You ay pay extra for this but we have taken precautions with our cleaning company to attempt to keep you safe.
Welcome to my listing. PLEASE READ THE OWBERS DISCLOSURES BELOW so expectations are set properly from the start. *DISCLOSURES With all due respect, if you are looking for something cheap or are expecting hotel type accommodations, please look elsewhere. This is is not a vacation rental, it's my 2nd home and offered for you to rent when I am not there. It is geared for mature adults, and is not geared for young adults, children or teenagers. There are no child safety features at this home. The condo is on the 3rd floor with NO ELEVATOR. There are NO pets allowed in this unit. The HOA does not allow guests to bring animals. Service Dogs must be registered at the office. Emotional support dogs ARE NOT considered Service animals and DO NOT qualify. Guest registration is REQUIRED at the office with a $35 + Tax parking fee paid to HOA separate from your fees on here. ^^There are 2 security cameras at the condo, 1 inside and 1 on the balcony that are NOT ON, but NONE in the bedroom, bathroom or kitchen.
***From time to time we may need to schedule maintenance on items. During High Season May15th - Oct. 1, if something breaks during your stay or the stay before, we may ned to arrange with you a time for the repair company to come make the repair. (example Refrigerator compressor goes out two days before you arrive, we would obviously notify you ahead of your arrival, but the repair company ordered the part and may not be able to get there until your 2nd.
NOW, WHAT WE THINK IS PRETTY AMAZING: A condo has furniture and decorations that combine a modern clean look with a beach atmosphere. The condo is located in a perfect location in a tropical setting, with a view of the beach and the pool area. There are 2 pools and fitness center in a tropical setting with over 80 palm tress onsite. One of the 2 pools is heated during the winter months, to take the chill out of the water. (Must have visitor wristbands given to you at the REQUIRED office registration in order to to use the pools & fitness center) There is property management onsite 7 days a week. There is nothing between the complex and Babes beach except for Seawall BLVD and with just steps you can be walking on the beach, which I do daily when I am there. You can walk to Walmart in about 3-4 minutes, shops and couple of restaurants within a 3 minute walk. It is located just a couple minutes west of many more shops and restaurants but just far enough west to have less noise and congestion that those areas get.
The condo is a 1 bedroom, 1 bath, with living room and kitchen area. The sofa in the living room is NOT a sofa bed, but many people have slept on it and the Chair & Ottoman combination there, as well. There is also an inflatable air mattress in the living room closet. The bedroom has a dresser with 6 drawers, plus a wardrobe cabinet with hanging space. ****NOTE: Since this is my home part of the year, the bedroom closet is Locked and equipped with an ALARM SYSTEM. While the bedroom closet is locked there is hanging space in a wardrobe cabinet in the bedroom, and the living room has a small closet also.
The kitchen is a full kitchen, with full size refrigerator, Freezer with ice maker, Electric Oven, electric cooktop and double sink. There is a small and large pot, pans and you will have 2 rolls of paper towels
There are two 4K/SUHD SMART TV's in the condo, both Roku TV's for your enjoyment. The Living room TV is 65" 4K TV and vaulted ceilings making it feel much larger and more spacious than units on the 1st or 2nd floors. The Bedroom has a 55" Roku TV and a luxury King size bed. There is wireless internet in the condo. The unit is is equipped with a washer and dryer in a laundry room off the kitchen and will have some laundry detergent and dryer sheets to start you off. The home is a smart home controlled by Google assistant, but light switches have to be in the on position to operate them that way.
As part of my SMART home there are 2 security cameras at the condo. One is on the plant shelf in the Living Room area and the other on the balcony. There is a camera in the google home display in the living roon, but it only operates if you make a video call. There are NO cameras in the bedroom, bathroom or anywhere else in the unit. If you are NOT OK with the 2 existing cameras (in the living room and on the balcony facing the ocean), please DO NOT rent my unit. If you do rent unit, please do not touch these. Any remounting, reprogramming or repositioning of the cameras required after you leave will be deducted from the security deposit and used to pay someone to come in and do it.
The balcony has two wooden chairs with pads facing the beach, and a bar table. There is a large cart that holds a cooler. The pool & BBQ area can also been seen from the balcony.
We use a cleaning service that employs safe practices for COVID-19. The cleaning service has disinfectants that kill 99.8% of bacteria, and they have been instructed to spray all surfaces and furniture and fabrics with it after each rental. Given the Covid-19 situation, we also offer individual small bottles of shampoo, conditioner, soap that are new to each guest. They have been instructed to also leave starter amounts (2 of each) individually wrapped toilet paper, and paper towels.
The kitchen will have some saran wrap, tin foil, salt & pepper should you decide to eat in or BBQ.

