Large Lodge settled on 3 acres w/ a beautiful Stream Running through the woods. This Lodge is perfect for a relaxing mountain vacation. Large enough for the whole family to spread out & have fun. Snuggle up by the fireplace, enjoy a game of pool, head outside, relax in the hot tub, or go fishing! This place has got something for everyone. It’s right off Rt. 40. Minutes from Nemacolin, Ohiopyle, Fort Necessity & plenty of restaurants nearby. 3beds 2 baths (2 queen 1 full) 1 sleeper sofa.

Guests have access to the entire house. There is an old cabin/shed on the property that is private. No guests permitted in the cabin/shed.

Guests are able to access the house, stream and hot tub.

The best way to get around this area is by car. We recommend that you have winter tires during the winter months. We try our best to plow and shovel before a guest arrives but it is not guaranteed. This driveway has a slight slope to it. Be prepared during winter months. There is no public transportation in this area.

One bath towel per guest is provided. We do not provide towels for the hot tub. It might be a good idea to bring a few of your own to ensure your comfort. Washer and Dryer are free to use.

We do not provide firewood, please bring your own.

Fireplace is not permitted for use as insurance does not permit it in guest rentals.

There is a propane grill on the deck. If you plan to do a lot of grilling it might be a good idea to check the propane before preparing the meal. If the propane should happen to run out, please let me know as soon as possible. You can also purchase propane tanks just a few miles away the is a Dollar General and a Gas station that sell propane tanks.

🧹 Cleanliness
Please be respectful and clean up after yourselves.

We expect the home to be fairly clean at checkout.

If cleaning requires more than 5 hours due to excessive mess, an additional cleaning fee may apply.

Report any dissatisfaction with the home immediately upon check-in.

🚭 Smoking
No smoking inside the house.

Please dispose of cigarette butts in the garbage — do not throw them in the yard.

🔊 Noise & Parties
No loud parties are allowed. If more guests are in the home that marked down on reservation we have rights to ask you to vacate the property promptly. Charges may apply.

Quiet hours are from 10:00 PM to 7:00 AM.

If neighbors complain about noise, we will check on the situation since we live nearby.

🦮 Pets and Service Pets
Pets:
This is not a pet friendly home. If you are approved to bring a pet prior to arrival, a $100 pet fee must be paid. This fee helps cover the additional cleaning and wear & tear. We do ask that you notify us if you are bringing a service animal as well.
Service pets must be registered like guests.

Please notify us at booking if you are bringing a service pet.

🚽 Plumbing
Do not flush pads, tampons, paper towels, baby wipes, or flushable wipes down the toilets.

Violation may result in a $400 fee for septic system pump and service.

🅿️ Parking & Entry
Please park only in the driveway — no parking on the grass.

Remove shoes when entering the home.

⚡ Power Outages & Natural Events
No refunds or discounts for power outages or natural disasters — these are beyond our control.

🦝 Wildlife
The home is in a wooded area; wildlife such as raccoons, squirrels, mice, or snakes may be present.

No refunds will be issued if your stay is interrupted by wildlife.

💧 Hot Tub Information
Hot tub malfunctions do occur; technicians are contacted as soon as possible.

By using the hot tub or pool, you release M and Rentals LLC from all claims and liability.

Children must be supervised near the hot tub.

Hot Tub Rules:

Cover the hot tub carefully when not in use. Damages to the tub or cover will incur a $200 charge.

No glass bottles, cigarettes, or food near or in the hot tub.

If the water becomes dirty or unpleasant, notify us immediately.

We do not guarantee the hot tub will be working perfectly during your stay and no refunds are given if it is out of order.
