To make your stay even more relaxing, you can enjoy the onsite private hot tubs .Staying here also allows you access to the private garden.Fantastic walks from the front door short walk to the lake and narrow gage railway station stop for a coffee or food  at the lake side cafe or walk up Moelwyn mountain or the stairs to Heaven ,for some of the best views around.

As a self-catering cottage which sleeps 8 in total ,We include Tea Coffee,Sugar filtered coffee Skimmed milk Biscuits,shampoo,conditoner shower gel hand wash, toilet roll, kitchen roll kitchen cleaning products you'll find everything you need to start your perfect stay,because the little thing male all the difference. The kitchen has a fridge, a hob, an oven, a toaster, a kettle, a coffee maker, a dishwasher, a freezer and a microwave.
The house is a perfect place to relax and offers a  television set ,internet access and a music player.

This cottage  has 3 bedrooms and can comfortably sleep 8 In the first bedroom, you will find one king double beds.
In the next bedroom contains 2 single beds. third bedroom contains a bunk (sleeps 3 and double sofa bed in living room .


There are 2 bathrooms.
The first bathroom has a toilet and sink and a bath with a shower over it.
The second bathroom has a toilet and sink and a shower Wifi Fibre package available throughout what included
A dishwasher and a washing machine tumble dryer are included for your use. - Pets are allowed with pre arrangements.
Bed  Linen and essential toiletries, a hair dryer and an iron are all included to make your stay more enjoyable. 




These House Rules form part of the Terms and Conditions of your stay available on request. By making a booking and occupying the property, you agree to comply with the following rules.
Maximum Occupancy
•⁠  ⁠The maximum occupancy is 8 guests at any time.
•⁠  ⁠Exceeding the maximum occupancy without prior written approval is strictly prohibited and may result in immediate termination of your stay without refund.
Smoking & Vaping
•⁠  ⁠Smoking and vaping are strictly prohibited inside the cottage.
•⁠  ⁠If smoking is permitted outdoors, guests must use the designated external areas (where provided) and dispose of cigarette ends safely and responsibly.
•⁠  ⁠Evidence of smoking or vaping inside the property may result in additional cleaning charges and any associated repair or deodorising costs.
Check-in & Check-out
•⁠  ⁠Check-in: 4:00 pm – 10:00 pm.
•⁠  ⁠Free Late arrivals after 10:00 pm must be arranged in advance.
•⁠  ⁠Check-out: By the agreed check-out time usually 10am.
•⁠  ⁠Requests for a Free late check-out must be made in writing (by email or text) at least 72 hours before departure and are subject to availability.
•⁠  ⁠Unauthorised late check-out will incur a charge of £100.
Hot Tub
•⁠  ⁠The hot tub is for the use of a maximum of 5 guests at any one time.
•⁠  ⁠Please use the hot tub safely and responsibly, following all instructions provided.
•⁠  ⁠Guests use the hot tub entirely at their own risk. The owner and property manager accept no responsibility for injury, accident, or damage resulting from misuse or failure to follow the safety guidance.
Respect for Our Neighbors
We ask all guests to be considerate of our neighbours and the surrounding community.
Please:
•⁠  ⁠Keep noise to a reasonable level, particularly during the evening and night.
•⁠  ⁠Comply with all applicable UK and Welsh laws, including those relating to residential noise and waste disposal.
•⁠  ⁠Dispose of rubbish and recycling in the appropriate bins provided.
For the safety and security of our guests and property, CCTV operates in the following external areas:
•⁠  ⁠Entrance
•⁠  ⁠Parking area
•⁠  ⁠Garden, including the hot tub area
There are no cameras or recording devices inside the cottage.
Care of the Property
•⁠  ⁠Please treat the cottage, its furnishings, and equipment with care.
•⁠  ⁠Any damage, breakages, loss, or maintenance issues should be reported as soon as possible.
•⁠  ⁠The lead guest will be responsible for the cost of repairing or replacing any damage caused by members of their party or their visitors.
Conduct
Guests must not:
•⁠  ⁠Engage in illegal, antisocial, or dangerous behaviour.
•⁠  ⁠Cause excessive disturbance to neighbours.
•⁠  ⁠Use the property for parties or events without prior written permission.
Breach of House Rules and Hottub use
Failure to comply with these House Rules may result in:
•⁠  ⁠An administration charge of £100 per breach.
•⁠  ⁠Additional charges for cleaning, repairs, damage, or any reasonable costs incurred.
•⁠  ⁠Immediate termination of the booking without refund in the event of a serious breach.
Parking
•⁠  ⁠Free on-site parking is available for up to 2 vehicles.
•⁠  ⁠Vehicles are parked entirely at the owner’s risk. From time to time we will re arrange the garden furniture. Towels
Please remember to bring your own towels unless your booking confirmation states that towels are provided.Our price range is between £199 and £300 if less or more please confirm via message system before booking we reserve the right to cancel bookings free of charge if bookings made outside our price range .Opening times for a response is 9am to 10pm outside these hours may result in a delay in a response from us.
