The Upper Deck

The Upper Deck has been thoughtfully designed for relaxed coastal living, with three levels of generous space where everyone can come together or find a quiet corner of their own.



Just across the road from the golden sands of Papamoa Beach, this spacious four-bedroom home is made for long lunches, beach days, sunset drinks and easy family holidays. Ocean glimpses, multiple living areas and generous outdoor spaces create a relaxed beach-house feel, while thoughtful touches throughout make longer stays just as comfortable.



The heart of the home is on the top floor, where the open-plan kitchen, dining and living area is filled with natural light and framed by glimpses of the ocean. Settle into the comfortable lounge with a good book, gather around the gas fire with a glass of wine, or step outside onto the deck and enjoy the coastal air.



The front-facing deck is set up for easy outdoor living, with a BBQ ready for everything from relaxed breakfasts to dinner after a day at the beach. The fully equipped kitchen includes everything you need to cook and entertain, along with a coffee machine for those slow mornings. With a heat pump and heating throughout, the home is comfortable in every season.



Space for Everyone - The Upper Deck works particularly well for families and groups travelling together, with three separate levels providing plenty of space and privacy.



On the lower level, a self-contained studio offers its own little retreat, complete with a queen bed, ensuite, kitchenette and wardrobe. It's perfect for grandparents, teenagers, extended family or guests who simply appreciate having their own space.



Upstairs, you'll find two comfortable queen bedrooms, each with its own small deck and wardrobe, along with the generous master suite.



The master bedroom features a king split bed with independently adjustable sides, providing flexibility and comfort for a range of guests. The suite also includes a walk-in wardrobe with makeup desk and a spacious ensuite with a shower, deep bath and toilet, a lovely place to unwind at the end of a day by the beach.



Every bedroom has its own wardrobe and access to a small deck, giving everyone a private place to start the morning with a coffee or enjoy some fresh coastal air.



Work, Stay & Unwind - If you're combining your holiday with a little work, you'll find complimentary Wi-Fi and a dedicated workspace with a desk and natural light. It's an easy place to catch up on emails or join a meeting before switching off and heading down to the beach.



The home also includes a washing machine and dryer, making it particularly convenient for longer stays and for keeping beach towels and swimwear fresh after days by the water.



Easy Access - A private lift runs from the garage to the top floor, making luggage, groceries and everyday coming and going easier, particularly for older guests or those who prefer not to use the stairs.



Bring Your Small Dog - We welcome one small, hypoallergenic dog, subject to prior approval. Dogs must be over two years old and fully house trained. If you'd like to bring your dog, please contact us before booking so we can confirm that they are suitable for the home.



Explore Papamoa on Foot - One of the best things about The Upper Deck is how easy it is to enjoy Papamoa without needing to get in the car.



Papamoa Beach is just across the road, making morning walks, afternoon swims and sunset strolls part of everyday life during your stay.



The property is stocked with eco-friendly, New Zealand-made body care products, including body wash, shampoo, and conditioner.




Other things to note

- The main guest who books the home must be at least 25 years of age

- Strictly no parties, gatherings or events

- Quiet hours: 10pm – 7am

- We welcome one dog (by request) – a small pet fee applies

- A small pond is located near the driveway, please keep a close watch on young children




Important Note: Regarding your reservation, please be aware of the following terms and conditions:

Payment Terms:
Full payment for your stay will be processed 7 days prior to your scheduled arrival.

Guest Portal:
You will receive a guest portal link from Beyonder, the manager of the property, before your arrival.
Please utilize this link to provide your credit card details and upload a valid ID.

Booking Confirmation:
Your booking is considered provisional until the completion of the guest portal, payment has been made and there has been a successful bond hold.

Bond Hold:
A bond hold will be placed on your credit card 7 working days before your scheduled arrival.
The hold will be released 7 working days after your departure, provided the home is returned in the same pristine condition in which it was found.
Deductions may be made from this bond in the event of any incidentals or excess cleaning.
