending on your preference. A clay oven is also available at the rear of the house.

Most of the outside areas afford spectacular uninterrupted views of the soothing blue colours of the Mediterranean Sea as well as the surrounding hillside. The pretty flowers, shrubs and trees add to the atmosphere, making it the ideal place for relaxing in the sun or shade.

The villa further benefits from a garage allowing any car used to keep cool in Summer. Additional parking is available outside the villa's entrance. The villa is alarmed for your peace of mind.

The changeover day is flexible however bookings leaving unrentable periods (less than 7 days) between existing bookings may not be accepted.

Please note that a move to future dates is always offered for new bookings in any period where severe restrictions prevent the travel. If new dates cannot be determined or finalised at time of cancellation/restrictions then a voucher/credit note would be offered. Please contact us for clarifications as required

'The villa is excellent. Great location, great specification and well appointed. Can’t fault it.

Brilliantly positioned in a great area within walks distance of restaurants and shops. Quiet, with a panoramic view of the coast and always able to see the spectacular sunset.

All the restaurants within walking distance are good, but particularly Martikas Kitchen- excellent gastro food in a lovely restaurant, and Melitzia Tavern, an authentic Greek restaurant in a beautiful setting with amazing value local traditional dishes. Brilliant value for money. You’ll need to book for both as they are both very popular.

From Villa Karouzi it's just a ten minute* stroll into Tala village where you'll find a good selection of shops, restaurants and bars. Picturesque Tala Square is just 1.5km away and is popular for lunches, relaxing with a drink and evening meals on the verandas of the good quality restaurants, many with stunning views over Paphos and to the Sea.

Sometimes referred to the 'Beverley Hills' of Cyprus, Tala is a popular and growing village north of Paphos, set on a west facing hillside looking out over the blue Mediterranean Sea. Immediately north of the village is the famous Agios Neofytos monastery dating from 1159 (well worth a visit). In the fields around Tala you'll find vineyards, orange, lemon, olive and almond trees and banana plantations.

You can drive to Villa Karouzi from Paphos Airport in about thirty minutes (An easy drive of 2 hours from Larnaca). From the villa it's a short drive into Paphos for some of the best shopping you'll find anywhere in Cyprus.

It's also an easy drive to the centre of Peyia, a vibrant community stretching from the bright lights of Coral Bay to the traditional centre of the old village.

There is a good choice of beaches within an easy drive. Try Coral Bay - a great beach with every amenity and water sports you could imagine including diving. Alternatively drive up the coast road into the Akamas Region to enjoy the deserted beaches of Lara and beyond. You can easily follow the B7 to Polis and Latchi to find more watersports, lovely beaches and marina restaurants where you can sample the freshest catches of the day.

From Tala the attractions in Paphos and renowned Paphos Aphrodite Water Park are easily accessible,

as are numerous archaeological ruins in Paphos such as the Tombs of the Kings. The Mosaics and Paphos

Archaeological Park.

There's a golf course at Tsada (now known as Minthis Hills) approximately 20 minute's drive away. The new Elea Estate Golf Club designed by Sir Nick Faldo is also only 20 minutes away with Secret Valley and Aphrodite Hills golf courses reachable in 30 minutes or less also.

The local mini-market and Cava (great wine selection) is open 6am until 1am May-October and 6am until midnight in other periods
