Just a frisbee throw from the sand and boardwalk, this charming split-level 3BR/2BA residence places you right in the heart of Newport Beach’s vibrant coastal lifestyle. With miles of shoreline just steps away and local favorites including grocery stores, coffee shops, restaurants, and boutiques all within a block or two, this inviting retreat is perfectly suited for relaxed, memorable family getaways.
LIVING & DINING AREAS: The main living area features a comfortable sofa, streaming cable TV, ceiling fan, and a wall-mounted A/C unit for added comfort. The adjacent kitchen and dining area includes a table with seating for six and additional countertop seating for two, offering a functional space for gathering and meals.
BEDROOMS: - Primary Bedroom: Queen bed with en-suite bathroom featuring a shower/tub combination - Guest Room 1: Queen-size bed - Guest Room 2: Two twin-size beds
OUTDOOR LIVING: Enjoy the shared front patio, complete with a dining table for four, market umbrella, propane BBQ grill, and ocean views—perfect for casual outdoor meals and relaxing after a day at the beach.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, pots and pans, utensils, cookware, and bakeware, along with both large and small appliances for easy meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.
YOUR STAY ALSO INCLUDES: - Wi-Fi - Central heating - 4 beach chairs - Hair dryer - Iron and ironing board
GUEST ACCESS: Guests will have private and exclusive access to the entire split-level residence, including all interior spaces. The front patio is shared with the adjacent unit. The adjacent 3-bedroom/2-bath residence (Unit B) is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.
SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have central air conditioning. A wall-mounted A/C unit is available in the living area for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Free washer and dryer facilities are located inside the unit. Guests must provide their own laundry supplies.
Parking: One designated parking space is provided in a shared two-car garage (right side only), accommodating most small to mid-size vehicles. Street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

The property is very nice. The parking was not. The 10am checkout seems unfair granted check in time isn’t until 3pm.

Great location . Walking distance to everything, including grocery store.
Other than humid and hot great place over all. Sept is a hard time in Cali with no AC. Great place to stay great location definitely recommend it for a family staycation:) TY for your home .

Great family beach get away for the money
Town house has upstairs and downstairs so nobody above or below you. Spacious and stocked. Nice front patio with grill. Steps to the beach. Location perfect. Popular with teens but also close to food and grocery store. Just park and you don't need your car again.

Wonderful week in Newport at this property! Plenty of space for Me my wife and 3 20 year old children. Beachview Rentals was thorough and responsive to any and all questions we had. The property was nice and clean. I felt the cookware needed some updating because all the non stick pans are old and scratched, but we mostly ate out so it wasn't a big deal for us. The property does have a small timed AC wall unit which was a lifesaver due to the high heat the week were there. Overall a great property and I would gladly rent from Beachview again!

Comfortable stay in great location - not great for small kids
This house was very comfortable and in a great location, but I would not recommend staying if you have very small children. We were aware of the stairs/house layout from the house description, so we rented a baby gate to keep our 19-month-old from falling down the stairs. But we didn't realize that the balcony rails were spaced so far apart that he could slip right through them! So we had to rig up makeshift barriers with chairs, air mattresses, etc to make sure he didn't climb between the rails and fall to the floor below. No harm done, but I was surprised they would rent to families with young children given that liability.
