Newly remodeled lakehouse, the perfect getaway for up to 3 families to enjoy or 4 couples. 2 separate living areas with 2 upstairs kitchens. 4 bedrooms (2 front bedrooms are King beds with private bathrooms) 2 back bedrooms with attached baths. 4.5 baths total (no more than 12 guests unless approved by owner), large flat screen TV’s in every living area for football and movies. Canoe, Paddle Board, kayak & life vests available to use. Downstairs is the best open entertaining area on the lake with 3 large garage doors that open up to the water. Built in Bar, NEW BBQ ,dart board, large flatscreenTV.downstairs, ping pong table, fooseball, NEW pool table, & outdoor fire pit (perfect for s’mores in Fall/winter)...all within a few steps to the lake. Eat dinner while watching your kids do canon balls in the lake. Rent or bring your own boat and jet skis. Private BOAT RAMP in the neighborhood. You can bring your ski boat, we have a hydraulic lift for a ski boat or tie up your pontoon boat next to our dock with 4 stainless steel cleats and 2 “Mooring whips”. 2 Jet ski spots are open on our dock if you need them. (Must tell us 2 weeks in advance). Rent a boat/jet ski at Splash Boat Rental 325-388-5000, Book in advance during summer season. Blue Veranda is professionally decorated and furnished with all your kitchen and grilling needs. 2 kitchens upstairs plus downstairs bar/grill area. Sleeps 12 people. We provide 3 coffee options, a Nespresso machine, Drip coffee and a Keurig. Enjoy coffee on the upstairs veranda with the most spectacular lake view! There is also a beautiful Texas winery called Perissos Vineyard 10 min away from the Lakehouse. Plan a picnic and wine taste as part of your stay. We also know an UBER boat driver on the lake with his own Pontoon boat for sunset cruises or all day lake touring and /or sand bar parking. There is an organic bug system piped in around this home as well that sprays daily. Your host...Monica is happy to help plan your special week/weekend⚓. We will only consider a dog if it’s a long term rental, 2 weeks or more. Message me for approval. This home is the perfect lake getaway for any season⚓

Our host was incredibly welcoming and easy to communicate with. She responded quickly to our questions and shared wonderful suggestions for things to do, along with helpful details about the house. She even added thoughtful personal touches, for example a smore set, homemade fudge and fresh flowers that made our stay feel extra special. The amenities and beauty of the home far exceeded our expectations from the photos. Everything was stunning and impeccably clean. We were given access to the pool and the game room, which was a huge hit with our kids. The home truly encouraged quality family time and gave us the chance to relax and enjoy being together.

We had a wonderful stay at the lake house! The home had everything we needed, from a fully stocked kitchen to a fantastic game room for entertainment. The pool was amazing and made our stay even more enjoyable. Communication with the host was smooth—quick and responsive throughout. We’ll definitely be back!

Amazing Property
Amazing Memories

We enjoyed our stay at this recently remodeled property and the owner/manager was beyond prompt and helpful!We totaled 11 from ages 3 to 69 and all of us could not have had a better time. The photos do not begin to describe the beauty of the home and the amenities it offers. Not to mention the peace of sitting out by the water and watching the sunrises and sunsets. Absolutely indescribable! The grandchildren couldn’t get enough of the pool, the lake and the fun choices of games in the garage. You could never leave the house and have the best vacation ever. The house was spacious and beautifully appointed. There was nothing we needed.If you are looking for a beautiful home with space to spread out, look no further. This home and the memories you make is one you will remember forever!

Our Kingsland getaway

I wanted a special trip for my kids and grandkids and we all loved the house, the pool, the game room and the boat dock. The house was incredible and decorated so nicely, we loved how you had the 2 living areas and 2 kitchens, perfect when you have separate families. We were there for 5 days and never even left the property except to go to the store. Everything was perfect and Monica was wonderful and always responded back to me quickly when I had questions. We will definitely be back. One of our best trips except for a bad storm that blew in one of the nights other than that everything was wonderful. Many thanks!