House Rules, damage fees & Security Deposit: This is a smoke-free home, including the outside area of the balcony. No smoking of any substance including vaping. Please do not smoke inside the unit. Smoking in the unit leaves the home unsuitable for the next guest and will require smoke remediation. THIS INCLUDES THE BALCONY. Therefore, guests who violate this rule will be charged a $150.00 per day smoking fee plus forfeit their entire security deposit. If there are any neighbors or owners who suspect you of smoking on the balcony or inside the condo and report it to the office staff, I will provide the Office staff with permission to come check condo. You will be notified of this before they enter. Guests may be asked to leave immediately and forfeit the remainder reservation booking without any refund if this rule is violated. Feel free to smoke outside in parking areas or BBQ areas, but remember to keep the area clean and free from cigarette butts! By renting the condo you agree to this.
YOU MUST HAVE A WORKING CELLULAR PHONE NUMBER We will attempt to call and/or text you before your check-in, and if we are unable to, the reservation will be cancelled without refund.
NO PETS: Although we love animals, pets are not allowed in our home. It is not our choice but a regulation of the home owners association. Renters/guests are not allowed to bring pets, period. The only exceptions are service dogs. **EMOTIONAL SUPPORT ANIMALS ARE NOT CONSIDERED SERVICE ANIMALS.. If you have a service animal, please notify us of this at least 1 week before arrival. Failure to do this will result in $50 fine. You will also be required to register the Service dog with the office upon your arrival with your parking and amenity registration.
If a pet is reported to be in the residence, you may be asked to leave immediately, with no refunds. In addition, you will not receive any fo the security deposit back.
HOA RULES: Adhere to all HOA Rules: A list of pertinent rules will be emailed to with the registration form and is also available at the office for review. You will also receive on upon registration. Please adhere to all of these. Any fines issued to owners during your stay because of HOA violations, will be deducted from your security deposit.
NO UNREGISTERED GUESTS: Only the specified guests noted in the booking are allowed to stay in the unit. If a person is not added to the reservation, they cannot check-in without prior authorization. We reserve the right to refuse additional guests. If you have any undeclared guests, there will be an additional charge of $40.00 per guest per night. Any violation of this rule will result in the immediate removal of all guests (and visitors) from the property for trespassing, without a refund.
Damages: If you break or damage something, please let the host and arrange for its replacement or repair. Guest agrees to pay for any damages exceeding deposit. Amount will be billed to guest and reported to hosting agency.
Additional Cleaning: If the home left in an extremely dirty condition, beyond what a my cleaning service considers normal, an additional cleaning fee of $100.00 will be charged. Examples include but are not limited to: Dirty dishes or pots and pans; an excessive amount of trash, stained floors, carpets or walls.
No parties or events: A violation of this rule will result in the immediate removal of all guests (and visitors) from the property without a refund.
No Illegal substances or Activities: Illegal substances or activities are strictly prohibited. Violation of this rule will result in immediate eviction from the property.
Check-Out on Time! Late check-out requires prior approval by the host. Guests who check-out late without prior approval, will incur a $50.00 late check-out fee for the first 30-minutes. If a guest holds possession of the home for more than 2-hours past check-out, they will be charged for an additional day at our standard base rate without discounts. This fee does not award you possession for an additional day. This is a penalty for holding possession beyond check-out and the negative impact on future guests.

Great Time in Galveston
The property was immaculate and exactly like the pictures. The pools were clean and the property well maintained. The view of the beach from the balcony was so perfect and we hope to stay here again. Thanks Ron, it was a pleasure to host you! People should feel lucky to have you as a guest. Yes, it was unfortunate that you never mentioned to your wife about the only camera I have inside which is turned off during a guests visit/. It is located above the front door pointed directly at the TV in the living room (which is now a 75" tv and a $4,500 tv when I bought it), so I can check after a guest leaves, if there is going to a be a period of time before my cleaning person get there. This came as a shock to hear she was not aware, especially since I mention the camera in 3 places in my add and have large print not to rent my place until reading the full disclosure and being OK with it. and In addition to all that for even an extra pre-caution to make sure all my guests are aware, aslo message you about it before your stay and require a phone call where we discuss it, by phone where I explained during your stay its NEVER ON, but since I cone and go every couple of weeks and most of the time don't rent the condo, its hard for me to get up on the plant shelf to remove mount or all the wiring every time I come and go. I felt just terrible to hear she this came a surprise to her, and she was unconformable. I do everything I can to make it pleasant for every guest. I could tell when we talked by phone you two are a fantastic couple, which is why I was so disappointed to find out she was uncomfortable when in the living room. While I very much appreciate you really loved it and the 5 stars you gave me reflecting the condition and location of the condo, this was still a complete failure for me personally, because I strive to do everything I can to make sure I can carry out my late wife's vision of letting others rent the place if I am not there, and her thoughts to the place bring as much joy and love as possible to others people as it it did for us when she was alive. Again, I wish I could do something or say something to have made your wife more OK with it, but just not sure what I could do except for not rent the place or maybe require I personally speak with each guest that will be staying there before a visit and not just the person making the reservation. Anyway, thanks again for the lovely review and for taking such good care of the condo while you were there. Only the best wishes for you in the future!

