Our family’s happy place that we'd like to share with you! Newly renovated open floor plan, made for hosting families that like being together. An extra large island with 6 barstools, and stove top – allows for families to cook together and have a great time.
Bedrooms are separated from living areas to allow for fun at anytime of day, even after the kids go to bed! Kids love the bunk room, with built in bunk beds (with lights and reading nooks). Enjoy a spacious master bedroom with a desk for all your remote working needs, equipped with the fastest internet Kingsland has to offer. Large Front guest room is large and can accommodate a family with a queen bed and futon. Bathtub for kiddos in the shared bath between the front room and bunkroom. Full sized crib available for use as well!
Wet bath in the garage, which can be accessed off the patio, for all your lake time potty breaks.
1 acre lot with lots of room for play! We have a large covered and fenced in patio with seating, as well as an open area patio that is great for playing games, grilling, and hanging out! Step down off the patio into a fenced in grass area with a swing and play structure. Open the gate and make your way down to the first of 2 decks. The first deck is a large concrete patio – great for playing pickleball or having a bonfire. The second deck is located right above our dock and is great for stargazing or watching the sunset over the mountains and lake. Step down onto our 100’ concrete dock to lounge, sit, fish, and enjoy the peacefulness of the Llano river. The water is shallow since the 2018 flood, but the levels fluctuate daily. Islands appear and disappear and make for great entertainment for the family. Walk across the river to our own sand beach and set up camp for the day in the sand. Bring sand toys and beach umbrellas and you’ll feel like you’ve found the best spot in town.

THE LOCATION:
There is plenty to do in Kingsland, Texas. Only 70 miles from Austin… if you ever decide to leave the house!
There are many great activities for groups of all ages. Just down the road you can rent a boat or jet skis at Wave Chasers, Splash boat rentals or Wakes2u and have some fun on the lake! Or if you prefer to relax on the lake water, check out Worry B Gone Cruises for a sunset tour of Lake Lyndon B. Johnson (LBJ). If you trailer your boat, there is a public boat ramp at Kingsland Community Park just 3-miles from home.
For Golf Lovers, there are two great muni courses nearby. Book a tee time at Lighthouse Country Club or Legends Golf Course. Both courses are inexpensive, great quality, and a great time!
Wine Lovers: Just a short drive or uber ride away is the Perissos Vineyards, and Torr Na Lochs Vineyard and Winery. Both wineries have wonderful Texas wine and have the most amazing views. Lots of open space for kids and families to enjoy. Save the world brewery is nearby in Marble Falls ~ about 30 minutes from the house.
For the Fisherman: Great fishing on the llano river. Bring your waders and walk up river to some great fishing spots. The river opens up again near Honeycreek and is great for walking or canoeing to fish. Visit Empty Pockets Fishing Guide Service for fishing on Lake Buchanan. The Llanorado bait & tackle is also an experience all of its own, grab your live bait there and meet Henry the heron that hangs out there, The Valero on the corner of 29/1431 also has live bait if you’re in a hurry!
Foodies: Although we rarely eat out since our kids never want to leave the water… Kingsland does offer some fun places to eat. Grab a bite to eat at delicious local restaurants like Alfredo’s Mexican, Antler’s Inn restaurant, Boat Town Burger, and Wakepoint. Boat town burger bar has live music on the weekends and you can’t find a better spot to be! Antler’s Inn has a unique railcar bar and great food. The local coffee shop, The Lazy Heron gets 5 stars from us too! Take a 20 minute drive to Llano for world famous Coopers BBQ.
Outdoor enthusiasts: Explore Longhorn Cavern State Park. The caverns are incredible. Books tours ahead of time and buy tickets at: https://visitlonghorncavern.com/.
One of our favorite activities is riding gravel bikes and there is plenty of space to do that in Kingsland, and the neighboring towns of Llano and Castell. Contact us for favorite routes if that is of interest.
Water Lovers: The water level at the dock is usually about 1-3 feet deep and has a sandy bottom which is great for swimming and playing. With a mostly soft sandy bottom, playing, swimming, wading, and all activities are easy on the eyes and the feet. Even though the normal water level is constant, the sandy channels vary and can shift a little after big rains, but rarely does it get over 3 ft to go all the way to the other side where there is a large Sandy Beach area. The kids will love it! Ours love to hunt in the water for deeper colder pockets and jump in! Just about 1.5 -2 miles up river is an area known as “The Slab”. A public but largely unknown park like setting of granite slabs of rock which form rapids, slides and swimming holes. If you don’t want to hike up, you can drive to the parking area just up the street. When the current is stronger, the ultra adventurous can start at The Slab and venture down the calm Llano River on floats until you arrive back at the house. River tubes are available at HEB for purchase.
If you prefer the deep waters, you can certainly still access that. Head down river toward LBJ. Kayaks and Canoes can take in you in either direction for deeper swimming or fishing options. Up river has depths varying from 1-7ft! Down the lake gets deeper as you go until it reaches 5-6 ft in areas about 100-200 yards from our dock. Another 100 yards or so and it becomes 10-15+ feet as you enter the main part of Lake LBJ. Currently we have a 4 seat paddle boat and are working to acquire more water toys for all your adventure needs!
