Charming Historic lodging on the outer banks of the Llano River

Built in the late 1870s, Mustard Seed Bed and Breakfast on the Llano offers a comfortable vintage farmhouse style with all the modern amenities of home. Our cottage features Wi-Fi, a flat-screen TV and streaming services availability (Netflix/Roku), a patio, and a kitchenette. Perry's Cottage has exclusive access to a hot tub overlooking the beautiful Llano landmark, the Inks Bridge. A light unhosted breakfast is provided on the day of check-in.

Such a flawless stay! The room was very clean, comfy, and beautiful. Checkin was so easy and smooth no issues with this stay. PERFECT location! So close to town! We went to Inks lake state park (25mins) and Colorado Bend State Park (45mins) it was the perfect place. Also, check out coopers BBQ and Badu 1891 for dinner! We will be returning again soon!

For the price- not worth it.

Clean interior, clean sheets etc. Property is a back house to another property. Pictures do not show this. The front house guests park in front of the door- creating car lights and noise, not private. Hot tub great for winter time only. Lots of bugs and inspects.

However, we are sorry to hear that your overall experience fell short of your expectations. We would like to address your concerns regarding the location of our property. As you mentioned, our home is indeed a cottage that is situated perpendicular to additional suites at the Mustard Seed, and we apologize if this was not clear on your end. We strive to provide accurate representations of our property, and confirm our listing accurately reflects the layout and proximity to the front house. Regarding the issue of lights and noise caused by the main house guests parking in front of the cottage, we understand how this can impact your privacy and comfort. We apologize for any inconvenience caused. We will make sure to communicate this potential issue more explicitly to future guests and provide suggestions on how to mitigate any disturbances they may experience. Regarding the presence of bugs and insects, we are aware that our property is located in Llano, Texas, where extreme heat during the summer months can attract various critters such as the spider web on the porch you mentioned. We take pest control seriously and have regular inspections and treatments in place. However, we acknowledge that in such an environment, it may be challenging to completely eliminate all insects. We will work with our pest control provider to address this matter and take appropriate measures to minimize any future issues. We genuinely value your feedback, as it helps us improve our guests' experiences. We regret that we were not able to address your concerns during your stay. Breathe

I cannot wait to go back! I had plans to head out to Inks or Buck and hit the trails but the weather was against me. I found myself wandering around town for some shopping and a meal... then back to the cottage for quiet time in the hot tub with a book. The accomodations were SO welcoming I found myself in an oversized sweater with a bowl of cereal and a movie my first night there. I cannot wait to rebook during the spring to enjoy the nearby parks... the sweet buns provided by the owners... and the coconut cream pie at Trailblazer Grille.

Perrys cottage,

I was at a Working retreat and needed a place to sleep and clean up. This was exactly the right place for me. Quiet , clean and 3 blocks from town.
