Villa Sand and Sea is an exquisitely designed 7,500 square ft contemporary estate with seamless indoor/outdoor living. It is a striking new 7-bedroom luxury estate sleeping up to 16 -18, in Turks and Caicos.

Located in the exclusive Leeward Settlement on the eastern side of Providenciales, the Villa has a private boat dock and easy beach access just a few feet from the front gate. It is situated on .64 acres with 117 feet of canal frontage. Villa Sand and Sea is one of the larger villas in TCI; Caicos, making it the perfect choice for multi-generational family gatherings, a small wedding, a special occasion, or a group getaway.

The interior space is comprised of three pavilions:

The main pavilion is self-contained, with an impressive open concept great room with high ceilings, an ultra-modern chef’s kitchen, half bath, and living and dining areas that have been beautifully furnished.
The second pavilion is a self-contained 2 story building that is home to 5 bedrooms each with its own ensuite bathroom, laundry room, storage room, and mechanical room.
The third pavilion is a self-contained guest villa with two bedrooms each with its own ensuite bathroom. It is equipped with its own living room and kitchen and terrace as well.
The Villa’s contemporary architecture relies heavily on a minimalist aesthetic with modern conveniences and amenities. That intentional design moves indoors, where one finds a combination of gentle splashes of color inspired by the Caribbean’s vitality, as well as the use of organic materials such as wood and stone throughout. The entire décor is uncluttered, and peaceful.
The main pavilion great room, containing the gourmet kitchen, dining room, and living room, is flooded with light from the floor-to-ceiling windows that line the western wall. Sliding glass windows provide seamless access to the spacious sundeck, making it a favorite spot to gather.
The Villa’s outdoor living takes comfort and luxury to the next level. The open-air kitchen and grill are the perfect staples for relaxing afternoons poolside. When the last bit of sunlight falls behind the soft waves of the sea, grab one of the Villa’s lavish and comfortable blankets and cozy up around the firepit. Situated at the villa, it’s a quick hop on the boat and on your way. No waiting for pick ups or check-ins, meaning more time on the water.

LOCATION DETAILS
Villa Sand and Sea is within the island's only gated community, adding peace and privacy. It has a beautiful location, perched on the Leeward waterfront. Prince of Wales Drive is a very private beach community with soft white sand and beautiful calm water. The Villa has the incredible advantage of being very private in one of the more quiet parts of the island, yet the extremely popular Grace Bay Beach is a short drive away. In addition, there are plenty of excellent restaurants and shops within 6 minutes of the Villa.

Villa Sand and Sea is superbly located. Not only is the Villa on the canal, but it is also nearby some of the most pristine beaches in the Caribbean. You may choose to charter a picnic on a private island, or charter snorkeling, fishing, or sunset trips and more.

This is one of the few villas that has both canal and beach access. The beautiful small, secluded cove with pristine white sand and calm water is just across from the famous Mangrove Cay. There are also plenty of paddle boards, kayaks, snorkeling gear, and bicycles if you wish to be a bit more active.

A beautiful stand of trees cloaks the villa from public view, adding another layer of privacy and quiet. And importantly, the Villa is close to town. Grace Bay is only a few minutes’ drive, as is its world-famous beach that continues to rank as one of the top three beaches in the world.

While Provo (as we locals call it) is easy to traverse and explore in a matter of days, do not forget our amazing restaurants, shopping, and nighttime activities. Smith’s Reef is a popular spot to go snorkeling and view beautiful reefs reasonably close to shore, as well as the exotic marine wildlife that populate them.