Get away and refresh
Very nice condo, home feel from the beginning. The host, Oscar was the best I have ever seen, avail and responsive to any questions, very helpful the entire weekend. The view of the pool at night from the balcony was super. Easy access to the beach with beautiful morning sunrise walks and moonlight walks in the evening, and walking distance to wal mart and orange leaf yogurt 😊 the trip was just what I needed and the place was just perfect.

Amazing!!!
First, let's start with Oscar. Very kind, very upfront. He wanted to have a short phone call and walked me through his place, the technology, and how to check in. He was very easy going on the phone and informative.
His place is truly special. I ended up proposing to my GF and the whole weekend was amazing. Oscar's place was very clean. It was very well decorated. The pictures described it well, but it's even better in person. You can view the beach, view the pool. It's just perfect. He has a lot of nice technology features which just add to the stay.
I would absolutely recommend staying here as it's one of the best "VRBO" out there (my humble opinion). Don't hesitate, book your stay! You won't regret it.

A wonderful, cozy place
We truly enjoyed our visit and our stay at this lovely condo. Oscar is a great host with great communication skills and easily accessible. BEST condo I have ever leased in Galveston
Love love love this condo! Both ocean and beach view from balcony which was amazing to have. The interior is very nice and exactly as pictured. The owner Oscar made our trip effortless and can be easily reached if necessary. We spoke before our trip on a few specifics he wanted to share beforehand which we appreciated. Born and raised in the Chicago and the Chicago suburbs, I went to school at the University of Arizona. I grew to love warm weather and the southwest.
When the opportunity presented itself while traveling to Houston for a medical visit, we decided to go see Galveston as we had heard it a unique coastline. We liked it so much that on our next few visits we rented a unit at this condo complex after checking out others in the area. We knew this complex felt like home.
We got tired of renting and decided to a buy this place instead renting and the rest is history. We use this as our winter home, but our primary residence is still in Wisconsin, just over the Illinois border.

This property is in a gated community with beach steps away. It has lush tropical landscaping and more palm trees on the property than any other condo complex on the island. It provides beautiful views of the gulf, beach and pool. It is much safer than most being a smart home. Smart Home technology is an added deterrent for problems during your stay. You don't have to deal with keys or lock boxes. What other owners do not tell you is that most HOA's require office or maintenance staff, cleaning services to be have access to your rental before and after your rental and they either have keys or codes. Our Smart home technology is an added measure to protect your belongings so you can enjoy the beautiful grounds, beach and the outdoors without having to worry about someone entering the condo while you are gone. The security camera in the living room is turned off during your stay and the only things that can activate it are if someone else code is entered in the door during your stay. If it is, we will know it and the camera will only activate briefly for a 30 second video and then shut off, but we will have proof of not only the code that was entered but video proof that someone did enter. All people/services that have a permanent code are aware of this, so we never had a problem and probably never will.

Smart Home technology - Large 4K TV's - Top floor unit so you will not hear footsteps from above you - Beautiful views of not only the Gulf and beach, but the pool also - The condo is one of the larger one bedrooms on the Seawall in Galveston at 825 sqft. (Most on the Seawall are between 425-600 sqft.) - The condo being on the top floor will not have the noise of foot steps from a unit above you. - The condo being on the top floor has a vaulted ceiling making it a much more spacious feeling.
Just far enough back from Seawall BLVD and not sitting right on it, that you get all the street noise on weekend evenings. (Before purchasing this unit we rented several times at the complex, and stayed in units like ours, and the front ones that are about 200-300 closer to Seawall BLVD and only have a view of the Gulf. We purchased on the building we chose because it had much less noise in the evenings from Seawall BLVD and it had also had not only a view of the Gulf and beach but a view of the resort style pool and instead of noise from Seawall BLVD, you hear the relaxing sounds of the waterfalls at the pool.
