The Space:

THE SKINNY: Now fully fenced in for your fur babies! This home is situated right on the canal in eclectic Treasure Beach! Amazing morning sun is available in gobs on the back patio deck, overlooking the canal. Soak it all in! Bring along your boat and jet skis! Park them in the driveway and then launch them at the public launch just 2 miles from the house at Frank Butler West Boat Ramp, then tie them up on our brand new DOCK!



THE LAYOUT: Casa Rio has a solid 3 bedroom / 2 bathroom layout.

-Master Bedroom boasts a comfy King size bed with en-suite full bathroom with walk-in shower.

-1st Guest Bedroom: Queen size bed.

-2nd Guest Bedroom: Queen size bed.

-Guest Bathroom: In the hallway with the two guest bedrooms. Complete with shower/tub combo.

Bathrooms are outfitted with 2 rolls of toilet paper each.

OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days.



LAUNDRY: We offer a laundry room with washer and dryer, starter laundry pods, iron and ironing board and some basic cleaning supplies for your convenience.



HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 15-20 minute drive north is historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine Beach. There are multiple drive on access points, but the Treasure Beach neighborhood boasts it's own dedicated beach walkover just across the street from its entrance.



TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.



*SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $99. This fee acts as insurance for minor damages and covers you up to a max of $1000 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.



Guest Access:

Entire space is included in this rental. Please, make yourself at home.



If you plan to bring a boat, please note the canals get low during low-tide.



The Neighborhood:

This eclectic fishing village called Treasure Beach is one of my favorite neighborhoods in St. Augustine. Nearly every home is situated on a canal. The canals all feed out to the inter coastal waterway, where you can make the most of your boat, jet ski's and stand up paddle boards. Nearby is the local boat ramp where you can drop in.



Locally, we have several rental places where you can stock up on beach and water sports gear. Additionally, there is a service called Drifters that will come to the house to drop off bikes that you can rent at a daily rate.



Treasure Beach has its own dedicated beach walkover directly across the street from the entrance to the neighborhood!



A close and convenience restaurant in the neighborhood is one of my all time favorites! - Back 40 A1A! You have to try the Chimmichurri Steak Quesadilla!

WEEKLY SERVICES: There are various service providers that visit and maintain the exterior of the property on a weekly basis and the days they visit vary from week to week. These services include lawn care, exterior pest control, trash handling and where applicable, pool and spa cleaners. Some properties may have other specialty service providers. If you see them outside, they are just on site to do their job and keep the home in its best condition for the enjoyment of our guests.



Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.



Guests must be 21 or older to book.



Dog friendly ONLY other pets will not be considered due to allergies. 2 dogs max weight 20lbs each! **WITH nightly FEE** If you are bringing a dog, please reach out to us directly about our policy and fees!



**Airbnb Guests: Airbnb does not automatically include pet fees (due to an integration gap with our software we have to add pet fees to your confirmed reservation manually), please reach out if you plan to bring your dog!**



LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee.