Amazing house and location

Best weekend ever! We had an amazing stay! We had two families with teenage boys, and the house was absolutely perfect for keeping everyone entertained. Between the ping-pong table, pool table, darts, paddle boards, boating, and fishing, the boys were busy and happy the whole time. The location is ideal—just a quick trip to Boat Town Burger Bar.The house was extremely clean, comfortable, and well-stocked with everything we needed. Monica, the host, was very responsive and great to work with—she made the whole experience easy and enjoyable. Highly recommend this property for a fun, relaxing getaway with plenty to do for all ages!

The perfect family vacation spot

I cannot say enough good things about this property or Monica, the host. The house is freshly rennovated and is absolutely stunning. Comfortable beds, spacious living rooms, all of the ammenities you could possibly want. Our group of 10 had more than enough space to spread out. But the real star of this property is the downstairs entertainment area. So many games for kids young and old, a pool with a very shallow flat part thats perfect for toddlers and a deeper end for the big kids. Plus a dock for jumping into the lake. We swam, we grilled, we roasted smores at the fire pit...boat and jetski rentals are local and very easy, plus Monica gave some great local recommendations. Everything we needed (grocery stores, hikes, restaurants, kid-friendly activities) were all just a short drive away. Check-in and check-out was a breeze! We will definitely be back soon!!

Great Get Away Spot

House is in a perfect more private area- such a wonderful set up with everything you need for entertainment right on the water. House has everything, plenty of room for everyone. Owner went out of her way to give us a more enjoyable stay by giving us access to there lake toys, firewood, and heating of the pool. Will definitely be staying again.

Thanks for the memories!

Monica did a great job with the house and making it so welcoming to guests. Mostly adults with a few teens in our group, and the house is not short on activities and space! We caught fish from the dock, enjoyed sunsets, ping pong and pool! We are already looking at the calendar to return next summer. Also I love the location of the house on lake because it is central to many great spots! Thanks again

4th of July

We had an amazing time at Blue Veranda! We were meeting our son’s gf’s family for the first time and it was great. Dan and Monica were super communicative and gave great recommendations for local places. We loved that the “kids” had their own space. The game room that leads out to the pool and lake was perfect! Morning coffee on the dock, sunsets, fireworks - amazing! We will definitely be back!

40th Birthday Fun

If you're looking for a fantastic way to celebrate a milestone birthday, renting Blue Veranda for a weekend is a winner! We had a great time celebrating my 40th with friends and family. The kids enjoyed the games downstairs and the adults love the spacious living areas and comfy beds upstairs. The lake is our happy place and we enjoyed every minute of it! Highly recommend! 10/10

Everything about our stay was absolutely perfect from the moment we arrived. Monica was the most responsive and most gracious hostess and went above and beyond with special touches and details. The house was incredible and the pictures don’t do it justice. We were blessed with incredible weather, but even if we stayed during a rainy, cold weekend, there was so much to do and so much fun to be had
 the accommodations were over the top. Cannot wait to come back!

Another Fantastic Spring Break

This would be our second visit, “a pool was installed since our last stay” and all i can say is yet again it was perfect. Even with some weather we had a blast from start to finish. If you’re looking for a family or friend getaway this is the best deal you will ever find. Best Host you could ask for.

Work trip in paradise

This property and host have every aspect of your vacation dialed in. Nothing is left to chance, in regards to amenities and things to do, we could not ask for more. Everything was exactly as explained. Monica was extremely responsive and everything from pool/spa temp to check in and bedding were perfect. I can not say enough about this wonderful location, amenities, host, location and information provided to make this a future booking must for us. Thank you so much for everything.

House provides water activities and games for all ages. We didn’t have to go anywhere else to have fun. Host was great! Provided detail instructions and was always available if we had a question. All house necessities were provided. Very nice not to have to pack so much.

Incredibly Perfect Lake House for our Bunco Group!!!

Absolutely the Best Lake House for having FuN!!! The New Pool & Hot Tub addition made it even more Fabulous! Our Group of 12 enjoyed Everything this House offered, which by far has EVERYTHING you can thing of stocked in all 3 Kitchens! The downstairs Game Room has so much and nothing was missed! And, the owner (Monica) is the Best! She answered every question we had and helped make our trip super Exciting! We will be coming back! Thank You Monica!

excellent vacation home

We couldn't have asked for a better house for our family vacation. There was so much do to there with the pool, lake and all the Gameroom activities. The kitchen was stocked with everything we needed. We have already recommended it to friends and will definitely be back!
